In the short time I have been here this place has gone from "gated community" to what feels like low income housing. Do not be fooled by the giant gates, they are either never working or always left open so anybody is welcome to walk through. Parking that seemed to be convenient and open has now become a field for door-dings and disrespectful drivers who love to blare loud music around the complex. Another issue with the complex is the trash, there is food, garbage, ect. laying around, my dog even found a nice pile of fried chicken bones in the yard by the "dog park". The dog park is actually a very small fenced area with nothing in it, it is just an area where you can finally take your dog of a leash without being fined. The room we were supposed to be getting was going to have a nice view in which we were told we could move in to but all of a sudden days before we are about to move in they say that they need to fix a window and we were shoved off in to another building with a miserable view of the brick apartments around us, talk about a pointless sun room. Maintenance has not been too much of an issue, they came and fixed our AC extremely fast (granted I had to tell them I was dying of the heat), but we are still waiting for them to fix a leak from our water heater.. Overall living here is fine, not good, not miserable, just fine. It is not really gated, it is not worth the 800+ you have to spend per month before utilities to live here, and it is not a kind community. If you're looking for apartments I will tell you there are many places cheaper and more honest than this one.

As aforementioned by other reviewers, this apartment complex has recently gone a staff(maybe even management) change. The quality of this complex since then has GREATLY decreased. Especially in terms of repair, and up keep of the community. My family has been living without AC for 5+ days now, and no one has made any effort to resolve this issue other than "filing a report", or letting some other random employee person know(who I am more than sure is just a figment of their imaginations at this point) . Thanks to the awesome southern heat my apartment has been able to maintain a oh so lovely temperature of 90+ degrees at night(no exaggeration). For a place that charges 847 in rent you would think that you would get better service than the anemic efforts made by the current staff...But you'll be wrong, and terribly so I'm afraid. Most people are military here, and don't stay long enough to see the deterring return, so please don't fall for the hype. Please spend your money anywhere else, and I literally do mean ANYWHERE else. This is the place you live, and these people have no respect for that(at least not anymore), so find another option with a more responsible staff. For the amount that you pay here you, you can easily find better. Anyone can give you a room to lay your head, that's not hard but what makes an apartment complex is it's ability to maintain a standard for their tenants, and Deer Meadows is not up to that task. I'll update this review with a good alternative apartment as soon as my family get's out of here.

Beware: They had a change of management while my family was living here. Our lease was set to end at the end of March and we went to the leasing office at the beginning of December to get our renewal rates so we could budget accordingly since I am having a baby in March also. We needed to make sure we could still afford our unit and the baby expenses! We were assured that by the end of December we would know our new rates and the longer we waited to let the office know we would like to renew, the rates would increase. Well, that fell through the cracks and we never got contacted with the rates so first thing in January again I went to the leading office to get rates... Again, they took down my apt info and notes and said they would get back to me.... Again NOBODY would. End of January: stopped in to get a package and injured again... I was told the lady who does this was not in the office now and to come back! Feb. 12, 2016 I went yet again to inquire and FINALLY we were emailed with the rates... They increased rent which we of course we were expecting however by now we had already been looking for a less expensive place to live. The following week, yesterday, I went to turn in my notice of vacating at the end of our lease and guess what?!?! They require a 60 day notice! Sooo we are being forced to pay an additional month because we did not let them know until 37 days prior (because they would not give us our rates) that we won't be able to afford to stay in our unit and have a newborn with me no longer working!!! Who in their right mind would agree to paying something or leaving a unit without knowing what the rates would be!?! Poor customer service, and all we got from leasing employee AND "new" manager was I'm sorry you were not informed... Not our problem... Your lease says 60 days notice. How about just actually letting your tenants know when they inquire 90 days out as to what the rates will be!?!? So upset and hurt by this whole ordeal and now being forced to pay an additional 800+ Pro rated month of April for something we would have put proper notice in had we known what our rent would be. That has now dramatically impacted not only where we were planning on moving to, but also any money saved up to pay off medical debt after my delivery! 8mo pregnant and they don't care.... Didn't even offer me a tissue as I sat crying in their office to try and explain my situation. Also, beware of the fire ants on property, some by the play set, which mind you is falling apart now, (swings are broken, and missing wood wall pieces from the larger set, which is also getting wobbly) there are big black wasps that make nests under the slides at the park and were sprayed but just come back. Also beware if you have a child or anybody with a peanut allergy! The field behind the apartments is a peanut crop and birds flock by the hundreds every morning, pick up peanuts and fly over the complex to the forest on the other side to eat them.... However they drop hundreds of peanuts on the ground in the complex. My two year old son is allergic... Can't let him run around outside because he may pick one up and eat it, which could kill him. Apartment walls are thin as well.... We can certainly hear our neighbors and our neighbors can hear us... And the cars outside for that matter if they are playing music. The spiders are a totally real thing! I've had to literally break their webs sometimes just so I could get to my unit! Never used the movie room, gym, or laundry facilities. I dropped my rating down to 2 because of this whole ordeal with the office... You don't treat tenants who not only rent your largest unit, pay for an additional garage rental every month, and pay on time every month without fail this way.... You certainly can't expect a tenant to agree to re-lease or leave without even knowing what the rates are. Shame!

