As of April 2016 I have lived at The Perch on Lake for 15 months. I'm not sure how long the property has been under new management but in the last 2 months or so there have been many noticeable improvements. The new management seems more eager to address concerns than previous management and there does seem to be an increased focus on routine maintenance. Let's hope this trend continues. I will say that the building does have a large population of tenants that seem happier when they have something to complain about so perhaps take the negative reviews with a grain of salt. It is an aging concrete building so there will be some areas deteriorating and maintenance is a necessity, in return however, you get apartments that are about as sound proof as you can find and they are constantly updating units as tenants come and go. As far as I'm concerned, this is the most bang for your buck if you're looking for lakefront living in the Cleveland area. I should especially mention Violet, even though she is just helping out temporarily from corporate, she has been very helpful and always seems happy to address any concerns.

RUN Brenda the property manager will mentally break you down she has no value to human life, I have been a great tenant I have always paid my rent on time and I have a very clean apartment she has asked me to leave because of personal differences. This is legally not right but it's not worth fighting it because if I was to stay she would be so far up my Ass I would continue to hate living here. This has been the worst living experience of my life!!!!!

I have seen many improvements throughout the last eight months since I moved in here. The new management is eager and willing to answer questions and address concerns. The staff is kind and courteous and have helped me resolve any maintenance requests I have submitted to them. Admittedly, the occasional wind gusts from the lake can get annoying but the waterfront view from my balcony is worth it.

Not worth the money. There is no hot water. You have to run the water for 10 minutes before it gets hot. If you want to use the dishwasher, you must run the water in the sink for 10 min, then use the dishwasher. The pool is not heated. You can't use the gym in the winter because the heat is running full blast and it's a sauna in there. I have sent 3 emails and certified mail to complain about the water, and all of them have been ignored. Once again, they changed management. Do not move here!

This place is absolutely dreadful. Maintenance comes in your apartment with no warning. I said something to the managers and was completely dismissed. I was gonna move out before my lease was up to find a place more fairly priced, but if you move out before your lease is up, you still owe the rent for the remaining time. Construction is almost a daily headache. The echo from drilling is constant. They've even tried to do construction on Saturdays as well. Save your time and money and move somewhere else.
