If it was possible to give this place zero stars I would. The staff is absolutely useless, and turns over like a merry go- round. A monkey f*cking a football would make a better property manager. In two years we've seen 3 managers, and 7 assistants. The late fees, pet fees/rent, garage fees etc are exorbitant. Threats from management of legal action when ever you ask them to resolve a simple problem. They can't even manage to shovel the walk ways; there is snow and ice on them until the next time it snows again or melts. It's dangerous! The parking is horrendous and no program in place to warn people from being wrongfully towed even if you are parked in your correct spot that you pay a ridiculous amount for...There is dog sh*t everywhere including the sidewalks and stairs. Management refuses to add more than 3 waste bins on the entire property for pet owners. Forget about trying to renew your lease in a timely manner or getting the most recent copy. The rent is exorbitant, the walls/floors/ceiling are paper thin. At one point we had water leaking through our walls and ceiling and they just told us to wait until it dried up; they didn't replace the drywall or anything. And you can still see the marks, from water coming through the wall, I'm pretty sure it's molding in there as well. DO NOT LIVE HERE! If you have a car or maybe a tent you would be better off living in that
I still currently live here and I have a few bullet points for this. Pros: -Best kitchen for an apartment I have seen -Good response times for critical maintenance issues.(used to be a problem but currently good) -Most people living here are respectful and keep to themselves, I rarely have noise problems. CONS: -Rent is expensive for what you get. You are also expected to pay rent on the 1st of tye month and ONLY the first. No exceptions. -Extremely high turnover rate of office staff. If ANYONE tells you something, get it in writing. -Unless you walk into the office, dont expect them to answer the phone. You're lucky if they do. -Parking is atrocious. Unless you pay for a spot, expect to frequently have absolutely nowhere to park. -If you have an issue with staff, the tennant relations office, which is in California, almost never addresses your issues or they will simply deflect you immediately. -They Consistently make errors on your lease document. Make sure every single thing is on paper and signed by staff. Never take their word for anything.
I have lived here since September 2014 and have experienced better but have experienced worse when it comes to apartment living. I miss the 2000-2008 era when Denver was affordable and residents in the community took pride in their surroundings. Here are some Pro's & Con's I've experienced during my time at Shadow Ridge at Southlands: PRO'S: - Interior of apartment is super nice - Black Whirlpool appliances with a built-in microwave and full-size Washer & Dryer - Moen brand faucet fixtures and an over-sized bathtub - Accent walls, accent trim and doors, silver doorknobs - Ample storage in the small 1-bedroom apartment - Best kitchen I've ever had in an apartment (not your standard galley kitchen) - Close to shopping, stores, E-470 and other major roads for transportation - Newer part of town - I live on the 2nd floor of a 3-story building and haven't experienced noise issues with my upstairs or downstairs neighbors. There are kids that tend to use the hallways and parking lot as a playground but I've experienced that elsewhere - Pet friendly - In-apartment maintenance issues have been handled quickly. Here is what I have experienced: - Fridge door not closing properly (fixed immediately) - Light bulb out in entryway ceiling light fixture (fixed withing a week) - Water leaking from roof and ceilings (looked at immediately but not fixed. I was told it was because of the way the roof was shaped and was common but shouldn't worry). Currently there is what appears to be mold on the ceiling in my shower - No hot water (fixed immediately) CON'S: - Parking is atrocious. It is beyond me how you build a complex that doesn't have at least one designated spot per apartment. I am lucky and live in a building with decent parking in front of it, but if I get home after 6:30pm, I'll be parking on the street - The breezeways are filthy. Dust bunnies have been gathering since the complex was built. I've asked at least four times for them to be cleaned and was assured when the new property manager took over that maintenance would be power washing. He did, the first level and then never went any further - Neighbors leave their trash bags in the breezeways - The trash bins are always over flowing. Often found are beds, bed frames, couches, chairs, desks, electronics - Maintenance is a joke. I wish I could spend a day in their shoes to figure out what they do. The groundskeeper ("A") is lazy and I'm not sure how he says employed - The snow removal in the winter time is non-existent. I mentioned it and was impressed to see maintenance out quickly in front of my building to clear the side walk. The problem, the literally cleared the side walk in front of my building and left. They didn't clear anything else! The had cleared the North side of the building, but the South side must get ignored - I've dealt with three, yes THREE property managers since I moved in - It took two months to re-sign my lease. There was no record of the negotiated rate I had discussed with the second property manager who was only there a month. Luckily they honored what I had discussed with her - I had one interaction with the Regional Manager, Dara Daily Johnson, and it is unfortunate how unpleasant she is to deal with. I'm not sure how JRK Property Management Holdings finds her attitude and demeanor appropriate?
I can not echo everyone's sentiments here loud enough. This establishment has the WORST staff I have ever encountered while renting. A recent issue has come up regarding a 60 day notice of move out with my lease. Late fees a plenty and additional charges, due to this office "misplacing" my signed and dated agreement, as well as a simple misunderstanding on paying your monthly dues. God forbid, you are out of town for a month..... The staff here could care less, is incredibly rude, and is all too ready to hand the matter over to the lawyers without trying to work out a simple solution. I have ALWAYS paid my rent on time, never caused a disturbance, or complained. That time is over. I will be contacting Fox31, Call7, the Denver housing commission, and am now forwarding all documentation and communication to my attorney, and will also take to social media if this matter is not resolved in a professional and courteous manner. DO NOT DO NOT DO NOT involve yourself here. There is a reason for a 1 star rating people. Pay attention.
Office staff is very rude and incompetent. They charge you $150 fee if you drop your rent off on the 2nd of the month. I had and emergency and wasn't able to get there until the 2nd when I usually pay my rent early and they charged me. The maintenance crew is very lazy. They don't monitor parking at all. People can park anywhere they want with no repercussions (fire lanes, in front of garages, etc.). This place is awful and I CAN'T WAIT TO GET OUT OF HERE!!! Do not live here it's not worth it!
