I have been renting at 901 lofts in Lawrence since August 2013. I am there during the academic year (August-May). Last year the tenant two floors up was running on his treadmill and blasting his music at 5:45 am. Several other tenants and I complained, and Kristen, the district manager, essentially ignored us and refused to take actions. Eventually, the last office manager they hired took care of the situation. In the meantime, Kristen offered that I move to another unit. We agreed that I would pay another security deposit (which I did) and keep my furnitures in the old unit until July 31, at which time I would have them moved to the new unit. In July she claimed, through the office (I have tried to reach her and left her two messages which she never returned), that she never made that promise. I understand that because I was not going to be there, I sublet the apartment through first management (at a total cost of about 300 to me) and allowed the person subleasing my apartment to use my furniture. However, I did not believe and was definitely not informed that that would affect the agreement Kristen and I reached. Mid-July the office asked that I move the furniture out by July 31. Further, the office was not willing to allow the furniture into the new unit until I returned to Lawrence on August 13. In my judgment, First management should have honored the verbal promise that the district manager made. I asked that, even if they considered this courtesy and good customer service, I not be forced to move the furniture out and back in. It did not work. First management claims to take care of its tenants, a claim that is hard to believe. In addition to what I have stated above, they do not clean the apartments between tenants, patch the holes up and paint the area instead of painting the whole wall, and ... They cannot even keep their property managers for more than a few months!
Pro -- great location-- you have all of mass street within walking distance, fairly nice fit and finish, i thought management and maintaince was easy to work with, I either had quiet neighboors or thick walls (but I was on the top floor) so not alot of intra-apartment noise, it was nice being close to the parking garage as I had free guest parking, covered parking is $100/year or so from the city of lawrence, close running trails/swiming/library, free w/d in the unit is nice Con -- Fairly pricely for Lawrence KS --- its probably the one of the nicer apartments in lawrence and you pay the priviledge for it, the fit and finish of the materials is less than the cost of the rent in my opinion, I think management should have worked out a much better deal with the gym below it -- as it stands I think you get free gym access after 7pm (until 9pm) which is okay; I think they should have half-price gym membership The concrete/tile flooring always looks dirty despite no matter how often you sweep and mom , the A/C unit condensor would collect in the drainage pipes and somehow make my unit smell like sewage from time to time that was fixable. The biggest con in my opinion is the noise --- something I thought I could avoid being on the 7th floor but giving A. drunk college students B. lots of construction in the area (that is tapering off) and C. Lots of outdoor concerts and music playing in the area it can be deafening loud at times in your bedroom. I thought that this could be negated by being up high or facing a direction opposite of construction or the nightlife but I do not really think that this is true.
