DO NOT LIVE HERE. I cannot be more clear on that. Moving here was a huge mistake. The office staff lied about the safety of the complex, the terms of the lease and how utilities are billed. The office staff is unresponsive. I have witnessed drugs being sold in and out of my building. They left our building without a front door that locked for over a month. During the snow storm walk ways were never shoveled. Maintenance requests that were put in in November still have not been fulfilled. Now that they have started this window installation project our apartment is a mess. We were given less than 24 hours notice about their entry into the apartment, during which their staff broke an item that wasn't even near the construction area. We were left for 5 days, during which it SNOWED with windows that didn't fit in the walls and created holes making our apartment freezing. Rent is way too high to be living like this.
Unreal how rude the office staff are and completely unhelpful. Had a pipe break on the floor above me and came into my apartment and ruined items. Office staff could care less on making it right. They had names on the lease that lived there 3 years prior and took them a year to fix it. Constantly back and forth. Cannot get out of there soon enough.
I've lived here since October 2015 nearly 6 months now and I Love this place. The location is perfect, they grounds are well kept and request for maintenance is pretty much on point except for the new toilet that I have been asking for from day one. Otherwise, I am very happy here. I've read were the staff is rude but I have not personally experienced that. From the time that I initially called to inquire about renting here until present day they have been polite and accommodating. I think this is a great place live and since Morgan Properties has taken over ownership lots of upgrades have occurred. I am sorry that others have not had the same experience that I have had but the way things are going I'm sure Morgan Properties will address those concerns.
DO NOT LIVE HERE The property is very nice, nice amenities, well finished apartments. The management at at this place is easily the worst I've dealt with in my entire life. "Emegencies" seem to pop out of nowhere and suddenly water gets shut off for 24 hours but when tenants have real emergencies there is no response until it's convenient for maintenance to come out. Moreover, heaven help you if your bank happens to hold a rental payment more than an hour past due. You'll be threatened with a lawsuit before you know it! When it comes to communication, the management here is basically on a tin can with strings system and nothing ever gets relayed to tenants until after information is pertinent and even then, they fail to grasp this concept of using "email" or a "telephone". Jamie Renn and Lorenzo Jackson are at the head of this problem. Neither of them ever meet prospective tenants but they seem to be responsible for every single problem with the place. This has persisted through different owners of the property and frankly, Morgan Properties would be well advised to get rid of both of them. They show no respect or decency toward renters and frankly, they deserve none in return.
Do yourself a favor and DO NOT LIVE HERE. I don't even know where to begin with this place. They've broken the stipulations of our lease more times than I can count. MAINTENANCE: Within the first month, we had an unauthorized maintenance man break into our apartment in the middle of the day with ZERO warning because the leasing office at HOTP can't seem to keep track of important things like the dates of when people have moved into an apartment. Furthermore, their filing system is a literal joke. It took them over THREE MONTHS to fix our broken shower. We called, and called, and called and it wasn't until we threatened to file a complaint with the city that we were even able to get a response from them. ACCOUNTABILITY - When you ask the office at HOTP to show you dated documents as proof of their actions, all they can offer is scanned papers that you never received. These documents could be easily faked and thrown into the system to screw tenants over. They have the ability and motive to fabricate documents that they never, ever delivered to you and then threaten to sue you over it and charge you close to $1,000 for their failure to notify you. OFFICE STAFF - The property manager is an unrelentingly rude incompetent woman. The one man who works at the leasing office is a rude as well. It seems like he has a personal vendetta against tenants he doesn't seem to like. Unless you are a bombshell or a man, he will not speak to you with any respect. There is literally only one person working there who knows how to do their job. This past week we had an issue with our unit and when we called the property manager and the leasing office to resolve the matter, all we were given is the run-around. They had us on hold for over 30 minutes. The PROPERTY MANAGER nd a woman claiming to be the REGIONAL MANAGER OF HOTP kept handing the phone off between the two of them. They tried to hang up on us multiple times. Finally when we walked over to the leasing office to confront them, they couldn't provide any real proof of what they were claiming. But instead of doing the right thing, which is to apologize to your tenants, they both threw us out of the leasing office. That's right, even though our rent pays for their salaries and the upkeep of this place, the PROPERTY MANAGER AND REGIONAL MANAGER OF HOTP had the nerve to throw us out of the office. Would you like your problems to be handled that way? Would you like to be treated that way after spending your hard earned money on the rent here? SAFETY - The office staff will lie to you about how safe the community actually is. There have been a vast number crimes in the apartment complex, in multiple buildings in just the past 5 months I have been living here. However, when you ask the HOTP leasing office about it, they will shrug, lie, and say they can't recall the last time they saw the cops come through. We had a robbery in our building this very month and a violent assault occur on the property as well in the past two months. Legally we are privy to that information. But I guess HOTP does not care about the safety of its residents. Whatever you do, do not live here.