I love it here! The Property Manager Mary is on point! She handles issues with respect and care. The maintenance staff is helpful and nice. I love the private entry gates that are available as well as the amenities included. If you are looking for a nice, quiet, or family friendly place to live, you have found it. There is also a "Cares Team" on site that plans three events a month for Residents! This was icing on the cake!

I signed a lease here for 13 months. I would first say that it seemed to be a great gated community before I moved in. Some military and students live in the community if you want to know who your neighbors are. A lot of people have animals that they do not clean up after so you may not enjoy seeing poop all over the lawn and sidewalks. The pet park is not ideal for people who have animals. Also, it doesn't matter if you live on the first, second, or third floor because you can hear everything your neighbors do which is not enjoyable. I lived on the third floor and didn't mind walking up a lot of stairs to be on top with no noise BUT that ended when someone moved in directly under me & it sounded like they were on top of my apartment. I could hear every conversation & anything else going on. Before I moved in, I read a google review that said there was a spider problem but I disregarded it. I wish I didn't because they were absolutely telling the truth. Spiders are everywhere in the stairwells and it doesn't matter what you do because you will find spiders making their way into your apartment & that is not a comfortable feeling. I found myself knocking down webs often that were built in my corners. I used spray inside & out but it didn't completely stop them. I think it's just that spiders are attracted to the area or buildings but they won't tell you that. Do not be sold on the fact that this community is gated because anyone has access. The gates are ALWAYS open during the office hours and ALWAYS broke which then means they're open 24/7. That is not secure at all. The gates were broken for almost my whole least. We had properly working gates for about 4 out of the 13 months I stayed there and that's a combined off and on total. They changed management and employees 3 times while I was there which should be a red flag of how disfunctional they are. As far as amenities, the pool was closed all the time. I believe I saw some people use it once or twice. The small gym is literally that. Not well equipped. Just three treadmills. One was broke. A weight bench. That's it. I had my own washer & dryer so I can't tell you about the laundry facility but of course you have to pay for it. The movie room I didn't use either but others have told me it was not functioning a lot of the time. Lastly, your rent and water are due at the same time which they do lot clearly explain to you when you sign your lease. So expect to pay rent plus however much your water bill is which it varies from month to month. Your statement of charges with rent and water doesn't come out until 1-2 days before the bill is due so have the extra cash on hand because like I said the amount varies month to month. And just to add in, they automatically subtract a carpet cleaning fee from your deposit when you move out (about $65-$75 fee) no matter if it's clean or not. Also, don't expect your deposit back until 60 days after you've moved out. Why it takes so long? Lazy management maybe because I did a walk through with maintenance the same day I moved out & he said that everything was fine. They just would have to clean the carpet as all apartment complexes do before moving another tenant in. I called to ask and the property manager seemed uninterested and just kept repeating " I sent your stuff off to corporate. It'll be there shortly". Well all I've received in the mail after a month and a half is a letter saying how much I'll get back minus the carpet cleaning fee but no check. So don't depend on immediate return of YOUR money. And I forgot to mention if you have children they'll have to wait by the highway to catch the bus for school if you don't drive them because the apartment management company won't agree on liability for the school bus to enter the property gates. I hope this review helped someone on their apartment hunting although it's lengthy. I gave my honest opinion but mostly facts.
