Place is awful. We still have a gnat infestation since we have moved in even though they claim they have sprayed. They told us when we applied the rent was going to be a certain amount. We get our first rent bill and they say our rent went up $250. The dish washer is from the 90s or something. It's not well insulated. Theres cracks and holes everywhere. The windows leak when it rains. It is nowhere near worth what they charge. Theres never a.parking space within in a mile. So be prepared to park in the front of the complex and walk to your apartment. The mailbox key gets stuck everyday. If I would have known any of these things I would have never signed this lease.

4.5 of 5 stars No apartments are amazing and a large majority of the persons leaving reviews are those whom are upset. I've lived here a year now and I would continue longer. To all those who say I was charged this fee or that fee or it cost this much and the late penalty was this.... you should have read the lease. Before signing or asking those questions in the beginning. That's your problem for not reviewing the fees you could have prevented for not making late payments or promptly explaining a situation to the office staff. Not once have I gone to the office and had to wait unattended, been treated badly, or felt disrespected by anyone except tenants like yourselves. The trash problem is ridiculous sometimes but once again... the tenants. If they can't aim for a huge hole in the side of the dumpster I can't imagine how their own apartment looks like. There is now new maintenance supervisor named Carlos, which is great. Came to my apartment at 11pm on a Sunday because a pipe accidentally busted. Sure I was Pissed my wash room was flooding but he arrived quickly and ready to go. They resolve everything promptly IF YOU RESPECT THEM. If not,they will Help the residents that put the requests in first that treat them with respect. Gates are an issue but its once again from residents trying to speed,into the,gate and hitting them knocking them off track and breaking the chains. I've seen it happen, 3 times already because my previous apartment was in the front. Safety wise, it is just okay. But so is anywhere. It's not safety issues from the,complex it's people giving this complex a bad rep. They maintenance come in twos. Aswell you have the option to request to be present when they do repairs or enter the unit. Police center across the street and they are improving lighting with brighter lights as we speak. Know how I know? I asked. Ask and you shall receive, don't tell them to do something. How would you feel, to be the adult you are, being talked down to. the children that roam around here at 5,6,7 years old with no parents so control them before trying to control someone else. Control yourself, your children, and treat the leasing/ maintenance staff with respect and this complex will go a long way. Pros: this apartment complex Cons: the person's residing in the complex

Do not move here. The latest reason: Me and my neighbors things have gone missing. Money, ipods, makeup, the most random of things!!! And when they say they are doing an inspection and a front office person will be with the maintenance guys, they LIE! They come in unauthorized. Reason #2: They put your entire year of rent on your credit report as "debt" Calculate $700x12=$8400 in debt. Which lowers your credit score. We have been trying to get out of our lease. My perfect credit went way low all because of that, NEVER missed a payment. Reason #3: People will steal your gas. Every day, gas tanks are left open, things are stolen out of cars, etc. It is HORRIBLE. Terrible staff, they don't do anything, nor do they care. If I could give them 0 stars, I would. The apartment itself is decent, and cheap rent. But you will highly regret living here once your stuff goes missing and you can never move because your credit goes down so low. Please take my advice!

Pros: Cheap-ish, convenient location Cons: Incompetent staff (with an exception to 1 or 2 people), poor customer service, poor foundation, never answers the phone, full voice mail, no parking, security gate is broken WAY more than it works I've lived here for about 5 1/2 months and the initial process and meetings with the leasing agent was awesome. She was very friendly and answered all of our questions. The move in went smooth, but that is the only good I really have to say about Los Rios. After the first month we received extra charges on our bills for the next three months. They enforced an online payment site shortly after we moved in and failed to mention each person on the lease would have to enroll in order to waive other charges. I called about this issue several times and was finally able to get a person to answer the phone, the manager, she helped resolve the issue. Next month we had our car towed (my fault) but I feel this would not had been an issue if the parking wasn't a nightmare. If I come home past 6pm I have to park in the front of the complex (near guest parking) and walk in the dark poorly lit community to the back where my apartment is located. The next two months we had issues with the leasing office charging a car port to our account (WE NEVER HAD ONE). The first month this happened, I spoke with the manager again VERY displeased at their competence, and she advised me to dis-enroll in auto-pay so she could have the accountant adjust it. It took almost 2 weeks and several unanswered calls to get this fixed. I assumed that was the end and come to find out NEXT month they auto-drafted our account for rent and a carport we didn't have. I was livid. I figured after all the calls I made, and office visits, it shouldn't be difficult to take a car port off our monthly bill!!! So, I spoke directly to Ashley (the accountant) who so far has been the most helpful employee I've encountered, and she removed the carport from my account instantly (I checked) and returned the funds. Also, the security gate (which we loved the idea of) never works. And any time we had problems, as mentioned above, no one has ever answered the phone on the first call. I have to call 3-5 times. I would leave a voice mail like a normal person but that is always "full" and will not let me leave a message, so I assume they do not check that anyway. Very frustrating. After all this, I wrote to the management company with no response. Overall, not liking living here at all. I'm just fed up. It's my fault for not reading the reviews sooner or taking them seriously, but you live and learn. :(

Pros: Reasonable rent, good amenities, helpful staff, shopping opportunities in the Murphy area improving, disc golf baskets (!!!). Cons: Mandatory basic cable TV fees, many of the residents insist on piling their trash against the dumpsters instead of just waiting until Monday for them to be emptied, poorly designed parking layout, weird apartment layouts that make it somewhat difficult to arrange (my) furniture. I moved here from the west side earlier this year to be closer to work and so far I am happy with the apartment. The staff is awesome and the common areas are well-equipped. The trash system could use some work. There are only two dumpster/trash compactors for the complex, and during the weekend a lot of people will just pile their trash up instead of waiting for Monday so the dumpsters can be emptied. I feel bad for the site maintenance guys because this must be disgusting.
