STAY AWAY!!! I moved in Feb of 2014, and stayed my lease. I'm actively looking for a house, so I didn't want to renew or get into a contract elsewhere. I was told BY GEORGIA (the manager that everyone agrees is terrible to deal with) that my month-to-month total cost would only increase by $100. Then comes the letter stating that I owe more money. When I call (on Saturday, March 7th 2015), VERONICA looked at my account and stated "I see you paid $1025, I'm not sure what that charge is for. Call back on Monday". So I called back on Monday. GEORGIA answers the phone, "oh, it looks like the property manager put it in wrong. Let me grab your file". Then, the manager gets on the phone....starts trying to twist around my "notice letter", saying that I volunteered a higher rent?? Um no - I specifically stated that the TOTAL amount due monthly would be $1025. Fast forward to Tuesday, March 10th 2015. I walk in and request to review my ORIGINAL, WET SIGNATURE lease (they alter them before printing btw). Nothing in the lease specifies an amount of increase when going month to month. When I point that out and ask for something in writing, GEORGIA YANKS the folder out of my hand and FOUR PEOPLE start yelling at me. I was then told BY VERONICA (who says she's proud of being ghetto) "why don't you step outside so I can show you how ghetto I can be". I had to call the police to get to get my lease and documents. It is then they decide to hand a document over (that they claim they put in the mail box but I never actually received) that shows the rent is actually higher than what they're trying to collect, and doesn't make ANY sense. Now, lets get into all the things they refuse to fix: leaking central air (I have wet electrical wires in my ceiling), toilet won't flush, refrigerator doesn't work (can't keep milk for more than a day), stove has caught fire - TWICE, no keyless bolt OR peephole in the front door, moldy carpet from the leaking central air....all in all, the place needs to be condemned. Thank god I have a cat, or the roaches would be OUT OF CONTROL (and yes, I keep a clean house) - no pest control has EVER been performed. Here's to hoping my car isn't towed out of retaliation, like I've seen them do with other tenants.
This place the up most of Ratchet apartments! The floor plan is cool kind of like a little clubhouse for a one bedroom for yourself. Once inside HUGE cockroaches, I mean BIG healthy roaches that don't mind you at all. The walls are literally falling and peeling and crumbling onto the floor. Black Mold is behind the falling the debris, the office won't even engage in conversation about the mold and send a maintenance man WEEKS later to "patch" the hole; which only works for a month because the roof leaks constantly. Parking is a nightmare, if you want to park anywhere close to your apartment you have to purchase a spot that is supposedly $25 they end up surprise billing you for $75. I mean with all the "fees" they should at least fix and update the apartments is FALLING APART. Money is coming into the office ridiculous late fees and none of it is being spent on up keep. I had to break the lease it was so unbelievable being 9 months pregnant in a moldy roach infested apartment. I couldn't bear to bring my newborn home to that filth. They charged me $4,000 for that when i had a month left on the lease and I even had help cleaning the apartment out days after I had my child. DO NOT LIVE HERE!
My boyfriend and I feel like we really dodged a bullet by not moving in here. The staff will not answer a question directly, and will not call you back. The manager Georgia is an absolute nightmare to deal with. We are currently looking to move, and need a place pretty quickly. The prices here seemed a little high, but we thought we were going to get a really big apartment, so could justify it. When he went in the first time, there were to 2 leasing agents in the office, with loud music playing. He asked what was available, and Marie showed him one apartment (not even the floor plan we wanted, but was the closest to the office) and while he was looking at the upstairs, she stayed downstairs and was on her phone the entire time. Still we decided that we would apply because it was available. He told her at that time that he was going to be the lease holder, and that I was going to be an occupant. He went back the next day to drop off the money order and applications, and advised them AGAIN that I was to be an occupant only. He went back a 3rd time to drop off the deposit money order. I called and was told they were working on the application, and that they would let us know when they found something out. I wound up calling one other time to find out the status, but also to make sure that I was listed as an occupant only. I was told by Marie at that time that she was sure that was how the application was submitted, and that they were only running a criminal background check on me. She also told me at that time they they did NOT need any financial information from me, because my boyfriend made enough money for everything to be in his name. The next day they called and left my boyfriend a message to come pick up the $300 money order for the deposit because the application was denied. I immediately went to look at my credit report, and sure enough, they had run my credit, with no form of identification from me provided, or my permission to do so. I called and tried to explain that I felt the reason that the application was denied was because they made a mistake and put me on the lease as well. She was very rude and said that she would have Marie look at it. Of course, we didn't get a call back. Saturday we went to go pick up the money order and all 3 of them were in the office with the door locked (outside of their posted lunch hour) and she literally let us in, tried to hand us the money order and rush us back outside. I tried to ask again and explain that there was a mistake, and she said "you were denied. we're not obiligated to tell you why" I told her that I understood that, but that if this was an error on their part, then it needed to be rectified, at which point she said again "you were denied. we run credit on everyone who submits an application" I explained again that we specified 3 times what we were asking for and were told all 3 times that was the way it was being done. The kicker was when she was literally herding us out the door and said "if he didn't meet the financial qualifications, then you would be denied" and got extremely disgusted because I told her that was NOT the case, and they didn't even have my paystubs to verify my income, so that was not accurate information. I will be contacting Corporate, and was going to file a complaint with the BBB, but they have an F rating and are non-compliant with them. Please do yourself a favor and stay away from this hellhole. We basically gave them $140, but have agreed that this was a small price to pay instead of being locked in a lease, and living in a bug/rodent infested apartment with random water cut-offs (based on resident reviews) and dealing with this tyrant.
Don't move here if you like water. Have lived here since last May and every month our water has been cut off at least once. During the winter months it's been about once a week. Yet we still pay a flat rate for water and nobody has offered to reduce it. Also, we pay for pest service but asked someone to come spray so they brought a bottle of raid out. That was the extent of pest control. All three pools were closed most of the summer. Do not live here.
If I could give them a negative score I would. Every since the management changed two years ago, these already bad apartments, have gone to cr@p. You can't get anything fixed. There are bedbugs in the apartments. The office staff is rude. I am moving ASAP trust!! The hot water is off all the time, especially during the winter. There is no where to park if you get home later than 7PM.
