I have lived here since September 2014 and have experienced better but have experienced worse when it comes to apartment living. I miss the 2000-2008 era when Denver was affordable and residents in the community took pride in their surroundings. Here are some Pro's & Con's I've experienced during my time at Shadow Ridge at Southlands: PRO'S: - Interior of apartment is super nice - Black Whirlpool appliances with a built-in microwave and full-size Washer & Dryer - Moen brand faucet fixtures and an over-sized bathtub - Accent walls, accent trim and doors, silver doorknobs - Ample storage in the small 1-bedroom apartment - Best kitchen I've ever had in an apartment (not your standard galley kitchen) - Close to shopping, stores, E-470 and other major roads for transportation - Newer part of town - I live on the 2nd floor of a 3-story building and haven't experienced noise issues with my upstairs or downstairs neighbors. There are kids that tend to use the hallways and parking lot as a playground but I've experienced that elsewhere - Pet friendly - In-apartment maintenance issues have been handled quickly. Here is what I have experienced: - Fridge door not closing properly (fixed immediately) - Light bulb out in entryway ceiling light fixture (fixed withing a week) - Water leaking from roof and ceilings (looked at immediately but not fixed. I was told it was because of the way the roof was shaped and was common but shouldn't worry). Currently there is what appears to be mold on the ceiling in my shower - No hot water (fixed immediately) CON'S: - Parking is atrocious. It is beyond me how you build a complex that doesn't have at least one designated spot per apartment. I am lucky and live in a building with decent parking in front of it, but if I get home after 6:30pm, I'll be parking on the street - The breezeways are filthy. Dust bunnies have been gathering since the complex was built. I've asked at least four times for them to be cleaned and was assured when the new property manager took over that maintenance would be power washing. He did, the first level and then never went any further - Neighbors leave their trash bags in the breezeways - The trash bins are always over flowing. Often found are beds, bed frames, couches, chairs, desks, electronics - Maintenance is a joke. I wish I could spend a day in their shoes to figure out what they do. The groundskeeper ("A") is lazy and I'm not sure how he says employed - The snow removal in the winter time is non-existent. I mentioned it and was impressed to see maintenance out quickly in front of my building to clear the side walk. The problem, the literally cleared the side walk in front of my building and left. They didn't clear anything else! The had cleared the North side of the building, but the South side must get ignored - I've dealt with three, yes THREE property managers since I moved in - It took two months to re-sign my lease. There was no record of the negotiated rate I had discussed with the second property manager who was only there a month. Luckily they honored what I had discussed with her - I had one interaction with the Regional Manager, Dara Daily Johnson, and it is unfortunate how unpleasant she is to deal with. I'm not sure how JRK Property Management Holdings finds her attitude and demeanor appropriate?
I can not echo everyone's sentiments here loud enough. This establishment has the WORST staff I have ever encountered while renting. A recent issue has come up regarding a 60 day notice of move out with my lease. Late fees a plenty and additional charges, due to this office "misplacing" my signed and dated agreement, as well as a simple misunderstanding on paying your monthly dues. God forbid, you are out of town for a month..... The staff here could care less, is incredibly rude, and is all too ready to hand the matter over to the lawyers without trying to work out a simple solution. I have ALWAYS paid my rent on time, never caused a disturbance, or complained. That time is over. I will be contacting Fox31, Call7, the Denver housing commission, and am now forwarding all documentation and communication to my attorney, and will also take to social media if this matter is not resolved in a professional and courteous manner. DO NOT DO NOT DO NOT involve yourself here. There is a reason for a 1 star rating people. Pay attention.
Office staff is very rude and incompetent. They charge you $150 fee if you drop your rent off on the 2nd of the month. I had and emergency and wasn't able to get there until the 2nd when I usually pay my rent early and they charged me. The maintenance crew is very lazy. They don't monitor parking at all. People can park anywhere they want with no repercussions (fire lanes, in front of garages, etc.). This place is awful and I CAN'T WAIT TO GET OUT OF HERE!!! Do not live here it's not worth it!
This apartment complex tried to deny the refund of my holding fee when my application was denied. She told me thay we were lucky to get it back, because they dont typically refund it after applications were denied. Its ILLEGAL to keep the holding fee if im not even approved for the apartment. I was not asking for the application money back either.After reading all of the warnings on here i would believe everything you hear.
Worst living experience ever! If I could give less then 1star I would!!! Office staff are so rude and incompetent. Last manager screwed up our lease, had us sign a 1yr lease instead of the 6month lease we clearly requested. When brought up to her she said she was fixing it, then all of a sudden we hear she got fired. Now new manager doesn't believe us and wants to hold us accountable for the 1yr lease. Had the other manager fixed her mistake before she left we wouldn't be in this mess. Oh well, we'll do what we have to do legally to get out of this God awful place. Everything is so over priced for what you get. Something is ALWAYS broken as far as the amenities in the clubhouse, maintenance men walk around here doing absolutely nothing every day! We were out of AC for an entire day in the middle of July, it got up to 85 degrees in our apartment and I have a small child. I called at least 4 times throughout the day to figure out when maintenance was coming and the office staff had no clue. I watched the maintenance men that day picking up trash, dog poop, smoking in their trucks, and come 4:00 they literally sat in their garage in lawn chairs and golf carts doing nothing the last hour of their shift, ALL WHILE WE WERE IN OUR APARTMENT WITH NO AC!! They didn't even TRY to come inside and just take a look to see what was wrong with it, so that day and when my husband came home he fixed it. The filter was SO filthy it was causing the unit to overwork and it froze over. Next day I call the office and tell them thanks for NOT doing their jobs and that my husband fixed it so please just drop off a new filter and do NOT enter our apartment. We come back later in the day with a letter on our counter, so clearly they came in our apartment without permission to do so. They left everything on our porch a mess trying to get into the utility closet and didn't bother putting anything back the way they found it. It has been SUCH a headache living here I wouldn't recommend this place to my worst enemy.
