Quick Facts: Business center, fitness center, and clubhouse/game room are open 24/7 and have access to wifi (xfinitywifi). Large pool and large poolside area with wifi and greenery. Pet friendly with applicable pet rent and deposits. Accepts large dogs, check for any breed restrictions. Dog park available. Free permit parking available, plenty of spaces but limited; street parking available. Resort-style living, with several upgrades. Quiet location close to downtown and shopping. Our Experience: We have lived here for a year now and are moving out for work. The apartments are nice and they have done some renovations recently that improve on the quality of the units and grounds as a whole. Each unit has washer and dryers in the unit, which is really helpful. They also come with new microwaves over the stove, gas range and oven, and dishwasher. The kitchen only lacks a garbage disposal and is a single sink situation. It's pretty spacious but if you have a lot of kitchen stuff you might need to bring additional storage with you (we used a little kitchen cart that works like an island). The living room is very spacious with a large sliding glass door with views of the pool for our unit. Since we lived in a 1x1, I can't really say much about space in larger units but ours is fairly comfortable for just the two of us with our cats. The room in our unit is fairly roomy at around 15x12 and includes two large windows and two closets. There is also a closet in the hallway. The bathroom is a single vanity/sink with a large mirror and is separate from the toilet and bathtub/shower. Carpeting looks nice and the new faux wood floors and new finishings in most if not all units really help give the units a luxury feel. We have been lucky to have a second floor unit with a balcony facing the pool. This is not the case for all units but they all are pretty nice. The complex: Business center is open 24/7 and includes Windows computers, an all-in-one printer (free printing, you just need your own paper), wifi, a coffee maker (at a little kitchenette area), couches, tables, and a white board. Fitness center is a decent size and includes free weights and other equipment, also open all day every day. The pool is fairly large and the area around it is resort-style with BBQ grills, shaded tables, several plants, several pool chairs, and wifi; gated. Game room also open all day every day and has air hockey, pool, and ping pong tables; couches and a TV are also available among others. The complex itself is fairly large with several green areas to walk your dogs. It also has a dog park with some obstacles for your pet to enjoy. Pet waste stations are peppered throughout the complex. Note that this apartment allows for large dogs, but do check on breed restrictions. Pet limit is 2 and there is a pet rent on top of your own rent. Utilities are not included, for two of us they were around 40-50.

I have lived here for about two years, and overall it's pretty good. Pros: Really excellent pet policy + Dog park + Pet stations onsite Really close to A, P, Q, O, L bus lines Close to multiple grocery stores (Grocery Outlet, Safeway, Nugget are all less than a mile away) Maintenance Staff is very friendly, prompt and are good at their jobs Office Management is very friendly, and since the newest lady has come it has been MUCH more organized that previously (I get everything in writing out of habit though, so even before I never had a problem). Apartments are cozy Cons: Thin walls, loud neighbors. So goes college Apartments are a little run down (but overall very livable and comfortable). It's hard to find parking late at night unless you have a reserved spot They used to include Comcast in the rent and now they don't which sucks Heating/Cooling systems are old and are a money suck Overall I've enjoyed living here and unless something dramatically changes I am more than happy to keep living here until I leave Davis!

I've really enjoyed living here for the past two years. Overall, its been a great experience, and I'm only moving because we need more space. The front desk folks are friendly and responsive, as is the maintenance (including after-hours maintenance, which I have also had to use before). It's dog friendly, and has a nice play area for dogs, including bags and a trash bin. The fitness center is small and limited, but certainly gets the job done, and is better than many other apartment fitness centers I've seen. Honestly, the only complaint I've ever really had it the parking situation: there are more permits given out than there are parking spots, so sometimes when you come home late, you have to park down the street. Other than that, I've enjoyed it here.

I have lived here for a year now and am renewing my lease. Overall, I give it a 4 out of 5. I looked into moving this year and researched a few options, and basically every apartment in Davis is priced about the same, which is to say high. You can get something for about $100/month cheaper, but you get what you pay for. And it is expensive to live in Davis no matter where you are. Parking is fine, as long as you are home before about 10 PM. Almost every time I came home later than that, I had to park on the street. Annoying. Although this year they are adding some reserved spots, if you pay extra of course. The noise levels are fine...it is a college town so of course some nights (after finals, for example) your neighbors may be partying, but this has only happened a few times that "bothered" me, and I wasn't really bothered cuz I sleep with the TV on so it drowned out their noise. I live on the ground floor so of course I can hear my neighbors walking around sometimes, but that happens anywhere. Occasionally I hear my next door neighbor through the walls, but not often (and I live on a corner unit so I only have 1 person next to me). What really sold me on this place when I first saw it was the pool and game room area, which (ironically) I rarely use. But they look very nice and are a nice amenity if you have friends over and want to play pool, ping pong, or swim. Definitely one of the nicer pools I've seen in Davis. The landscaping is well-maintained and they are currently building a fenced-in grassy dog area. The area is well-lit at night. The staff and maintenance has always been friendly and helpful to me. You can get a washer and dryer (in most units) for an extra monthly fee, which I find to be worth it, otherwise there is laundry on-site, although all the dryers don't always work (lame). I have a 1-bedroom and the bedroom is the size of a "master bedroom" in other apartments (11'x18' to be exact) which is a nice bonus. The bedrooms in the 2 bedroom units are pretty small, though. My dishwasher doesn't work that great, but I rarely use it anyway. You get central heat and A/C, which is also nice cuz some places in Davis don't have that.
