When you look at poorer reviews, be sure to note the date they were posted. Most are fairly old. Under the current management, we are very happy to live at River Oaks and we've been here for going on three months now. While we occasionally hear our neighbors walking around or vacuuming, that's just a part of apartment living. In general, this area is super quiet. We love taking our girls (6 and 3) to the nearby park. The complex is surrounded by nature. We were nervous to have to move from a single family home to an apartment, but River Oaks is a safe, quiet, pet friendly complex. The facilities are clean and well kept. The maintenance staff is fast to respond and repair. The office staff is friendly and honest. We are very comfortable here!
I do not know where these other people were living because I have experienced none of these issues. To address some of the other complaints. Hold Deposits can be refunded if you decide against staying within 72 hours of applying, that was explained to us when we applied. Pet deposits typically aren't refunded because they are used for the cleaning once you leave. They have to do a deeper clean since the next tenants don't want a place that smells like animals and/or may be allergic. When we moved in our door lock was not working properly, before we could even get the Uhaul parked and a few things inside (5 minutes after getting our keys) maintenance was there replacing the lock. There was spray paint on the steps to our door, they cleaned it off within the week of it being reported (I wish the would've cleaned the rest of the stairs but it's not that big of a deal). Any apartment complex in this area is going to have a few Marines in it, they are all married and/or have kids and live of base because on base housing sucks and is expensive. I hear more teenagers and kids getting rowdy than Marines. I've not had a problem with management at all. I love the space, neighborhood, price and location.
It's a very nice community. Very quiet and the neighbors are friendly.
This place is horrible. The complex is very crowded and loud. If you move here I promise you will regret it. For the money that it costs you could live in a much nicer community.
I am a current resident here and I cannot wait to move out when my lease is up, I actually wish I had the money to break my lease and RUN, but unfortunately I cannot. I believe that an apartment could be AMAZING, have everything that you want in it but if the management isn't good than it makes the apartment unbearable and that is the case here. I love the apartment I live in but I don't like the management that runs it. For example, prior to moving in, when we walked the apartment we noticed a few black burnt spots in the living room carpet, when we moved in, in January when we moved in, we talked to them about the black spots and they said that they fixed it, when we did our move in sheet we had put in that there were black burnt spots on the carpet in the spare bedroom closet, among other things. When the maintenance guy came in to fix the stuff they could fix I told him about the carpet coming up (along side the black spots) in the corner of the closet and he told me that they usually use parts of the carpet from the corners of the closet to patch up areas in the other parts of the apartment because they are hard to notice in the closet. Now we have a perfect square portion of carpet coming up and they claim that it is due to pets when we don't have any, and even then I know dogs or cats cannot make perfect lines and that they patched that area and when I told them that they claimed they don't patch carpet they just replace the carpet, this coming from the manager, Rita, and the main maintenance guy (the same guy who I had talked to about the carpet when we moved in). And after examining the area that had the black spots in the living room I noticed that all they did was cut the black spots out instead of replacing the carpet. They lie through their teeth, so if you do move in against all of these warnings then make sure you get EVERYTHING in writing and don't sign the lease unless they fix what you want them to fix. I don't trust anyone in this apartment complex.
