WARNING!!! DO NOT RENT HERE!!! It is infested with roaches, rodents and black widows, the office did nothing about it when it I told them my 4 yr was bitten by a black widow. When we first looked at the property they showed us a dirty apartment and they said not to worry they would have it cleaned and ready by the time we moved in. When we did move in the apartment was still dirty. It had dirty carpet, tile was chipped and coming apart, it was never painted, the windows didn't lock, and there was no security gate to the small patio area. We asked them to change the carpet and paint they said that they only change the carpet when new residents move in(WE WERE NEW RESIDENTS). We asked them to add a gate to the patio and they said that we do not get one but yet all the other apartments had one. The manager was not helpful and was very very rude all she could say was that we signed a binding contract and we needed to pay every month regardless of the condition of the apartment. Our refrigerator was leaking and leaving a giant puddle and our food was not cold. We told the office and they replaced the same part four times until they switched it with another unit. The second unit was broken as well and it took them 3 weeks to give us a new one, we had to purchase a mini fridge just to store food. Not to mention the neighbors were drug dealers and they had people coming to their apartment at all hours of the night, two women were at the apartment and asked my teenage son for $20.00 in exchange for sexual favors. My apartment was vandalized several times as well as my husbands truck and my car, I gave the manager a copy of every police report I had. She just looked at me, grabbed the papers and as I was leaving the office I saw her throw them away. I called the police numerous accounts and told the manager many times and nothing was done. The manager tried on several accounts to fine me for being late on rent when every time it was a lie, I showed my bank statements every time and it always showed that they received my payment on time. My lease was up and I got out there like a bat out of hail, I will never recommend this complex to anyone it is a horrible place. The buildings were built in the early 70's so its filled with asbestos, has traces of lead paint, the water from the faucets was always brown or cloudy, and its infested with bugs and rodents. This complex needs to be condemned and destroyed. I would have given zero stars if the selection was available. And the neighbors are still there.
I made an overpayment to The Courtyards based on a faulty Housing and Urban Development ( HUD ) estimate of my contribution. HUD sent The Courtyards a check for my overpayment so that Courtyards could refund the money. They kept it instead. It took a lawyer from New Mexico Legal Aid, Tom Prettyman, to write a DEMAND letter to get the money back. My old electric HEATER circulates the room temperature air through the heating coil. In the winter, this process took one and a half hours just get the room a little bit warm. I still needed a sweater. The highest temperature taken by maintainence was in the daytime of March at 68 degrees. Maintainence then suggested that I run the heater all day to keep the temperature as high as possible. Think of what the cost would be? Check your heater out first and foremost. I was infested with COCKROACHES, spiders, and tiny gnat-like insects early on, but got rid of them myself. There are many holes in the apartment near the sinks and heater where bugs can crawl back and forth from inside the walls to the apartment. Staff will ask if you give them permission to ENTER YOUR APARTMENT when YOU'RE NOT THERE. Even should you deny them such permission, they enter anyway. Food was stolen and a mess left for me to clean up after such an occurrance. VANDALISM of areas such as the laundry rooms and weight room is a common occurrance. Washers and dryers may not work after you put money in them. The Courtyards will not refund this but refer you to the company that maintains the equipment. HOMELESS men tend to hang just outside of the gates and sometimes wander on property. I've heard gunshots on two occassions from the direction of the parking lot. Courtyards advertises FREE WIFI internet on it's website, but DOES NOT provide it once you've moved in.

I have never had such a horrible experience with customer service until I moved to the Courtyards. Due the “GREAT DISCOUNT” me and my roommate moved to these apartments thinking, affordable and it looked nice but little did we know that we would experience the worst service EVER. When we first moved the apartment looked nothing like what was shown to us. The place was still dirty and the carpet somewhat wet from the carpet cleaning service. (My mom worked as a house cleaner for over 9 years in Miami, I know a clean apartment when I see one and this was not it). I had spoken with the manager of the courtyards telling them that we thought this was unacceptable but he gave us the excuse that his worker were trying the best and that he was sorry. We let that slide by since me and my roommate are understanding that these things happened. After a couple of days after moving in we noticed that the windows did not close properly, the water heater was not functioning well, the carpet had staples and minor stains, the bathroom leaked , and the dishwasher was not functioning well. We filed a work order and the workers were able to fix the water problem, and the bathroom. Due to my roommates and I’s work and school schedule we were unable to express our concerns in person with management but we did call several time and they told us that it was be fixed. (We only come to our apartment to sleep). I've had previous problems with their internet online payments because none of my payments go through for some unknown reason. It took management over 2 months before they finally got back to me but with no direct answer just a bunch of bullshit. Therefore I decided to make all my payments in person but unfortunately I can’t always make it to their business hours since I do work and go to school! But nevertheless, I do not recommend this place and don’t move here! Once my lease is up me and my roommate are moving out!
