To be fair, the price is ok, location is tolerable (although there have a few serious incidents in the apartments), but maintenance and customer service is terrible. The apartment had no heat for a month during the coldest time last year. There is a ceiling light fixture that shoots sparks. Currently, while writing this review, the apartment has had no hot water for 3 weeks (and counting). These are all legitimate occupant concerns. A service request has been submitted. Called the office numerous times, called the corporate management company, but cannot get a person to answer the phones at either place or call me back. If you care about having inhabitable conditions, something more than just walls and a ceiling, don't look here.
Things have really gotten better since management has changed. My work orders got done in the same week I put one in. The new office staff really works with you and is way more generous than the staff they had when i moved in two years ago. Rent is affordable and the location is near my school and near the grocery store. It's located on the UT Shuttle, so I don't have to worry about parking on campus! I was reading the reviews about roaches, and my apartment doesn't have any? All you have to do is keep your apt clean :) another cool thing is they give you the first three days of the month to turn in rent where other places you need to do pay rent directly on the 1st. I had one situation go wrong and i sat down with Ange the General Manager, she really does care and got my prob all fixed up immediately. Cool story with the roommate matching, me and my roommate are best friends now!:) Also wanted to include that the little events are sweet, who doesn't like free food?? lol They always have coffee ready every morning for the residents. Which I love because my coffee maker just broke last week. I haven't had any problems with fees or payment. Just pay your rent on time and you're good:)
Roach hotel. I will start off saying I have only been here a month and am only staying one month more. I moved here from another city and decided to take over an acquaintance's lease for two months.. WELL, that was the worst decision I could of possibly made.. On move in day I showed up and picked up my keys and headed to the unit. I got here and the place was a mess. I manage to somehow set aside all the icky feelings and cleaned it up. A month later and I am still stepping on and spraying raid at roaches.. I got a few roach traps but they are still around. (usually in the kitchen and in my room near the windowsill that the bed is next to) I have learned to deal. What I CAN NOT deal with is the fact that MY CAR GOT TOWED because management is incompetent.. I never received a car decal for my car, the keys I received were to the wrong room, and I never got a mailbox key.. Because the idiot who decided to check me in didn't do it correctly I now have to pay $200 to get my car. Kent Davis did absolutely nothing to help while he sat behind his mirrored office scarfing down his lunch. I am pissed to say the least. If you do move here please note that you pay for what you get, just like in any other situation. Be on your shit and make sure that you are mentally prepared to live in this shit hole. I for one could not get out of here sooner.
It's not an amazing place, but I'm content. The grounds have litter, and I don't get alerted when I have a package. The staff mostly knows what they're doing. The gate is always broken too. Besides that, no real complaints. I was paired up with some good roommates, and its probably the best deal you'll find.
Possibly the WORST managed and operated complex in all of South Austin. These people are sneaky, lazy, and worthless! I have had so many problems, I don't even know where to start. Besides all the violence, disturbances, and DOGSHIT all over the complex, my apartment itself is a piece of shit. Paid extra money to have my place refurbished when they pleaded me to do so, then they took 3 months to tear the place apart while I lived there, and they STILL haven't given me the furniture I was promised. I have had a leak in my ceiling for over a month. Three times a maintenance man has come to look at it and done NOTHING. Finally, they cut open the ceiling to find a Air Duct from the dryer was leaking for some reason?!? he claimed it was condensation and his bright idea was to just throw some foil tape on it. Within hours, it was leaking again after he had patched it up and everything. Electronic gate is broken weekly, drug dealers confront me daily just walking through the complex, the hot tub hasn't been warm in years, air filters turn black within weeks, my neighbor has no heat in her apt, the complex tacks on random fees after you sign the lease, they lose your packages, the staff is a bunch of mindless college (dropout?) kids who are quick to point a finger elsewhere, and whenever I inquire about the issues they still haven't resolved, they laugh at me. I could go on for pages, but probably no one will read it or do anything about it, so whats the point? The owners were here yesterday, but I didn't get a chance to talk to them. I hope they see this and know what's going on here... If you like Austin, you will definitely like NOT LIVING AT THE ZONE! this complex is everything that is wrong about Austin and Texas. INCOMPETANT, SLEAZY, and USELESS! DO NOT LIVE HERE, I BEG YOU. This place needs to be shut down by the city! ANGIE, the property manager, is in way over her head and tries to bribe me everytime I come to the office to complain
