I have lived in these apartments for over 2 years. A little over a year ago the complex was purchased by another management company. There have been several improvements including new siding to every building, updated pool furniture, an old tennis court turned into a dog park and a complete renovation to the clubhouse and gym. Since I moved in over 2 years ago I am in an older unit. However, every time a resident moves out of their apartment it is renovated with stainless steel appliances, new carpet, new kitchen and bathroom flooring, new washer and dryer and walnut colored cabinets. The staff is always polite and any time I have called in a maintenance ticket it has been taken care of the same day. I really enjoy living here.
Awful apartments. They don't look nothing like the model they show you. They just tell you your apartment has different colors but they never mention is different colors and materials. The kitchen is awful. Everything is old as hell. The bathroom is nasty. Gets stains everywhere. And if you ever make a stain in the carpet get ready to spend 1000$ cause you have to replace it and it's just one piece for the whole apartment. The worst place I've ever lived in my life.
if you can find another place to live do so. They gave me a good deal during move in so that why I did it but thier customer service is not that great and they make paying your rent a pain in the ass .
AWEFUL, FILTHY AND ANTIQUATED, while these apartments have a great curb appeal, you may want to spend a few moments by the large and disgusting garbage dumpster on the property that routinely overflows with garbage and is teeming with rats and bees. The smell that emanates from the “dump area” is enough to make you gag. My apartment looked NOTHING like the model I was shown. It was infested with ants that presumably lived underneath the filthy and unpadded carpet. The “free washer and dryer” (purchased second hand by Belmont) did not work properly and were extremely inefficient. The third replacement washer finally worked yet was on its last leg when my lease was up.
The vanity in one of the bathrooms had black mold growing in/on it. The cabinet was made out of particle board which was distorted due to water damage from previous tenants. When I pointed this out to management on my initial inspection, the “fix” was to apply simulated wood contact paper over the distorted and rotten wood. After completing their 1 minute “fix” to the vanity they declared it safe for human use and noted that they “had sprayed something” on the black mold and proceeded to declare “that the mold was dead”
The hot water had a brownish hue to it and smelled like dirt. I asked to have this checked out by management. After their cursory 1 minute inspections they said that it was “just the way the city water smelled/looked like in Fredericksburg, VA”. Knowing quite a bit about plumbing and hot water heaters, I took matters into my own hands and spent the better part of a day purging the hot water heater that had years of sediment built up inside of it. After watching the first batch of sludge ooze out of the drain it was apparent where the smell and/or color were coming from. I brought all of this to the attention of the on site management staff. I would receive a perturbed look, would have a seat with the senior manager and listen to her deep smoker’s voice drone on and on about how busy she was and that she would certainly look into it. After the 3rd time meeting with “Smokey” I determined that the face to face meetings were futile, I passed on the week-old cookie that Smokey offered me and as I walked out the door heard her deep and raspy voice with a thick Virginia accent holler, “Thanks Jeffrey, stop in anytime!”
I don’t even know where to begin with this awful place. So I will start with the staff, which is small so you will get to know how terrible they all are. The manager just sits in her office and eats all day, while taking the occasional ride on their golf cart. The two "apartment specialists", are only special in reference to their dumbness. They are not helpful and only act like they care, until after you move in, and at that point they turn into thieves. The maintenance staff consits of three "ex-cons", they are in-fact all ex-cons. I am uncertain of their exact convictions, but after moving out, I believe I saw the short-fat one on "How to Catch a Predator". I saw two of them smoking Marijuana in the woods towards the back of the complex, while washing my car. There is no security as, my vehicle got broken into once, and my friend who spent the night got their car broken into as well. The air conditioning is terrible in this architectural nightmare. Although the apartments look like they are well built from the outside, they are not. The pictures are so deceiving, and the amenities are a joke. I would say if you want to get treated like dirt, and live in a terrible environment, you should definitely consider moving here. I have lived in many different apartment complexes’ across the United States, and this is by far the worst experience I have ever endured. I write this review with such strong conviction not as an angry rant, but to warn those of the experience I had and inform the people of Fredericksburg (which is a lovely city) of this "death trap". Not worth the money, time, trouble or grief.
