Maybe it's because I'm new, maybe it's because I'm in a newly remodeled unit. I have no problems with the place. They were the only complex to give me a 6 month lease and not charge me out the @&& for it. They even gave me the first month free. Everything was very clean when I moved in and the unit looks exactly like the model. No complaints, best apartment I've ever lived in and this is my 5th one.

My room mate and I moved in on short notice. The apartment they gave us was FILTHY! Not even close to the floor plan we chose or the "Model" we "Viewed". The management swore up and down that it was thoroughly cleaned prior to us moving in and due to our short notice we were in a situation where we had already began to move in when we initially received the keys. We were not able to deny it. There were lines of dust along the walls where you could see there was furniture against them. The kitchen and bathrooms were nasty and greasy. Someone had drawn in the bathroom and kitchen with markers. There was trash along the walls in the bedrooms and living room. The carpet was brown but was so stained and dirty that you could tell it had not been swept or cleaned, ever. The ceiling fan was broken and covered in dust. There was dust hanging from the blades. There were personal items from previous tenants strewn throughout the closets. The previous tenant smoked in the bathroom which left tarry residue all over the walls and turned the walls and the lights yellow. For the first month when the steam from the shower collected on the walls the tar would separate and run down the walls. I spent hours trying to clean it every week. When we moved in there were cigarette butts in the toilet. The previous tenant had let the dryer exhaust disconnect which resulted in a nice collection of dust and lint for us to adopt. I found it hard to believe that someone had even lived there in the condition it was turned over to us. The front door did not close properly and we had to slam it shut to get the lock to line up in the frame. The sliding glass door would not close properly and left about 1/4" gap between the top and the frame. The blinds on the sliding glass door were broken when we moved in and fell apart when we opened / closed them. I did not even test the windows. They were all very dirty on the outside. One of the toilets did not flush properly and we had to jiggle the lever and hold it to get it to cycle properly. Maintenance ignored. The heat in the summer was almost unbearable even with the AC on. I believe there was no insulation in the ceiling/attic. Once the sun came out the temperature would rise and the AC would have to constantly run and would barely cool the small two bedroom apartment off and it was not even able to get it down to 70 on sunny summer days. Seriously? The walls were paper thin between apartments. We were in the center and we had the pleasure of listening to our neighbor on one side constantly scream at his wife from the time he got home from work until late in the evening. DAILY. We could hear every word. On the other side there was children, Loud children, and a single mother to who apparently just wanted to argue with her parents. Daily. Again, we could hear every word. It felt as if they were in the same room. The maintenance was non-existent. It may have seemed that way because either they were busy with every other apartment falling apart, or they just really did not care about you after you signed the lease. The front office accepted packages, however on two occasions when I stopped by to pick them up they were not able to locate them until the next day. I just couldn't understand how someone can operate a business like this. It was a joke. I only stayed 4 months, my room mate dealt with it and slept during the day and worked at night so he was never there, anyways. I absolutely do not recommend this property to any one else. It is not worth the stress. The management had nothing but excuses and never fixed anything. I have been to other properties owned by this company and they replicated the same conditions. Horrible. Save yourself the trouble up front.

Breeden Company-Lies, Greed and Slumlords- We moved in back in March of 13 from out of state, and right away they pulled the ole’ switch-r-roo. No where near as nice of an apartment they showed us, we landed up with popcorn walls, cheapest carpet known to man, leaky pluming and more. The entire complex has never adhered to the leash laws of it, but things were tolerable. Then Breeden took over in May and from that point on things went down hill. We complained that our sliding glass door didn’t work when we moved in, a year plus later still doesn’t work. Any time it rains roaches and bugs crawl in so we have to go over the carpet before our baby can play in the living room. In July of 13 there was a hole in the ceiling of the living room and bathroom, it took NINE months to fix. So two rooms we would not allow our daughter to play in for fear of lead poisoning, of course they never provided us a lead information sheet when we moved in. They routinely forget to cash checks, maintenance is deployable. Calls to corporate go unanswered and more. The lights in front of our apartment were out for 4 months, which is scary considering the aggressive dogs, drugs galore, and the fact the apartment next to us had squatters for a month. Why are we still hear, while on cruise in March our lease lapsed and a month later my wife was notified sign a new lease or move out immediately. We’ve already spoken to legal and are pursing avenues else were and are planning on breaking out lease. The former residential manager agreed to release us, then in April the entire staff was fired. New personnel had no record of what was going on, barely even had a copy of our lease. We were told they’d call us about our issues never did, delay, delay, delay. Moving in here was the worst mistake of our lives, RENTERS BEWARE. And if you want a good night sleep with all the noise forget it, better luck in a roach motel, and more sanitary there was well. There has been a sign “under new management” up for over a year, I guess they are trying to dope people into thinking there is hope for this place, guess what THERE ISN’T.

This was the worst apartment complex I have ever lived in. First, they gave me a dirty apartment that also had an ant and slug problem. It also took me weeks to remove the dog smell. The maintenance team often left their items around the room after they serviced your apartment. They have terrible after hours service. I experienced flooding in my apartment and it took 2.5 hrs for someone to arrive. They hadn't even contacted someone until an hour after I called. The neighborhood children bang on your doors and windows. You can hear every last word in your neighbors' conversation. Oh and parking is atrocious. Overall a terrible place to live, but the area is pretty nice. A lot of stuff to do nearby. I would NOT recommend this place to anyone.
