I lived at park highland for 3 year and have some warning for anyone planning to rent. 1- building is made of wood and have zero sound isolation so you will hear your upper and lower neighbour walk and listen to music. 2- Rent is increasing by a big amount all the time and there are better located and more modern looking apartment for the same price. 3- I had to pay 841$ when leaving for them to change (not carpet cleaning but carpet replacement) the carpet, clean and repaint the apartment even if i never repainted and it was still the original color and perfect condition when I left. Everyone knows normal wear and tear cannot be charged for but still they do it. 4- Office is taking all your package unless you ask fedex to hold it at the fedex office. And renting office is only open from 9:00am to 6:00pm to get your package. 5- The community (Electricity/Water) bill is split among resident so you are paying for other people wasting it.
Lived here for 3 years. DO NOT RENT. Oppressive lease terms which are not reasonable and highly unethical management. I have an excellent credit score and a family income in the $150K range, so you can take it from me that I am not a sod and have no reason not to pay bills. Arbitrary imposition of penalties and discriminatory terms are the norm. Despite being on time every time with rent and even having a credit to our name, they refused to renew after 3 years for arbitrary reasons. They did this even when we pointed out that my wife was pregnant and almost due for a baby and this would not be the right time to move. This is a place which asks you to pick up painting and carpet replacement fees (not carpet cleaning but carpet replacement fees) when exiting. Everyone knows normal wear and tear cannot be charged for but still they do it. Also, the place does not screen its residents and lets in pets without screening breeds making for an unsafe living environment, Our dog, a gentle retriever, was bit twice by dogs of other tenants and I got personally injured myself. The resident upstairs from us was a narcoleptic person who dropped weights on the floor every time thudding our apartment below with loud sounds. Similarly, the apartments below had some strange people who seemed sickly and not congenial at all. We took them to Bellevue district court and the judge asked them to fire their billing accountants - that's how bad their billing accounting is. They screw up billing and when asked to explain, will charge penalty fees. They are now being taken over by Essex and during these last two months, they did not even have proper cleaning people at the site, Almost the entire cleaning crew quit and garbage and trash piled up all over and stank the whole place. People who live in this community are strange and given that they do not even do credit checks and background checks, possible criminals and unethical characters could be present. We even got a letter from the management in May and June of 2014 that there have been vandalisms of vehicles. Finally, the kitchen appliances are ages old and smoke a lot giving rise to smoke alarms going off every time we baked or grilled. In our 3 years there, the management team churned 4 times. Overall an unsafe, unethical, and beyond incompetence management. They are discriminatory as well. We have an outstanding complaint with the Washington State Human Rights violation office. AVOID at all costs despite convenient location and large storage - simply not worth the trouble. If you are a family with kids, you would do your kids a great service by staying away from this unsafe place.
I would recommend people to stay at Park Highlands. It is a great community and a great staff as well. Jamie, the manager, Michael and Nicole are quite helpful and friendly. Our stay is this complex has been quite good. This is quite close to the downtown and is right next to Botanical gardens. The only downside is the maintenace sometime takes a little longer time to get to you. This happens because the maintenace is handled from a central location. Apart from that no complains.
Very happy with my apartment so far (just been here a month). Sure it's not super modern, but if so, I'd likely be paying $400+ in rent than I am! Like all the trees too.
