Unethical company! They only care about taking money from tenants as much as they can. I lived there for 3 years. After first 2 years I moved from one unit to another due to the rent increased too much. During this moving, there were 2 problems: 1. After I gave them the moveout notice to move to another unit, they posted the unit on their website and I noticed the rate on the website was lower then my renewal rate (more than $50/month lower). The same story happened when I moved out completely last year. Most people would not want the hassle to move, so Gables raised the renewal rate even higher than the market price. If you don't believe this, observe it yourself the next time you move out 2. They gave me a move-out statement with a few charges One of which is the "heavy carpet cleaning" fee for over $130. I cleaned the unit and the carpet when I moved out. I also took photos of the carpet just in case. So I went to the leasing office, showed them the pictures and questioned them why the "heavy carpet cleaning" charge. The staff could not justify that charge and she told me she would remove that charge from my deposit. And I believed she would, which means over $130 should have gone back to my deposit balance. However I was wrong and did not realize it until I moved out last year Last year, I completely moved out of Gables Metropolitan Uptown. This time they also sent me a similar statement with another vague and misleading "heavy carpet cleaning" charge for over $130. Even worse, they listed my deposit balance as zero ($0), which means the other staff never removed the carpet charge. She just zeroed it out. I emailed them and asked about these and here's what they replied: - For the deposit, they said they had already refunded me when I moved from the old unit to the last unit. This is a lie and untrue since I never received any check or refund from them. So I emailed them back and asked them to provide proof of the refund, they never got back to me on that. - For the carpet charge, they simply said they charged me for whatever the carpet contractor charged them. I sent them a video of the whole apartment that I captured before I left to show that how clean and in good condition the carpet was, and asked them to show me why the carpet needed "heavy cleaning." Again, they never got back to me on that. After waiting for 2 weeks without hearing back from them, I went to the office to resolve the problems. The first thing I got was that the personnel (Christen) who I talked to on email earlier lied that I never sent her a video of the carpet. I asked her to open her email and checked but she had excuses not to open it. Then the manager came out and said that I should have handled the deposit problem since last year and they have nothing to do with it. Regarding the carpet charges, she simply said that I would have to pay whichever the contractor charged them, and that I needed to return the apartment to its original condition as I first moved in, "since that is the term in the contract." I found their responses extremely IRRESPONSIBLE, UNPROFESSIONAL, AND UNETHICAL. 1. Only them has access to the deposit balance and how the heck would I know my deposit is zero. Even if I had known, this is a mistake on their system and as Gables' staff, they are responsible for handling it, regardless they were working at the property last year or not. 2. They gave them the right to demand tenants to pay for whichever service they want their carpet contractor to perform, regardless it is needed or not. This is very unethical. 3. I checked the contract afterward and it never says anything about me having to return the unit to its original condition upon moving out. So as a manager, lying about this is (again) very unethical. Also, that idea is ridiculously unreasonable. I have rented for almost 20 years and no apartments required me to return my unit to its original condition when I moved out. Bottom line, they "zeroed" out my deposit, and tried to despoil some more through a vague "heavy carpet cleaning" charge.
Do not lease from here, beware if you do. The apartment has a contract with a private towing company that comes into the apartment at will to tow away for any reasons, even in your destined parking spot. Everything inside the apartment is outdated. The walls are thin and you can hear everything from your neighbors. The child upstairs is constantly running, stomping, and yelling throughout the day. I notified the leasing office and they rudely tell me to call the courtesy officer. I then call the apartment courtesy officer for them to tell me to call the police. They didnt even leave a courtesy note to the upstairs neighbor, in which this behavior continued throughout my lease.
Been living here for 6 months and its been a great experience. Quiet, safe, close to the mall and few restaurants. I only wish i could have gotten an apartment overlooking the pool but that might have made it more louder. Overall i am extremely happy.
VERY VERY VERY BAD COMPANY i do not recommend this place for any reason also very bad managment not friendly at all and not helpful. They can charge you extra charges that you dont even know what it is and make you pay it its just horrible and they have bed bugs in the whole property and make you pay for it. DO NOT RENT AT GABLES
Terrible company , management is poor and they do not care about tenant ! Last year, the day we moved in the house was full of roaches and had to wait for almost 10 days to see the place livable! Any package you receive you have to beg them to give it to you or they say they can not find it but when they move to look for it magic works and they ll find it woow! And when you move out irrespective of apartment condition your deposit is totally gone! Except the fact that it is close to galleria and people will be tempted to go and rent that place, I bet you ll have disappointing experience there period!
