I haven't lived here too long, but thought it might be useful to let people know about the pros and cons of this complex: Pros: huge floor plans. Much larger than anything else we looked at. Amazing location. Being across from town center is awesome. So wonderful for families to be able to walk across the street with all the fun things they always have going. Plus aliso viejo is just an awesome place to live, in my opinion. The maintenance staff is fairly prompt and very, very pleasant. I've really enjoyed dealing with them. It's pretty quiet, I never hear my neighbors and there's very little noise on the street. Cons: office staff is kind of useless with anything out of the ordinary. The property manager, shay, is also extremely rude and unprofessional if you disagree with her at all. She's very pleasant as long as nothing ever comes up. The office staff in general has been a primary complaint as I've talked to neighbors about living here. Also, the finishes feel cheap for what I'm paying in rent. This is the absolute cheapest carpet they could have put down, and while this isn't specific only to this complex, I will never understand putting carpet under the dining area. That's crazy. The three bedroom balcony is also ridiculously small, somewhat due to the enormous air conditioning unit on it. Seriously, it is a joke even trying to eat out there, it's too small. The tri-level gets old fast, especially since the laundry room is in the garage. So every load of laundry must be brought up and down two flights of stairs, and every car load of groceries must come up at least one flight. This is especially difficult with young kids. Also the single garage is sooooooo narrow unless you have a small sedan. It's really hard to get my van in and out and very hard to walk around the car once it's in. Lastly, parking is awful! I wish they had assigned spots. They assured us over and over before we moved in that parking is never an issue and that they have ample parking. Either some areas are bad and some are good (this is a huge complex) or else that's just false. Where we are, there is frequently no available parking close to our door. My husband has had to park quite a ways from our building because all the closer spots are gone. Obviously, we have decided that for right now it's worth the trade-off. But I definitely don't see us staying here once we can afford to rent the house.

This is a beautiful location, however, you will pay through the nose for it. The management is only cooperative when your signing your lease. If you have any other problems with the unit or need help be prepared for complete disinterest. They will charge you for everything, and if you loose a pass prepare to pay $75 for it. This is not a teen friendly complex, they will be met with suspicion by all the security, and repeatedly have to prove they live there. If you schedule a service to be preformed, they often are not on time and if you call to complain you'll be told they never promise a time. Overall my experience was horrible. Unfortunately, they are the only 3 bdrm. apartment complex in the Laguna/Aliso Viejo area. Think twice before renting here...Between the mgmt. incompetence and complete lack of any customer service skills, not to mention the attitudes, your better off anywhere else.

The location is fantastic. I loved my apartment. Great views, good breeze. #73F to be exact. Right above a hot tub which made me feel like it was my own private tub. Hopefully this review will help. Apartment location-73F...Pretty much the best location in my opinion Noise- it was so quiet and rarely did it get rowdy and when it did it was on a weekend and never too late. Cop visits- on my side of the property I only saw the police twice in the 2 years I lived there. Garage- Great space and easy but not big enough for my truck so I had to park outside with a permit. The garage did its job. Parking- Very good. On occasion people forgot how to drive and never parked in between the lines so it made it hard to park. Only about 5 times during my stay did I have a really hard time finding parking near my apartment. Those days it always made me wonder why more people didn't park in their garages. I never ONCE saw a tow truck tow a car on my side of the complex. I think the permit was just a hoax to get me to spend $100 dollars for. I never got that money back. Apartment size and amenities - As I said I loved the apartment, it was big, had lots of storage and was updated and clean. Ok now for the dark side of the place.... I was on the 3rd floor. My Russian neighbors below me loved to smoke. Unfortunately smoke rises and I am absolutely positive that in those 2 full years I took a few years off my life because of the 2nd hand smoke. Every 20 minutes on the patio when they were home. I guess it comes with the territory but I had to keep my windows closed to avoid it and I rarely went on my patio because of it and my patio was AWESOME! If and when the doors/windows were open I had to have fans at each entrance blowing outward not to get any smoke. It was that bad. Nothing like leaving the windows and sliding door cracked to enjoy the cool breeze at night to wake up at 1 am in the morning with a haze of cigarette smoke in your apartment. My last apartment banned smoking within 50 feet from the building because of this same type of problems with so many apartments together. St. Moritz should do the same and make a smoking section. That part was 50% of why I moved out. Rent- $1550...REALLY. 1 bedroom junior apartment. IF and ONLY IF they would have not tried raising my rent above the $1500 mark($150 per year)I would have sucked it up for another year. Guess what??? The other 50% reason I moved out. If you are reading this and you are the person or family who gets charged this much for this apartment(73F), good luck with your lungs! Management- Ugh...Like other posts...they were nice and courteous but lacked any real skills. I realize there are like 750 units in the facility but grow a brain and think before responding to your renters. It was easier to deal with them virtually through online than in person...Oh yeah! It is 2013, people travel, make your online services work on mobile devices. I also will say this. Cover every aspect of your move out. They charged me for a partial cleaning. My apartment was professional cleaned by my maid when I moved who I have had for 2 years now. It was cleaner than when I moved in and to tell me things that they said to justify the $90 dollar hit was hilarious. Just know no matter how much you spend or do they will try to nickel and dime you to death. My advice, videotape, pictures and have them walk through after you clean it with you in their presence. I should have done this but I was traveling. I just love how they treat a renter who would have given them another year AND was never once late with rent the shaft like this and take advantage of a person. Would I live there again? As much as I like the location I think there are way better places with way better management that will actually not take advantage of you and treat you like a person and not a #.

I'm going to miss St. Moritz! I wish I didn't have to leave! My husband & I have lived in both the 3 bedroom & 1 bedroom apartments here & have no complaints except that the 1 bedroom is set up a bit odd (bathroom accessed only through bedroom), otherwise, we are very sad to have to leave (my husband is getting out of the service & we're going to go live closer to family) :( I would highly recommend checking out St. Moritz if you are in the market for an apartment!

Lived at St. Moritz for over 4 years, in two different apartments. As far as maintenance they've always been quite responsive. It's a quiet complex as well. The location is convenient; I walk across the street to go to the market and bookstore all the time. No complaints from me.
