I am a current resident of roughly 5 months and I have been very satisfied living here. Positive things: -The leasing agents who work in the office (specifically Alex and Alyssa) are extremely helpful, patient and both live at the apartments. -So far pricing and bills have been consistent and haven't included any hidden fees (exception of a $4 admin fee for the utilities, and it sucks to pay for common area electric but it's been between $15-$25 consistently, and water/gas/sewer bills are averaged over the apartments so if you use less you don't gain anything cost wise). General Utilities through Ventana are roughly about $80 total and with electric through Xcel that's between $25-$40 on average so far. -The community is extremely animal friendly, our German Sheppard loves the courtyard that's in the middle of the buildings, and there's a trail nearby with a park about a mile away, so plenty of walking options. -Close to the Denver light rail, it's about a 10 min walk to the station, which makes visiting downtown easy and convenient. -While Warren Ave initially looks a little sketchy, you'll later find out that the buildings are for a school, a bread factory, a church, and a Ford dealership, all of which aren't shady. -Walls seem pretty noise restricted, I bet because they expect animals to bark occasionally, so for the most part you don't really hear your neighbors, unless they're really loud, in which case there's not much you could do anyways. -The only work order I've submitted for our glass sliding door which kept falling off the rails and jamming, I submitted it at work online (gave permission to enter while I wasn't there), and it was fixed by the time I got home. I was impressed, even with it being a minor fix. -15 month lease made the cost a lot more affordable. -We've had no insect or critter problems with our apartment, although we a few flies come out of the bathroom sink, but with a quick drain snaking, cleaned out the gunk that previous tenants left, and the problem went away immediately. Less then positive: -Sunday morning parking becomes difficult with the hoard of people parking on the street for church (only effects Warren, not Donald. there are also a handful of free parking spots up next to the building, and if you really want you can rent a covered reserved space for $25/month although once you get it you have to keep it until your lease is over. -There are a lots of animals around, and not everyone is a great animal owner, some aren't good about picking up poop. (Although there are free provided bags in all the courtyards and a trash can for easy removal) -Trash is currently only trash, no recycling yet, and there's just open trash bins near Warren Ave. Some people are also pretty bad with trying to use a bin that's full and making it overflow onto the ground instead of walking further to a more empty bin. -Cost would have been higher than we wanted if we didn't get the longest lease possible (15 months).
I've lived here for 18 months and could not be happier to call this place my home. It's very clean, employees are friendly and they get to your work orders as soon as they can as this is a nice size complex. They have really nice heated pool all year round. They do cute things for us as a community with free yoga classes and a movie night outside the club house, we even have a little BBQ thing happening this weekend as they are providing everything and just want us to show up. And with the beard factory behind us its randomly seems like sweet heaven. They also have the most reasonable price rent, it didn't even go up when we resigned. I love it here.
Apartment itself wasn't to terribly bad. Around the last 3-5 months of my time there I had a MASSIVE spider issue. I went out of town for a week and came back and killed maybe 30-40 spiders in all parts of my apartment, it was disgusting!! I submitted maintenance request to get the issue resolved and the person could only come spray between 9-4ish on Friday which i thought was annoying because when you have an issue that serious there should be a way to get it taken care of within 2-3 days max, this took WEEKS. So of course in order for me to be there while they are spraying I have to take off work....had to take off twice and one time they didn't even come. Overall not a great place to live, i understand its cheap but its this cheap for a reason. Do yourself a favor and spend 100-200 more a month and find ANY place else to live. Trust me, its not worth it.
I lived here for a few months (2013) and really enjoyed it. I never had any issues with my apartment, management, my neighbors, or roaches. It doesn't surprise me that many people have issues, but I personally had none. I loved the location because it was close to the light rail and right off I-25. It also was within a few miles of some nice parks, and there is a long biking/walking trail that runs along the back of the property. I was able to walk my dog there every day and felt safe, although the coyotes came out at night so I never walked then. I still think back to those apartments because of how convenient they were, but even without any problems I'm hesitant because of the reviews people have written. There were really bad reviews when I was looking at them, but I took my chances and I'm glad I did. I think it really depends on your experience and how many issues you have with your apartment to force you to deal with management, but overall I wouldn't recommend them and wouldn't move back unless I knew I could get the same apartment (in the same building as the model, only 4 units in the building and quiet). Even with a really good experience I would be wary of this place.
I live in a townhome here. I've never had a problem with anyone in the staff or neighbors. maintenence shows up on time, but I'm not sure they actually know how to fix anything... the heater is reeeaaaaallly loud and some of our outlets don't work. but, it smells like fresh bread outside once in a while bc its behind a bread factory. over all its really not bad.
