I really enjoy living in this complex. The location is perfect and I never have issues with noise or crazy neighbors. The 2 bedroom is quite large, a lot larger than most complexes we looked at prior to choosing this apartment. Anytime I have an issue they are quick to take care of the situation (pest control, a/c issues, etc). The staff is very friendly as well. I think the only thing I wish they had were fireplaces in the units. Other than that, I love it here.
I stayed at Waterford Forest Apartments for five months after my home required extensive repairs from ice storm damage and I could not have been more pleased with the accommodations. We were in a newly renovated apartment that was absolutely immaculate. The grounds were beautiful and meticulously maintained. I had to call maintenance twice and they responded immediately. I have never lived in an apartment complex before so I was pleasantly surprised how well the unit was sound proofed. Very pet friendly with waste bags and receptacles throughout the complex. Very well managed property and the abundant parking was a plus.
Agree with other reviewers that the grounds are fine, the amenities are fine (gym is on the lame side of fine, but it's okay), laundry facility, etc. Rent started out reasonable, and then they presented me with an 11.5% increase my second year. I was shocked and sadly couldn't leave then. My third year they wanted yet 8% more in rent, and I just wasn't going to endure that kind of outrageous increase a second time, so I left. The office staff I interacted with day-to-day were pleasant enough, but the property manager is uncommunicative in the extreme. Never once did she speak to me or help me. When I wanted to discuss the rent increase, I was told that she would not talk to me about it. Seriously? And then, at move-out, they initially said I only had to pay a $50 carpet cleaning fee, but have now billed me for the cost of replacing the entire carpet. No one gave me an opportunity to verify that the stains couldn't be removed, which seems like tablestakes customer relations to me. To add extra insult to the final billing process, they are charging me a $1.25 "final bill fee"---the charge, I presume, for the pleasure of them sending me a bill. AND they declare it due 30 days after it was dated, even though I did not receive it until halfway through that period. What could possibly take 10 business days (16 calendar) to fold up some paper and stick it in the mail? As a final thought, I also found it beyond insulting that they openly and semi-aggressively solicit residents to contribute to Mid-America Apartment's corporate charity of choice. I ask you, when you go in the office to pay rent, do you appreciate a large jar that reads "Empty your pockets for the Open Arms Foundation?" I certainly did not. Bottom line: Between the hidden fees, rude management, and wretched resident relations at the corporate level, I would recommend you avoid Waterford Forest. I thoroughly regret living there.
Cockroach and mice problems! Unorganized staff! Noisy neighbors! Hidden cost in rent. Can't wait to move out of this dump
