I truly wish I would have listened to the reviews on Google and Yelp in regards to this place - I didn't and because of that I have endured a great amount of hassle. I began my walk through in the laundry room. There I found soap residue in the washer, change, and pen ink all over the dryer. I walked into a downstairs bedroom looked at the ceiling and found what looked to be green cereal (like Trix) stuck to the ceiling, as well as black marks throughout the ceiling and walls. The amount of dust on the window sills and fixtures along with the mysterious green balls on the ceiling indicated to me that the unit was not painted prior to my walk through. I walked up the stairs and noticed that the carpet on the stairs was filthy and no where did I see markings indicating that they were professionally cleaned, let alone even vacuumed. I noted a fair amount of dust on the door bell unit, vents, and the air filter looked like it had not been changed in quite some time as there was dust caked all around it. In the bathrooms the tubs had black filth in them, mold/mildew in the crevices, and under the soap holders. The master bathrooms cabinet was practically hanging off the hinges. And the kitchen? Oh MY was it ever disgusting. The sink was rust stained, oven knobs still caked with food. The microwave had debris around the window area as well as inside. The vent under the refrigerator was caked with dust and food and the inside of the unit did not look any better. There were water stains, and debris in the cabinetry. The garage had fresh oil spills and just outside of the window were two big fresh piles of dog feces. I immediately went back to the office and asked for my deposit and holding fee back. This was beyond unacceptable. Stacy and James attempted to rectify the situation by offering to have the unit cleaned but with this experience, mixed with the reviews I read on the property there wasn't much either of them could say to make me want to stay. This was just an indication of the type of service I would have received had anything gone wrong in the unit during my stay. They did return the deposit and holding fee I gave them but at a GREAT inconvenience and financial loss to myself. These funds were given as a money order. The money order was already made out to Palmilla and therefore I am unable to deposit or cash it myself. What I do have to do is send in a request to the issuing company, pay $15 and wait for the money to be refunded to me. And since this is two separate money orders I am now out $30. Moreover, I had furniture due to be delivered that morning that I had to reschedule at a cost of $50, movers I had to cancel at $50, mail that has already been forwarded to the unit, checks ordered with that new address on it, I had electric service and gas service turned on at the unit that I am going to get a bill for though I haven't inhabited it, and I have incurred extra fees at my current place of residence due to the fact I was not able to move out on the 15th. So what was simply just giving me back my money to Pamilla Management is nothing but a loss and a HUGE hassle to myself because they attempted to rent me out a filthy unit.
Do not move here. We cannot even go on vacation because we know that the place will be robbed. How do I know this? Someone tried to break in while my husband was at home. We have two small children and do not feel safe. The new staff showed no sympathy toward the situation when I asked to break the lease ONE MONTH early. ALSO DO NOT BELIEVE THE PICS, there is NO POOL!
While I agree with some of my neighbors' grievances about Palmilla, I find that the blame is being misplaced. As one neighbor mentioned in their review, Palmilla is half renters and half owned privately. What has become painstakingly obvious in my years of renting here is that the home owners do not like the renters, and group us all into the same low-class category. The result has been an on going feud between the home owners association and the renters. Many issues I have with Palmilla; the pool not opening, the gates not working, etc., are due to the lack of cooperation from a home owners association that is not willing to invest in the betterment of the property if it means the renters will benefit as well. One thing I can say with certainty, is that our current management is better than ALL the previous years of managers I have dealt with, and there have been quite a few. I believe in holding people accountable for their actions. I also believe in giving CREDIT where it is due. Our current office manager Penee Z. has been a blessing to this property and the renters that live here. Penee in hard working, responsible, attentive and prompt. She repeatedly goes above and beyond the call of duty to meet our needs and hear our concerns. A backed up line outside my home caused my toilets to overflow and flood upstairs and down. In the middle of the night, Penee was available to us, making calls and hurrying to help us in any way she could. Shortly after, the toilets were fixed, flood damage repaired, carpets professionally cleaned, in some areas replaced, water damage to the ceiling was fixed and crisis averted. Our garage floods every time it rains, and many of our valuables were damaged because of it. Penee showed sincere concern for the issue, helped mediate the correspondence between management and myslef, and then donated wood palettes to elevate our property to help avoid future damage. More recently, our garbage disposal malfunctioned after years of use, I mentioned it to Penee when I saw her outside my home one day, and later that same day there was a crew member under my sink installing a brand new disposal...Thank you Penee. Lets remember a few things; there is a home owners association here that will not allow much of the needed work to be done to this property because they couldn't care less about the renters, there are people here who do not take pride in themselves or their neighborhood enough to pick up a piece of trash when they see it, or make sure theirs ends up completely in the dumpster and not on the ground around it, there are kids here who have no manners or proper home training and think its ok to destroy property and deface the neighborhood. Despite working against theses odds, the current office manager Penee has been affecting real change around here. Clean up and maintenance crews are seen more often, and the office is prompt in responding to the needs of the renters. Let's not dump all the blame on the only person here who is actually looking out for us.
One star is generous for this place. There's a reason eveyone is giving this place negative reviews. I currently am living here and its amazing to me that they still have tenants. The price was fair and now I see why. The management is a joke. We have requested for things to be fixed more than 5 times and no one has even come to check them out. When we moved in they said that the pool would be open by summer, well summers almost over and it hasn't been open once. They also said they're gate was broken but being repaired and would close at night time. A year later and its still broken. We were also told they were in the process of having all new grass put in the courtyards to make it look nicer, but they haven't even started. They don't leave you notices of things going on, for example they shut off all the water today for 8 hours without informing us. I've lived in places in worse areas than this and they hav better management teams. My advice don't rent here. Its not worth it.
What can I say about palmilla all negative 1. Pool is not open for pass 3-4 years 2. Gate broke down about 2 years ago never got fix and they advertise that is gated community well is not. 3. No one to clean around trash that's why trash all over. 4. No security 5. People jumping over wall 6. Ghetto people here section 8! making area bad. 7. Kids running around without any supervision. 8. Guys at night time wondering around maybe selling u know what. Anyways think about it 100 times before you move in here I'm glad I'm out here by end of the month.
