If you want to never sleep this is a great place for you. I have a neighbor who plays loud music at night. Only after we called the police and the police submitted a report, the manager did something. The impact was moderate anyway, since they still play music in night, but at a lower volume. We still weak up at 3 am because of the vibration of their stereo. The same neighbor has the bathroom fan on all night. We can't sleep because of the noise and the vibration. The manager says they can't do anything about that. The manager treated me impolitely when I brought it up and only after multiple complains they decided to do some maintenance on our neighbor fan. Result: we still don't sleep because we can still hear it all night. Other neighbors are also noisy. We often have to ask to turn down the volume of their TV, stop using their exercise bike after 11 pm, stop talking loud when smoking in the parking lot. Finally, car alarms and the garbage truck at 3 or 4 in the morning! Impossible to sleep!
I lived in Dawson Park for about two years. All of the information about drug dealers/hoodlums in the parking lot and the soothing sounds of garbage trucks 3x weekly in the wee hours of the morning (which I was specifically told absolutely DID NOT happen before I moved in) is completely accurate and still true. Homeless people go sifting through the recycling bins regularly late at night, and you can hear them yelling at themselves and smashing the glass around. There's also the wonderful aroma of decomposing flesh and cigarette smoke on most of the floors and yes, a barking little yip yip dog who nips at your heels as you walk by. All the mailbox problems are true as well, and I honestly would recommend a PO box if you're planning to live here. What they failed to mention on top of all of that is that only TWO people run this entire complex: one office manager and one repair man. The office manager posts minimal hours on her door (ex. Off Saturday through Monday, 1:30-4:30 on Tuesday through Friday type deal). The ridiculous part about this is, there are days she doesn't even show up for those few hours, or she'll come in for a half an hour and dip out before anyone can speak to her. And don't bother trying to call; she even admits she barely listens to voicemails. I'm very much under the impression that she's salaried and kind of just comes and goes as she pleases. The repair man will only repair something quickly if the health or safety department requires it to be done. Otherwise you're much better off repairing it yourself if you have the know-how, as you'll be waiting a very long time (or until after you move out like I did) for him to do the job, even after submitting multiple service requests. Don't get me wrong, they're both VERY friendly and great people, but that doesn't help me get my sink fixed or my rent inquiries answered. This complex has just two things going for it: it's cheap and in close proximity to all four quadrants of Portland. Apparently they've built a New Seasons Market a couple blocks away since I moved out, so I suppose that's a bit of added value as well.
I've lived here for over a year. In that year, there has been a change in apartment management which has improved the community, environment, the appearance and so much more of this apartment complex. The apartment staff (the manager and maintenance man) are friendly, helpful and efficient. Great location! The apartment building is near: trendy shops on Williams Ave and Mississippi Ave, and it's right across from Dawson Park and near other parks. The location is convenient to downtown, near the Convention Center, Lloyd Center, and Broadway St.
On a scale of 2-5 101 N Morris is 2.5. improved since drug dealer & her pals left in mid-summer ... but Fact #1 there is no such person of "tana" but there are lots of pes of "tanyas" Fact #2 public park is nick named " the africian American drug park" by church going law respecting blacks! MANY tweakers h arras & panhandle 24/7 on sidewalks or sit & pee @ bus shelters on Vancouver & Williams waiting for buyers to come to them because they've been trasspassed out of crack park. OTHER FUN FYI FACTS: Hallicous loud trash pick up 3x week 3 am heard on 3 sides of building. Very loud car stereos & people in parking lot even after building is supposed to be quiet - 9 pm - 8am. NOT GOOD if you work shifts & must sleep during daytime or early evenings. Halls & elevator STINK of every type of a smoke.Lots of barking dogs growl at people and each other 'till owners can yank their chains. Its an open secret & well known by neighbors that routinely the relatives, pals and BF/GF who have NOT been screened & criminal background checs done, so not on lease will "move-in" for weeks unnoticed by mrg. Creepy = like what happens in cheap downtown buildings. Tho' not technically located in the downtown, dawson "atmosphere" has become are more like the rough hard core downtown types.... much late night, drive up & pick up or , drop off going on, which o'course is never seen by the 10 am to 4 pm daytime manager ... draw your own conclusions HERE. Standard business practice is for manager to often deny that there are vacancies and also not to advertise officially, publicly or properly. Mrg will as SOP, tell callers misleading answers when in fact there ARE vacancies but the unit is promised unofficially to someone and she is waiting fo rthem to get their paperwork and stiff together. The Housing Authority of Portland is the REAL owner- income property management is the for-profit shill/front company. By choice & company policy, mrg is 96% oblivious to rude, hostile, racist, sexist behaviors that bring down the quality of life - the co. 1st goal is to keep the bldg full & rent coming in. Manager habitually records visitors & residents conversions though the building entry intercom call box and eavesdrops on people when they're standing near entry doors. Lately, seems to be a problem with very unreliable mail delivery mail not arriving and out going mail not being picked up & "delivered" or its being fishedout of the outgoing box. Ex mail carrier ("retired? on vaca?) used to show or tell mrg the mail she delievered to people or show their outgoing mail to mrg. mrg is always "checking" to see if people's mail box keys are "working: by usingthe master key on boxes....
