We've been out here since 2010; moved in on an awesone Move-In-Special for a 2bd/1bth but we upgraded to a 3bd/2bth a year later... Very Very spacious! And Still had awesone rent. Our living here has been uninterrupted. We haven't had any real issues, no thefts, no break-ins, no danger. We love our Apartment. Our lease ends May and we are planning to move. Not because of the environment or Apt. However, if we stay, our 3bdrm/2Bth will be $800; just as I mentioned earlier we moved in 2010 on an awesone move in special(2bd1bth) and our rent has been gradually going up 😊... Pros: Stacy And Jennifer (Leasing Consultants). Jen has been gone since October 2015; And I know the REAL reason... She was 1 of the best! Personable and very sweet... Stacy is awesome and respects tenants. Stacy being so down to earth, makes it easier to live her. I ONLY conduct business with her... I've never had any ill feelings about Stacy or Jen... Pro: Large 3Bdrm apartments. Quiet most of the time. Location. Price of Apts. Parking. Apt layout is nice and u are allowed to paint if u like, accent wall... Cons: DUCKS!!!! Popping everywhere. These Ducks reproduce RAPIDLY like NOBODY'S business... No joke! There is absolutely nothing being done about the ducks. They do not add appeal nor do they help the grass... Oh, and when u walk out your door to smell rotting duck eggs!!!! Ugh!!! Stinks so BAD!!!!! Annnnd the ducks poop all over the parking lots... - WALLS... Paper thin. When I say U can hear everything, I mean EVERYTHING!!!! It can get Ridiculous at times... Arguments, sex, kids running, bouncing balls n the house, getting whoopings, dogs barking, Kids running thru hallways... These buildings are old. The outside looks decent. Im not embarrassed to invite Family or Friends over. - Every now and then the kids pull the fire alarms... Soooooo annoying. -TOLIETS: Omg I've never had to clean toilets as much as I have to do here. The water is hard. The toilet tends to accumulate mold in the tank and then there's a MOLD RING in the toilets. I use bleach Tabs and it works for a very short while. I've had work orders for the toilets. Yes, the water pressure needs to improve but what can u do, its old plumbing. -Maintenance: (Ante) is professional... My work orders are completed in a timely manner. I really dont have any complaints there. But I did have an issue when my ac unit had to be "fixed" 5xs and it still leaked...And yes, alot of foreign maintenance men seem to be hired. But ethnicity doesnt matter just as long as folks are able to communicate properly and be professional. -There has been instances where the water has been turned off for hours and sometimes the electricity. Most times a proper notice to tenants are given... And not so much other times. Overall: My renting experience has been headache free... Living here has been peaceful for the most part and I love my apt's location. overall, I would recommend living at River City landing apartments.
The manager (Tangela) and assistant manager (Lerain) are very disrespectful and nasty toward their customers! I have been battling with bedbug issues ever since i moved in their roach, yard flea, spider and BEDBUG infestest apartment complex. Ive notified them multiple times about the issues and they would put work orders in for bedbug and refused to give me copies. WHICH IS ILLEGAL , YOU ARE INTITLED TO A COPY OF EVERYTHING THAT HAS TO DO WITH YOUR APARTMENT YOU ARE LEASING. Ive put in mutiple orders about the pest control for all the bugs listed and no one ever shows up! They waited until my lease was almost up to call the pest control for begbug treatment and the work orders that were once written for bedbugs were gone at the time the work order for bedbugs were finally in process. The only work order that was put in for the bedbugs that they had was a order that LERAIN (asst. manager) put in for small bugs instead of bedbug which is false information. Now they are trying to charge me with the fee of the bedbugs treatment and the neighboring apartments and im not the cause of them being there considering ive never had bedbugs in my life until i moved here. Now i have to throw away all of my furniture and clothes because of the horrible infestation of all the bugs. On top of this i contracted Bronchitis from the house mold that they cover up throught the building . These people are very nasty and i wish i would have looked at the reviews first because they definitely won't tell you about any of these conditions at the time of lease signing! Lease at your own risk! Definitely not a comfortable living environment ! Worst mistake you will ever make!!
My toilet has overflowed twice due to the low water pressure in the apartment complex!!!! My heat/air regularly shuts itself off and I've had to call maintenance at least 5 times in the last 4 months!!!! Not to mention the walls are paper thin!!!!!! I hear next door, in the hallway and below me!! And I'm on the 3rd floor!! I'm gonna end up breaking this lease. I can't stand this place. Please don't live here. I'm paying $843 for booboo. Lol. I'm moving.
Although it's not admitted, there is an obvious percentage of drug deals or use within the complex. It's apartment corridor living, so if you want any privacy or peace, this isn't the place. Always noisy and dirty grounds, as well as the "lake". They sneak in weeks on your lease if you renew, without telling you or discussing the matter. So the half of the months rent when you renew, is returned because the lease is 2 weeks longer than a year or almost 2 months in my case. There are no real "amenities" besides a pool and it's actual location. Not wheelchair or disabled friendly. Gate security is a joke. The majority of the tenants treat the complex as if it's theirs and trash the common grounds. They outright lied when they were at fault about receiving my rent and although their issue, they wouldn't even provide an apology. Maintenance is not either fully equipped or totally inexperienced and foreign so you can't communicate problems. They used mortar to fill in the gap from a toilet ring replacement, instead of the COMMONLY WELL KNOWN CAULK. So it fell apart like concrete when sitting.Serious exhaust issues with the bathroom fan's so the paint above the shows along with the "popcorn" ceilings actually peel entirely off. The finishing touches like paint and trim is horrible.The children have no respect for animals or other tenants as they parents obviously lack in respect and ethics teaching.I just wouldn't recommend this to anyone unless you are in dire needs. Don't get a lower level apartment, most flood every time there is rain. Try other places before giving them any fees
