DO NOT LIVE HERE The property is very nice, nice amenities, well finished apartments. The management at at this place is easily the worst I've dealt with in my entire life. "Emegencies" seem to pop out of nowhere and suddenly water gets shut off for 24 hours but when tenants have real emergencies there is no response until it's convenient for maintenance to come out. Moreover, heaven help you if your bank happens to hold a rental payment more than an hour past due. You'll be threatened with a lawsuit before you know it! When it comes to communication, the management here is basically on a tin can with strings system and nothing ever gets relayed to tenants until after information is pertinent and even then, they fail to grasp this concept of using "email" or a "telephone". Jamie Renn and Lorenzo Jackson are at the head of this problem. Neither of them ever meet prospective tenants but they seem to be responsible for every single problem with the place. This has persisted through different owners of the property and frankly, Morgan Properties would be well advised to get rid of both of them. They show no respect or decency toward renters and frankly, they deserve none in return.
Do yourself a favor and DO NOT LIVE HERE. I don't even know where to begin with this place. They've broken the stipulations of our lease more times than I can count. MAINTENANCE: Within the first month, we had an unauthorized maintenance man break into our apartment in the middle of the day with ZERO warning because the leasing office at HOTP can't seem to keep track of important things like the dates of when people have moved into an apartment. Furthermore, their filing system is a literal joke. It took them over THREE MONTHS to fix our broken shower. We called, and called, and called and it wasn't until we threatened to file a complaint with the city that we were even able to get a response from them. ACCOUNTABILITY - When you ask the office at HOTP to show you dated documents as proof of their actions, all they can offer is scanned papers that you never received. These documents could be easily faked and thrown into the system to screw tenants over. They have the ability and motive to fabricate documents that they never, ever delivered to you and then threaten to sue you over it and charge you close to $1,000 for their failure to notify you. OFFICE STAFF - The property manager is an unrelentingly rude incompetent woman. The one man who works at the leasing office is a rude as well. It seems like he has a personal vendetta against tenants he doesn't seem to like. Unless you are a bombshell or a man, he will not speak to you with any respect. There is literally only one person working there who knows how to do their job. This past week we had an issue with our unit and when we called the property manager and the leasing office to resolve the matter, all we were given is the run-around. They had us on hold for over 30 minutes. The PROPERTY MANAGER nd a woman claiming to be the REGIONAL MANAGER OF HOTP kept handing the phone off between the two of them. They tried to hang up on us multiple times. Finally when we walked over to the leasing office to confront them, they couldn't provide any real proof of what they were claiming. But instead of doing the right thing, which is to apologize to your tenants, they both threw us out of the leasing office. That's right, even though our rent pays for their salaries and the upkeep of this place, the PROPERTY MANAGER AND REGIONAL MANAGER OF HOTP had the nerve to throw us out of the office. Would you like your problems to be handled that way? Would you like to be treated that way after spending your hard earned money on the rent here? SAFETY - The office staff will lie to you about how safe the community actually is. There have been a vast number crimes in the apartment complex, in multiple buildings in just the past 5 months I have been living here. However, when you ask the HOTP leasing office about it, they will shrug, lie, and say they can't recall the last time they saw the cops come through. We had a robbery in our building this very month and a violent assault occur on the property as well in the past two months. Legally we are privy to that information. But I guess HOTP does not care about the safety of its residents. Whatever you do, do not live here.
Maintenance was terrible. It was difficult to get anybody to respond, and when they did, they did a horrible job. Rent was jacked up every year so excessively that I could no longer afford to live there. Parking spaces are so tight it is difficult to get out of the car if you are parked next to someone else. Snow removal was abysmal.
If the apartment wasn't decent sized and the grounds kept in fairly decent shape, I would be sad there isn't a zero start rating. The office staff are terrible. They are rude and don't believe in customer service. They treat you like you're an interruption to their day and that if you have an issue, it is probably your fault. We switched apartments and the first month in the new apartment, the neighbors fire alarm low battery beeped non-stop for over a month. They said they couldn't figure out why and that we would just have to live with it. They enter the apartment without notification and for a non-emergency, and then get mad when your dog barks and snarls at them. We have told them several times not to enter the apartment unless we know in advance so we can secure our dog, but they continue to try and enter. They told us to put a note on our door to let them know they can't enter. apparently it is too hard to check the notes on the apartment to see if they can enter. They do a crappy job fixing things. Unless you want to pay substantially more for an upgraded apartment the appliances are pushing 15-20 years old. Like others have stated, the snow removal is abysmal. They do a terrible job of snow removal and usually plow your car in to a spot and you have to dig it out. They wont salt/shovel walkways until it has completely stopped snowing so it builds up and gets slippery. They don't clean the hallways or entry ways very often and there is usually dog pee or spit in the elevators. As soon as we can find something else, we will be out of here!! And yes, they raise the rent an exorbitant amount every year, usually several hundred dollars.
HORRIBLE . THEY HAVE A PEST PROBLEM AND WONT DO ANYTHING ABOUT IT!!!!! MOUSE & RATS EVERYWHERE!!!!!! BUILDINGS E,F,G, CANT EVEN GET HEAT UNTIL MID OCT CAUSE THEIR LAZY! SO PEOPLE ARE FREEZING!!!! THEY JACK UP THE PRICES FOR THESE APARTMENTS AND DONT EVEN UPDATE THEM. PEOPLE IN THE OFFICE ARE USELESS. RESIDENT MIGHT AS WELL BE HELPING THEMSELVES.
