Great apartments with huge windows. Staff is very helpful and organizes apartment get-togethers every few months. Awesome views, and within walking distance of the old market and many sites downtown.

Midsize apartments in a very cool historic building. Close to everything downtown Omaha has to offer, both the good and the bad.

I have lived at the Orpheum for a little over a year and Love It!! Maintenance is great and the management is great too! Any issue I have had has been tended to immediately. Yes, you will have your occasional plumbing issue, but with the charm of an old building you have to understand leaks are possible. Trust me, it has nothing to due with poor maintenance of pipes. I would recommend Orpheum to anyone! Its a great price and you can not beat the location!

Live here at your own risk. I lived on the 10th floor and was out for 5 days on business. When I returned my apartment was flooded with waste water backed up from the sink. My kitchen and part of the living room were soaking in waste water for an undetermined amount of time for up to 5 days. The management refused to replace the carpet or reimburse me for any of the damage caused by poor maintenance of their pipes. I had to take this issue to Regional Vice President level before resolution which was to release me from my lease. They still refused to replace the carpet. The local management is very difficult, unhelpful, and do not have the residents best interest in mind.
