There are cockroaches everywhere, I've had my apt sprayed 6 times.the place is built poorly, rusted railings, cracked cement , graffiti on rails, A/C sucks, toilet leaks, neighbors are ghetto.security is poor, the gym is filthy every time I do push-ups my hands come out black, not to mention the spiders. Located in a poor community surrounded by gunshots and murders, cops are in complex every week. Poor construction, mold in walls , platforms are dry rotted. I can't even do laundry without almost being jumped my drunk thugs.
I have never had such a horrible experience with customer service until I moved to the Courtyards. Due the “GREAT DISCOUNT” me and my roommate moved to these apartments thinking, affordable and it looked nice but little did we know that we would experience the worst service EVER. When we first moved the apartment looked nothing like what was shown to us. The place was still dirty and the carpet somewhat wet from the carpet cleaning service. (My mom worked as a house cleaner for over 9 years in Miami, I know a clean apartment when I see one and this was not it). I had spoken with the manager of the courtyards telling them that we thought this was unacceptable but he gave us the excuse that his worker were trying the best and that he was sorry. We let that slide by since me and my roommate are understanding that these things happened. After a couple of days after moving in we noticed that the windows did not close properly, the water heater was not functioning well, the carpet had staples and minor stains, the bathroom leaked , and the dishwasher was not functioning well. We filed a work order and the workers were able to fix the water problem, and the bathroom. Due to my roommates and I’s work and school schedule we were unable to express our concerns in person with management but we did call several time and they told us that it was be fixed. (We only come to our apartment to sleep). I've had previous problems with their internet online payments because none of my payments go through for some unknown reason. It took management over 2 months before they finally got back to me but with no direct answer just a bunch of bullshit. Therefore I decided to make all my payments in person but unfortunately I can’t always make it to their business hours since I do work and go to school! But nevertheless, I do not recommend this place and don’t move here! Once my lease is up me and my roommate are moving out!
The Courtyards went from a decent place to live about 10 years ago to a place clearly run on a profit-only basis by a newbie management staff who could care less about anything. In the last few years I cannot even count the amount of times I had to contact police over the endless noisy teenagers the complex kept moving in, or the drunks getting into fights/banging on the doors of wrong apartments screaming to be "let back in." The maintenance staff went from being a great bunch of guys who lived on-site, to a collection of over-the-hill, overworked jerks who constantly bitched openly about what a lousy job they had and who would barely lift a finger to do anything unless you nagged and nagged. For awhile, a 13 year old kid was actually part of the maintenance staff, I kid you not. Numerous code violations and flat-out illegal things going on here. The fire that killed the baby in 2010 was the result of a known trouble family who had been reported numerous times for their behavior. They were finally in the process of being evicted (in their final week, as well) when the fire mysteriously broke out, killed their youngest daughter, and caused about 10-12 people to lose their apartments. The entire neighborhood is convinced it was deliberately set by the tenants. I can't even go into the massive list of things this place did after their big management change in about 2004-2005 that were just unethical and just plain illegal. It's really too bad that such a good community is being ruined by horrible landlords only interested in stealing people's money, but unfortunately this Albuquerque's legacy of horrible landlord/tenant law enforcement. Oh, and by the way, the pictures the complex puts on Google and on their website are not pictures of their actual apartments. They are photos of the main office (which was remodeled to the tune of somewhere around $20,000 while people were STILL waiting for repairs) and their model apartments which are radically different than the real ones, especially in terms of conditions. EDIT: Something I forgot to mention when I originally wrote this: The management also argued that I had never paid my first month/last month rent when I moved out (despite having tons of proof of doing so, including the cashed check receipts) and they charged me rent for my final month. While I did get my damage deposit back, they have yet to acknowledge this error on their part. At the time I didn't fight it because I just wanted to leave and the money wasn't a huge issue at that moment, but I have since contacted the appropriate local agencies about it and the numerous other blatantly illegal and unethical conduct of the staff there.
HORRIBLE! DO NOT RENT FROM! THEY NEVER FIX ANYTHING, LIE ABOUT THE COST FOR RENT AND THE PLACE IS ROACH INVESTED!
After 8 months of residency in Courtyards, I will never recommend this place and will definitely NOT renew my lease. Today's incident is proof of management's indifference to the residents. I sat on the step leading into the office on the last day rent can be paid before it is late. NO ONE was available and the office was locked. Even though there is a 'drop box' for rent, on this day of the month, it is crucial to have continuous coverage of the office. The clock sign that said they would return by 3:25, but no one came until 4pm. The Manager seems coldly polite to the criticism I voiced that someone needed to be here to collect rent and see people personally on a critical time such as this is in the monthly billing cycle. The Pool is closed to use by residents because someone threw pool furniture in the pool. Everyone is punished by something they did not do. Very few of the security lights are on at night. This leaves many spots in the dark and very vulnerable to crime. The buiildings are old and the windows are single pane aluminum. This makes noise an issue and heating and cooling very expensive. When we moved in on the last days of Dec of 2010, our furnace did not work for several days and the temperature in Albuquerque was below zero. The fitness room they claim to have has been 'closed for repairs' since we moved in. Yes, it is true that there was a 13-14 year old boy on maintenance. He is the son of one of the maintenance men and was expelled from school for weapons. This complex is not safe nor comfortable to live in.
