Decided to update, after 2 months it is like pulling teeth getting things fixed that should of been done before we moved in, while the gals in the office seem very sweet there is a obvious disconnect somewhere with what there maintenance does,or should I say doesn't do! Took several weeks to get our garage fixed somewhat usable but not reliable. Other issues have been addressed while others have just been fixed using duct tape and bubble gum. Sink & Dishwasher still leak and seems to just be brushed off, maybe when it leaks in the below apt. It may get fixed but I'm not hopeful, we had such very high hopes on moving in but slowly realizing those hopes were just wishful thinking. If things change I will definitely update good or bad, but for now it gets 3 stars from 5. My advice is get maintenance people who want to work and know what there doing. And not just lie to residents!
It has now been over a month since we moved into Cottonwood Grove. I do not know why one of the reviewers spoke about a mold issue. As long as you run the fan while you take a shower there isn’t any build-up, there isn’t even any condensation build-up on the mirror. I asked Pamela about the “flooding” issue and was told there are a few apartments who can have that problem, BUT the office will give any apartment with flooding problem sand bags so it doesn’t happen which the office will pick up after the rainy season or you can keep.
So far I have needed maintenance for a few things and they have responded very well. The office and maintenance staff is friendly, professional and you can tell they enjoy their jobs which will also reflect in the quality of work. They work with you so you can make your apartment a home rather than a place where you live. The 1 bed 1 bath floor plan is really great. I am not saying these are perfect apartments, but because of the accommodating staff, location, floor plan, etc. they can fit very well.
Some things that have come up for us are the following; no ceiling fans, no pantry, kitchen cabinet space, appliances and open parking. There are no ceiling fans which are needed in Fresno when it gets warm. There is no pantry, something I thought I could live without, but I was wrong. We’ve turned half of our coat closet into a pantry which is worked out well. There aren’t very many cabinets and the drawers aren’t as deep as I thought. We’ve worked it out and bought a large crock for all of my spoons, spatulas, etc. Our large items (grill, crock pot, etc.) are now in the laundry closet. The appliances are very old. I was told they are updating them; however none of the appliances are new in my apartment. Look in the dish washer. The layout of our dishwasher is awkward to work with. Depending on where you are parking can be a hassle. On the bright side, when you do have to park away from your apartment, the walk to get to your car doesn’t feel that long because of the park-like feeling and the “short cuts” you can take by walking through the complex rather than around. I would give them 8 out of 10.

Overall, a mixed bag. Very good location, the staff are friendly (people have reported staff being rude...I haven't experienced that), maintenance responds to issues in a timely manner, apartments are spacious, etc. My biggest complaint is about the state of the apartment itself. Bathrooms are prone to mold (along windowsills and the ceiling), the cabinetry is old and peeling, the appliances are old, the kitchen needs to be remodeled, the tile in the bathroom and kitchen is white and always looks dirty, the carpet is old, etc. If some money is spent to remodel the actual apartments themselves, this place would be fantastic!
Even though this apartment in a good part of town, it is managed and maintained very poorly. The manager has no concern about the unsanitary conditions about this 150 unit complex. Inside the units bathrooms are nasty and cabinets are falling apart. Downstairs bedrooms get flooded after every rain because the rain gutters never get cleaned. When you complaint, manager says "move out, if you don't like it" . They also mistreat their senior citizen renters by excessively increasing their rent. Ground are kept dirty, dry yellow lawn. Garbage area is gross. You wouldn't want to bring a guest here.
Lived here 2 years now and we cannot wait until our lease is up. Manager is BEYOND rude and unprofessional. Something broke? Good luck getting someone to fix it. New maintenance people every couple of months. No accountability. We have mold/mildew issues...she flat out said it was because we were dirty. Until they get someone in here that will get thing done, move somewhere else.
