I am in a fight with Eden Springs. I have not moved in and will not move there. I saw the good price for a 2 bedroom and went to see it. The model was beautiful and I liked we had the washer and dryer. I agreed to the $50 fee for a credit check. Two days later they called and said I was approved so I went in to make final arrangements. At that time they laid out price and terms on 2 available apartments. I was blindsided with an additional $20 a month for "Lake View". Prior to this the only adders were $20/mo for granite or new carpet or $40 for both. Money was talked about and I signed and paid my 50% security deposit. The rest of this was due in 15 days. Over my weekend I stopped searching for a place and started making arrangements for the move. I felt uneasy about what I had been told and the extras they were tacking on. On Monday I stopped again to get confirmation of all the charges and make sure my new address was true to make arrangement to forward mail. I have just finished a comfortable year lease at the Reserve no problems no late payments no surprises. On my Monday visit the staff turned rude and Danielle demanded that she also needed my last months rent in addition to all move in charges. She added this in green as a side note on the papers I had already signed that spelled out all charges we had gone over the prior week. She stated that she was entitled to ask for this additional months rent based on the 1st line I initialed saying "price subject to credit approval". Time out, I paid $50 for you to do a credit check and you did not reveal this additional months rent was needed until after I paid this 50% security deposit. I could not come up with security deposit, 1st month, and now last months rent. They refuse to reimburse the $275 of my 50% security deposit. I intend to fight it, BBB will be contacted. This should be illegal and maybe small claim court will see I was mislead and lie to.
ROACHES!!!!!!!!!!! UNPROFESSIONAL STAFF!!!!!!! STAY FAR FAR FAR AWAY!!!!!!!!!! I moved into a 2 bedroom town home in February 2015. I noted the bad reviews but the price seemed decent. The staff was friendly up until the point I signed the lease and as soon as they had me under contract they were done with it. The first night I moved into my apartment I noticed a roach by the sink. My roommate and I have never lived with bugs before in our lives. They wouldn't send anyone out for 2 weeks. After two repeat sprays (the "professionals" sprayed what was most likely water twice and were gone in seconds) the roaches were still here and as the weather warmed they traveled upstairs! Eden refused to take off rent or move us into another apartment even though we never even stay in our own apartment because of the roaches!! ALL of our appliances were broken and took weeks to fix, even now they do not work properly. When rent came along I would not have received my first full paycheck as I just moved to Columbus until 3 days after rent. I was professional about the situation and called two weeks ahead of time to let them know. I was told I would pay a total of $20 extra in rent. My roommate went to pay her portion the day of and was sent away twice being told something different each time. Then when I came in with my portion the $20 was suddenly $40 because their staff has NO CLUE what their own policy is!!! The staff was beyond rude blaming me for not knowing the lease policy on late rent... why doesn't the staff who is PAID to know this giving incorrect information?! Every time I go into the office is it different people as they can not keep employees. The problems and unprofessionalism never ends with Eden as they gave me incorrect information about the bug spray prep and the wrong day for the treatment causing me to loose money for missing work and paying a dog sitter! AGAIN they offered no apologies or compensation for MY loss on THEIR behalf. Just yesterday I received a note on my door stating I owed them $30 because THEY screwed up their paperwork and applied ANOTHER TENATE'S MONEY onto my account!!! It gets better... the date this was due was the 18th and it was delivered the 19th. Absolute idiots. I'll be in contact with a lawyer on how to get out of this shithole so please please please spare yourself the hell I've gone through in only one month of "living" here.
I have lived in this complex for about a year and a half. When I first moved in, I had relatively no issues. I did have a cockroach infestation, which I believe the entire complex has, but they were quick to take care of the issue and I haven't seen one in months. I never really had too much of an issue with them until the last few months and now I cannot wait for the weather to get warmer so I can move! The office staff is curt, impolite, and does not care about their residents. They will find any and every reason to give you a lease violation and charge you extra money. They will even go so far as to violate you and attempt to charge you for things that were notated on your move in sheet. My furnace went out 6 times this winter (twice within 5 days time) before they would provide me with a new furnace, and that was only after I called and was not so polite and threatened to have my rent put into escrow if it was not replaced. Once the furnace was replaced, my old furnace sat outside of my front doorway for over 48 hours. Their "maintenance staff" are Mexican and African immigrants who clearly do not know what they are doing and rig everything so poorly that it does not function for more than a few days/weeks. When tenants move out, their "contractors", aka illegal Mexican immigrants who do a piss poor job of renovating the apartments, will blast their music and saw through the other side of your wall at 8am with no regard to any other current tenant's schedule. And calling to complain about it won't get you any resolution. Neighbor's kids are poorly behaved. My boyfriend has caught them peeking into my windows several times trying to mess with my dog. Calling to the office to complain about it issues with your neighbors? Forget about it. Nothing will get done. Tyler is terrible. He never passes along any of your issues to Shana, the "property manager". I have gotten to the point where if I call and he answers, I will either just hang up and try again or ask to talk to anyone else but him. Parking? Forget about it. If you arrive home any later than 10pm, there won't be anywhere for you to park and the staff could care less that you're a paying resident with no available parking. You frequently will be towed with no warning and no offer of reimbursement. Tow trucks come through around 4:30am and drag your car to impound down across from Greenlawn Cemetery. This winter, they have done absolutely no snow removal or salting. The sidewalks, parking lots, and streets are covered in ice. My car has been stuck in my parking lot numerous times and I have had to take multiple days off of work. This place is a complete hazard during the winter months. Gunshots are heard here on an almost nightly basis. My upstairs neighbors sell drugs. This place is located in a terrible neighborhood. 6 hotels within a half mile radius have been shut down due to drug and prostitution activity. There is an apartment complex on North Meadows Blvd. where almost every sex offender in the area lives, that is only separated by a warped, rotten, wooden fence that gets torn down on a daily basis to allow people to walk through our complex and do their drug deals, steal packages from residents' door steps, and take up residents' parking spaces. Property Management Company will do nothing to put a permanent fix to the fence situation. Oh, and "property management company"? If you want to get in touch with them, good luck. There is no number for New Life Properties available. Don’t believe me? Just Google it. You won't find anything. And the office doesn't have a number for them either, or aren't willing to give you one. I haven't figured out which yet. Any number provided to you will be just a number to another complex owned by New Life Properties to which you will find out that no one really has a way to get in touch with the company, or so they say. Long story short, do not move here. You'll absolutely regret it.
these people lie!!!! ok the apartment may look fine a dandy but just youbwait til you move in. Youll see bugs oh an not just any bugs. The kind that is hard to ever get rid of. So if you go to the office about it they do their treatment. How does 50% water and %50 bug spray kill anything!? Then the exterminators call them "oriental roaches" ummmm wtf!? I called orkin and they said no they are just roaches and they are hard to get rid of anywhere. which means the whole complex has them. Plus when you first move in the go through your apartment. Yea when i first moved in the manager Nd her lackey went through my apartment. Dont be a girl in a relationship bcuz they assume that if he is there so much to leave his clothes at your house then hes living there thus he has to put on the lease. Um wtf i cant have mens clothes in MY apartment ok seriously get over yourselves.
