I love it here. The staff are friendly and super helpful with questions or assistance. The club house is super clean quite private and has great coffee and free wi-fi. Once every other month or so we have awesome community party's at the club house and the annual summer pool parties are enjoyabkr for the whole family with music, food, games, and prizes. Staff is awesome! Overall feel, is a friendly little community.
With the new manager and maint. supervisor things are really looking up. The grounds are so clean! Everything smells so clean and the staff are very friendly. I was extremely impressed with the property. It was welcoming and inviting. I would recommend it to any of my friends or family members in need of a new home.
PLEASE READ THE REVIEW IN FULL! Noise: You can tell the community is a little older by the insulation in the walls, but it really is well taken care of. The noise pollution in the area is pretty minimal, which is surprising considering how close to the mall we are. There is the occasional dog that barks for a moment, but that is to be expected anywhere. If you and your neighbor are cooking at the same time, you may here their pots and pans or a boisterous laugh. Other than that, my apartment is very peaceful. 4/5 Stars. Appearance: The grounds are very well taken care of. The grass and foliage always look very nice. The way the apartments are set up, it almost feels like you're living in a cute little village. There can be mud when it rains around/on some of the walkways, but this is Portland. 5/5 Stars. Inside the home: I currently live in a 1x1. The layout is nice, but after living here for a couple of months I've only found how much I DIDN'T appreciate it at first. It flows very nicely! I love the separated vanity area from restroom space. There were very minor wear and tear on the cabinets, some sticky drawers and some areas with drippy paint, but overall I'm VERY happy with my apartment. 4/5 Stars. Pests/Bugs: After the first month of living here, I did experience a flea problem. It was obvious to me that this was from the previous tenant, however both the office staff and maintenance/pest control team were very swift in response. No other pests than the single stray daddy-long-leg spider I found in a corner once. 5/5 Stars. Walkability: You can literally walk everywhere that you need to be from this location. Need groceries? 5 minute walk. Want to see a movie? 2 minute walk. Craft store? 5 minute walk. Visit downtown? 5 minute walk (to transit :P). 5/5 Stars. Pet-friendliness: I have a companion cat and he has been very comfortable here. He loves to perch in windows and peer out of the sliding glass doors. He is very happy, which makes me happy! I have seen an array of large and small dogs in the area. All of them have been very friendly OR the owners have been prompt about alerting me to their skittishness when walking by. I, like everyone else, just wish some of the owners would be more considerate and pick up pet waste. 4/5 Stars. On-site Laundry: Always smells clean and looks nice. They are not coin-operated which is very convenient. I heard there's an app you can use to alert you when laundry is done/machines are open, but I haven't really had a need for it. There always seems to be space for me and my dirty clothes. 5/5 Stars. Parking: Parking is rough at ALL of the communities in the area - believe me; I've saved you time and researched this myself. Luckily, Reflections seems to have enough carports for most everyone and they are mighty cheap in comparison to the other apartments at $30/month. My only gripe is about my particular spot - it does have posts on either side and makes you cautious about maneuvering in and out of the spot. It hasn't bothered me enough to change spots, though. 3/5 Stars, Shadiness: While I have seen police drive through here, I'm not concerned as I've never seen them have to detain anyone or come in sirens blaring and lights flashing. In fact, I feel safer knowing the area is patrolled. 5/5 Stars. Staff: While everyone in the office have been amazing with me, I have to be honest here. I will always prefer talking/working with Ms. Kate. She always remembers my name and handles all of my problems with careful consideration and expert professionalism. She is the epitome of a sweet heart. I haven't had to work with maintenance much - but the two times I did they were super responsive and courteous. 5/5 Stars. Overall: I would recommend living at Reflections at Happy Valley. Do NOT be fooled by spiteful reviewers who are not adult enough to handle their problems. Air out your home if you have a moisture/mold problem and don't expect compensation for something you or a neighbor did to the home - that's what renter's insurance is for. You WILL enjoy living here!
I had to break my lease because I wasn't able to afford the rent and utilities (you pay a lot for so little). I gave a 30 day notice and paid all the fees for breaking my lease, and the day before my move out date they entered my apartment, changed the locks, and threw out all of my belongings. When I went to my apartment to find that my locks were changed and confronted the office, they were unable to answer any of my questions. They couldn't tell me why someone entered my apartment on a day that I had paid a full days rent for, they couldnt tell me who changed my locks, and they couldn't tell me where any of my belongings were. I had to wait a week to speak with the manager and she had blamed the misunderstanding on a temp they had hired from an agency. I haven't received my belongings back, and am still waiting to see how much I owe them for fees.. They said they would "do their best" to reimburse me for my belongings and all my trouble. I've since been speaking to a lawyer 🙌🏻
Would be 5 stars if there were washer and dryers in the unit and lack of enough parking. But, they do have a coinless laundry room. They have changed all the windows to double pane, no longer mold issues with the new Windows. Management is great. The new company that bought the complex has done a great job.
