I lived there for a month and luckily was able to use their 30 day guarantee to move out and into a better complex. The apartments aren't awful but they aren't great by any means. The buildings are OLD. And it shows. Fath Properties has a very strict "car policy", and if your car has the SLIGHTEST bit of rust, paint oxidation, or anything else remotely wrong with it looks-wise, you will have to fix it before they will approve your app. I was told I had to have the small rust spots on my hood (biggest was the size of a quarter) fixed before I would be approved, so after a week of my dad working on it it was finally up to their standards and I was approved. While I understand the reasoning behind the policy, I think they go a little too far. They want to make sure people don't see crappy cars parked in the lot and think "oh, this place is trashy" etc., but the hilarious part is that any car can legally park on the street in front of the buildings and EVERYONE with "crappy" cars parks there. So basically it's a rule for nothing because those cars are the first ones anyone is going to notice, and they have no control over it. Anyway, so I moved in. The apartment wasn't horrible, but it wasn't great either. The hallways and lobby smelled like mold and were dingy, The inside of the apartment had a weird smell that never ever ever went away no matter how many air fresheners, candles, or anything else was used. The stove was very old, and barely fit in my kitchen. There was a wall unit AC and a tiny fan in the wall between the bedroom and living room that was supposed to circulate the air into bedroom and it kind of worked... Kind of. I was never given a key to my mailbox in the entire month I lived there so I would usually break into my own mailbox just to be sure I didn't have any bills in there or something. I would not recommend these apartments to anyone, especially considering there are PLENTY of apartment complexes in the area that are much nicer, newer, larger, and most importantly: cheaper than these. Do some research before you live here for sure, because in my opinion this place is way over priced for what you get and the trouble you may or may not have to go through to live there.
I like living here. The office staff is very friendly and hardworking. The maintenance team does a great job on the up-keep of the property and any needs or repairs you may need. The location is excellent. It's down the street from I75 and close to tons of shopping and restaurants. It's also close to all of the schools, especially the middle school and high school. It's only about a five minute walk. That's a nice feature for this area particularity since there are no school buses. The grounds are kept nice and the hall is cleaned on a weekly basis. Parking is good. In the four months I've lived here I have only had to park at another building once, and I had come home really late that night. There isn't a washer and dryer hook up, which I hate, but I figured the rent would be much more if they had one anyway. There is a laundry room in each building and it's 1.50 to wash and 1.50 to dry. I just have to be more careful now about how often I change clothes. I haven't noticed any rowdy neighbors, seems like most people just going to work and then home. No problems, everyone keeps to themselves. I feel safe coming and going even at night. My electric bill is extremely low every month. It runs about 20.00-25.00 per month. Even after the last winter we had, because they pay the heat. It's baseboard heating so my apartment was very warm this winter. Probably because I live in the middle and on the second floor but it was too hot at times and I had to crack my windows opened. Not to complain though, it was free and I would rather be too warm than too cold. Again, my apartment is located to where heat rises and I don't think the bottom floor apartments or even the apartments on the end had this problem. I don't know if my water bill is high or not. It's about 45.00 per month. Like I said, I don't have a washer/dryer hook up so this is just from everyday stuff like dishes, showering, flushing the toilet for two people. I think the average is 35.00 though. It's a fair price and over all I am happy I moved here.
