Happy New Year APM. I agree since APM there has been management changes. However you can not over look the improvements. Entrance way, lobby and whole inside of first floor has new tile with inlaid carpeting, with everything freshly painted. Off all the elevator halls and ground floor new carpet has been installed and walls painted. It is nice not to have no odors in the elevators and hallways. The Club House has new carpet, paint with a LARGE TV added. Now it will be a nice place to entertain in. The staff in front Casandra, Leasing Manager could not be more helpful and Courteous along with Lori and Brenda. Randy and John in maintenance do an excellent job with quicker reponse time and go way beyond their duty with helpfulness and always being polite. Same goes along with Carol in housekeeping. This is the first time it has felt and looked like Christmas around here, The new property Manager did an EXCELLENT job decorating including the Club House. My husband and I were thinking of moving out since are lease was up in December after three years of being here until APM tookd over and made positive changes instead of just talking about doing them. This new management team is a MESS they don't have a clue I had the property manger BRENDA tell me today I don't care if you have lived here for 40 years When they were faced with a problem there idea of fixing it is to do NOTHING!! There is usually only one elevator working , mold growing in your bathrooms because they can't fix the issues with the ventalation problem, you veichles get broke into or vandalized, It use to be a nice place to live NOT ANYMORE!!! They can't seem to get it right they are on their 2 or 3rd management team and need to replace this one too. I have yet to hear from anyone from this team to help resolve the terrible additude that comes out of this office. You think that they would want to keep the tenates that have been here a long time I was told today I don't care if you live here 40 years,what kind of management says that, also like a previous post said talk to some of the current tenants before moving in and investigate more before signing
The building has potential, but is unfortunately is a mismanaged mess. They rotate from one bad management team to another that is worse (2x's in 6 months. A 3rd is already overdue). Prepare for every document of yours to be lost, every repair to take 6+ weeks, or ignored completely. Repair and update work is rushed and done shoddily. I would suggest you go with very low expectations, expect a need to follow up on every point with the personnel. Whatever you do, I highly recommend you do not give them a check until you have seen your actual apartment. Mine was mostly unpainted (still), incomplete, filthy, and was actually a completely different floorplan than the one I was shown, agreed to and waited on. Oh, and I wasn't allowed to move in for the first week due to construction in the unit. It is a non smoking building, but management does nothing about people who smoke, so sign with the expectation your apartment is going to smell like a bar. The lease terms are simply that if you leave, you still owe the rent. No simple fee, or foregoing your deposit to get out of the lease. The views are great, the floorplan is great, and the rent is on the high side of reasonable, but still reasonable only because of the view of the lake. Noise transmission levels from one unit to the next is about as good as you could possibly hope for, and the option to grill on the balcony is second to none. If they could get a staff worth their weight in peanut shells, I would stay here another two years in spite of the work that is neglected on the building/unit. Unfortunately moving is an expensive pain in the neck, and I can't wait for my next opportunity to do so.
Nothing but POSITIVE things to say about Erie Shore Landing! The office staff, cleaning people and maintenance workers are all fantastic! I love coming home to my apartment. The view is spectacular and everyone is very helpful and friendly. We have a great pool in the summer and a sauna and tanning bed when it snows :) I HIGHLY recommend Erie Shore Landing!!!! Starting out E.S.L wasnt all that bad of a place to live. I started out in a 1bd apartment and had minor issues. ie Mold, Broken/missing laminate counter tops, Toilet that always ran etc. Well after having outgrew my single bd room, I upgraded to a 2 bed room.....Well things got worse; My car was broken into and vandalized. (which aparently the cameras couldnt see) My apartment was broken into and the police called, again the cameras "couldnt see". I have a toilet lid on my commode that is for a completely different toilet. (the lid over hangs the toilet 4 inches all the way around) And still MOLD! I contacted the better business bureau about the mold. Two days later (while i wasnt home) the maint. dept came into my apartment to investigate a "water leak"...while assessing my bathroom they "found" the mold and cleaned it. The following day (mind you i still wasnt notified anyone had entered my residence) maint. showed up again, while my fiance was showering and let themselves in!!! Which i understand that maybe it would have been a very slim coincidence that someone had complained of a leak immediately following a BBB complaint, but if you fixed the problem...why are you entering the second day?! without any notification at that!?!. Other than my personal experience, Ask previous or current tenants about when your "able" to use heat/air conditioning. So far ive lived there for 2 winters and 2 summers, at which point you get heat in late nov, and AC mid july. and you get one or the other...not an option for both! theyve consistently tried adding freon to an already broken system (which oddly breaks during winter?) Your elevators work SOMETIMES....hopefully you dont live on an upper floor or go grocery shopping while theyre down! Myself and others have posted on their FB page, only to get our comments DELETED!!! If you post any type of comment that has a negative reflection on them....they remove it as soon as its seen! Ive had to screen shot photos and post them to my own wall for people to be aware of this! I strongly urge you to look into E.S.L. before signing! Ask tenants that you encounter if you dont beleive me!
