Yes this place is wonderful until you move out. My family and I lived here for three years and were friends with all of our and never experienced a problem. Then, new neighbors moved in downstairs and complained about our water running too much. That is not my families' fault so why did management call me telling me that their water pipes are too loud? Then we received an official noise violation on our front door. I immediately called and spoke with the manager Sarah who told me the people downstairs said my three-year old son was too loud, but not worry because the complaint was nothing serious. So after that I had my son stay with our neighbors downstairs when i came home at night to cook and clean, etc. Still, over the course of an entire year we received four more complaints. After I received the fourth complaint I spoke with the Assistant Manager Elisa for over fifteen minutes about it, and she assured me that there was nothing to worry about since the people downstairs were just sensitive to noise. Then when received the fifth, I spoke with Sarah again and clearly stated my intention to move, since after every complaint they were not willing to move us to another unit or work with us at all. Also, I would like that point out that according to their lease agreement a noise violation is classified as any loud music, televsion etc. coming from the apartment after ten o'clock and before eight in the morning. Then a few days later our downstairs neighbors were already moving out as well as at least four or five other families that had been there since before we moved in. Shocking! Then when we moved out I took photographs of everything, and sure enough we received a bill for a $669 carpet. They took our entire deposit and literally stole the prorated rent we were to receive back and on top of that we still owed. I approached the manager about this as well and she claimed that our carpet upon move-in was a ten year carpet, which could not be further from the truth. The carpet had no shag when we moved and became worn just from vacuuming it. I had to shampoo it myself at least twice a year. This is a crime! I spoke with other friends that have also moved out and they all had the same experience upon move out. DO NOT MOVE IN unless you plan to stay forever because they will steal your money.
Apartments has cockroaches. We will never return to Huntington Square Apartments! We left unit clean and shiny but still end up paying out of pocket for “cleanup”. Yep, we got ripped off when we moved out. Be aware, they may charge you as more for cleaning carpet in less 980 SQFT unit as you would pay to clean carper in two story house huge four bedroom home with stairs. Office staff may look nice before we singed the lease but after you may and up asking to address issues again and again. Also, feels like noise coming right though to your unit from street due to old windows with lack of soundproof insulation. I lived like in a cage in the apartment. Bath unit was not comfortable one as well.
I've lived here for over three years and love it! This is by far the best place in citrus heights. The units are spacious, the grounds are beautiful, family and pet friendly, fountains and ponds with ducks and small frogs, very quite, Turkeys walk around here sometimes, too cool, the girls in the office are sweet, Hannah, Julie, Nicole, really nice girls, maintenance is great! I wouldn't keep renewing my lease if I didn't love it here.

My husband and I lived here in '09 for a year. We really enjoyed the setting with all of the trees and well kept grounds. We had a second floor apartment and it was nice and shaded by the trees. Not too noisy and the staff was helpful. It took two visits for them to replace our broken dryer, one visit for the garbage disposal, and they checked on our heating/air when we had problems. Overall we were 5 star satisfied with the place until move out. Just be ready to pay a $75 cleaning fee and paint touch up regardless of how many hours you spend cleaning the place before hand. I would almost skip cleaning and pay the $150 for them to do a deep cleaning after you move out rather than having two people (who kept teh place pretty clean all year) spend four hours each cleaning and it not be good enough.
