The Timbers have been my favorite apartments in San Marcos. They're a little bit older but the management has been really nice and the maintenance is decent. You can expect bugs from time to time, but mainly because the complex is surrounded by forest so it'd be very difficult to not ever have bugs. We haven't had any ants, just the occasional spider/mosquito getting in. Also, I would really recommend not living in one of the buildings next to the basketball court. I do, and you can hear people playing basketball from anywhere in the apartment during any time. For a while, people were playing at like 3am (though residents aren't supposed to use it after 10-11), but after we called management about it the problem got much better, though not completely resolved. Other than that, it's been great! I love the location, the community is relatively quiet, and it feels very safe and secluded. It's definitely walking distance to the campus and the square too. Everybody in the complex is nice as well, and there is plenty of visitor parking for guests.

Actually, let me start off by saying that I absolutely loved living there. My view of campus was amazing. It took me a whole five minutes to walk to class. The front office and maintenance were good people. I made a handful of great friends and some memories I'll forever cherish. With that being said, be forewarned that they will rape you with your "final account balance". $1800 to be exact. I admit there were a few spots that need touch up paint but that was not our doing. That was the crap paint job done before. Along with the paint on the floors. Some $200 to paint all of four measly kitchen cabinets?! $25 for light bulbs? Really? $10 to clean a nasty ass toilet that was stained beforehand? $50 for "small holes"? You mean from thumb tacks? I'll admit a pet deodorizer is due which I will gladly pay for but nearly a grand to replace the entire carpet with maybe two small stains located in one room?? Do yourself a favor a pay more for a place that will not screw you in the end.

Lived there for 2 years. Staff were pretty friendly but were changed pretty frequently. Overall decent place. Not too bad for a college apartment.

we've had giant roaches, scorpions, a moth infestation, and silverfishes. I've seen my drunk neighbors urinate in the parking lot twice in the last month. stay away.

I searched all over San Marcos trying to find a new place to live and it was suggested to me by a friend that I checked out The Timbers. My decision was between a property off of LBJ and here ad I have to say I am so happy I decided to stay here. As someone new to this area of TX I have to say that the office & maintenance staff have become like my second family. Whenever I voice a problem it is promptly taken care of. I love rolling out of the bed and walking down the hill, i just hate walking back up it!!! It is so peaceful up here and I love my wood floors that will make for an easy clean up come move out time. It's sad there only seems to be people complaining on here and not reviews of people who aren't just upset because they don't like policies or didn't get their way.
I know everything has worked out for me, and I highly recommend anyone wanting to find a cozy place close to campus stop by and judge The Timbers yourself.
