I moved into Caroline Square in September of 2014. It wasn't the best but it also wasn't the worst at the time. The front office people seemed nice and maintenance was seen on a regular basis cleaning up the complex. Things started going down hill after about 8 months. There was a fire in one of the apartments due to bad electrical work in an empty apartment below it. The bath tubs and sinks are painted white and if you clean like I do, the paint starts to peel after a while. Everything is painted in the kitchen as well and stains easily. I don't smoke but since my neighbor did, you could smell it through the vents. The biggest issue came January of 2016. My downstairs neighbor broke into my apartment and attacked me. The leasing office stated he wasn't on the lease but could not provide the information to prove that he wasn't. This man has an extensive criminal history and if he was on the lease the complex shouldn't have allowed him to move in. There has been an influx of crime in the area. They then tried to charge me for moving out. I wouldn't suggest moving to this complex. It isn't very safe any longer and you can honestly find more for your money in a different complex. The apartments are huge and spacious which is a plus but it's not worth it.
I'm a new resident and my main problem so far is the crime. In the last month, there has been an armed robbery, a stolen car was recovered, and just this afternoon was a shooting. The homeless seem to think that vacant apartments are temporary motels and the young adults seem to think it's the wild, wild west. I am afraid to let my son walk home from school. The roaches are no longer an issue as I worked hard to get rid of them and my family is very clean. I haven't seen any rats, but that's probably because of all the stray cats that live in the dumpsters. There is a small ton of stray cats and they all look to be well fed. And speaking of dumpsters, why cant people get the trash in them? You would think that if you live in the complex, you would want to keep it clean. Nope, people leave their trash sitting on the ground and then the cats tear it up. I will say that the staff is great. I have never had an issue with anyone in the office and they are quick to speak whenever they see you in the community. I had to call maintenance, and they were also quick to resolve my issues. While I wouldn't recommend anymore living here, because of the safety issues, I won't say its the worst community in Jacksonville.
They seriously need to go in that management office and fire EVERYBODY!! I understand they encounter difficult tenants from time to time but that does not give them the right to treat everyone like crap. They have no manners and are extremely rude right down to the apartment manager. I walked into my apartment and saw a kid going through my closet we called the police but the next week he was less than a block away from my home they didn't care in fact they didn't even consider allowing me to move to a new unit. I scrubbed my apartment before moving out from top to bottom including my stove and the tubs that maintenance left dirty from cutting open my ceiling and they gave me back less than half of my deposit, they claim my tubs were dirty and i'm pretty positive it was due to maintenance finishing the work that wasn't complete when I moved out. I called for the corporate number and they refused to give it out. I'm sure Christy was going to pass my info along to the apartment manager who is going to do nothing about my complaint for poor service through out my entire stay. Do you self a favor and keep driving if you ever encounter these apartments. I'm still searching for the corporate number and I have filed a complaint with the BBB
I really do not recommend anyone to rent an apartment from this place. Do not be fooled by there apartment deals and rent prices. This complex is absolutely disgusting. The women that work at the leasing office are the most inconsistent, unprofessional, and incompetent group I've ever met. Any request I have had seemed to be an issue. They will force you to get renters insurance,before getting settled in, because you will need it. Do not leave valuables out in the open or near your window, yes kids will reach into your window or try to open your door and take it. When it rains it floods the parking lot everywhere and even inside the apartment and it takes them over a week to do anything about it. Plumbing issues like the pipes bursting is a regular event. Another regular event is shell casings and a heavy police presence. You like the pool? You will never use them because they are always closed, and there is no where to sit because they will not replace any lounge chairs or umbrellas. You like cats? Well there are 200 strays waiting for you to feed them. Most of your neighbors will have roaches. There is poor internet and no phone service because there are "no towers". Your car is in jeopardy to be vandalized along with the rest of the complex. It is like pulling teeth to have the leasing office to do anything and it always seems to be a problem to even ask them to fix something or to even take a request to look into an issue. This is coming from someone who has NEVER paid late, not even one day late on any bill and they don't even know my name. If I could put no stars that is what I would do!
Toilet doesn't work stuff keeps breaking
