Overall: bleh. Maintenance, awesome, anytime anything broke maintenance was on top of the game. (continued) Were most of the problem lies is management. No notices ever, so you see dog litter all over the property, windows aluminum foiled. We weren't given a renewal offer, our car was broken into (management said 3 other cars right next to mine were also broken into, that they were aware of) and I know of one other car stereo was ripped out while I live there. When they did the paving was the one time they did notice, but the three weeks of bricking the center after that, no notices. Also impossible to reach the office. I can call 20 times a day and not reach anyone. I physically have to go to the office every time I need something or put an online work order request to get stuff done. Shouldn't be that hard to reach the office. Dog park, not taken care of. In the summer it smelled so bad, I had to stop taking my dogs their. Dog litter bags were almost never in the containers. New manager Ashley, I believe, took care of the issues I had so hopefully it gets better for current residents.
I have never had the displeasure of working with such a financially vicious company. I have rented with many properties and have perfect rental history and credit. This place absolutely takes the cake for terrible management. They will nickle and dime you to death, READ YOUR CONTRACT CAREFULLY. They will charge you outrageous rent, ALL utilities, and tack on $50+ per month for "common area utilities", these common areas being a gym no one uses and a pool that was out of service for 9 months out of our 12 month lease. They even charge $5 just for sending you a paper bill through a third party company, which you cannot opt out of! Even though the office is 50 feet away? Be prepared to have your rent raised by 20% as a standard practice when your lease is up for renewal. The property, including the dog park, is not maintained. Several dead trees were not removed and fell on residents vehicles. They were left there for weeks. This is not an exaggeration. This is what you can expect from Talavera and Alliance Residential. The dog park area is astroturf and covered in feces, completely unsanitary and a pet health risk. The apartments themselves, including "remodeled" units, are old and outdated, including all appliances. Everything has been sprayed over with a sticky white paint, including windows, carpets, countertops, and fixtures. Windows are single-pane and neither bedroom has light fixtures installed. The countertops are sprayed with a noxious industrial grade coating that leaves an unbearable chemical smell for days...I don't feel good about eating off something that may serve as a shop floor! The appliances are old/refurbished so the term "luxury" apartments seems like a bit of a stretch to me. I would absolutely not recommend this property to ANYONE until they change management!! Alliance Residential is horrible! At least you have the warning now that we didn't, take care and do your research!
It was a very nice and quiet place, and probably will be again in the not too distant future. The ownership changed hands several times over the last few years, which has made for a bumpy road. One of the previous owners had an alternating-color paint job done on all the buildings which is awful; hopefully it will be redone soon. Current management isn't bad, but they're very superficial. They're investing a whole lot into building a shiny new leasing office for themselves (which has made for a lot of annoying construction noise for a day sleeper like myself). But at the same time I have appliances falling apart and old laminate flooring in my bathroom peeling up and they refuse to fix any of it. Kirby is nice and cute (which explains the superficiality), but every time I've spoken to her she's had to apologize for doing something wrong... and yet she manages to never offer any real resolutions. When I re-signed my last lease and told her about some of the problems I had with my apartment, she explained that her higher-ups wouldn't allow them to fix most of them... She offered to move me into a newly refurbished unit at a higher price, but wouldn't cover my moving costs. Their focus is clearly on upgrading for the future (so they can start charging higher rents) more than taking care of their current tenants.
Coming up on my first full year here and will most certainly be renewing my lease. I don't know where all the negativity is coming from with some of these posts. The Leasing team was awesome when we were looking and provided very realistic expectations and were extremely helpful! I have had far fewer issues here, in a place that is over 30 years old, than I ever had at other locations I have lived which were less than 10 years old. The few issues I have had were immediately taken care of by either the leasing/management staff or by our maintenance team! By far, the most friendly and helpful apartment staff all the way around that I have ever dealt with. The new fitness center is state of the art with anything you could want and all of the pool furniture has been replaced with very nice modern furniture. The landscaping is well kept and the place is very quiet. The first apartment complex I have lived in that actually feels like a "home" and not just "an apartment".
I have had a place here for the last 2+ years. The work that has been done since I moved in has been great and keeps making it better! Kirby in the office is super friendly and helpful and Chris and Jonathon pay extra attention to the look and safety of the property which is very much appreciated! Check out the dog park in the back, it is amazing for the dogs that live here! Thanks for a great experience! Cheers! Britton
