I've been living here about 5 months now, and so far it has been a very pleasant experience! Yes, it does suffer from the same issue quite a few other apartments suffer from, which is noise from upstairs neighbors (the noise of people walking). For the price I would have loved for them to invest a bit more in between-floors soundproofing. Overall though, noise level is usually very low. The grounds are tidy and well landscaped, the office staff has always been courteous and professional to me, and I enjoy the ammenities that the office offers. There is a mandatory trash valet service that does trash pickup outside your door Sun-Thur that will run you around $20, which I would actually have done without if given the choice, but it is what it is. The interior of the apartment is very nicely finished, with the taller ceilings, crown mouldings, nice cabinetry, decent appliances, and a good-sized master bedroom closet. As noted, they will only show you the example apartment in the office, they don't show you the actual apartment until you are almost ready to move in. The example apartment has all hardwood flooring and some interior brick, but the lower priced apartments do not have interior brick and all hardwood, they are part hardwood and part carpet. That being said, I rather like having partial carpet, as it is softer on the feet, haha. I was very satisfied with the move-in condition of my apartment. As always though, ensure you note every little scrape, ding, dent, break, and squeak on the apartment inspection paperwork they give you, to help ensure there is no confusion later on what the condition was before you moved in and after you moved in. I appreciate the fit and finish of the exterior of the buildings as well, and their rather modern look. There is an issue with a few of the pet owners not picking up after their pets, which can be frustrating. Also, just because it is a 'gated complex' does not mean you should leave your car unlocked. Overall though, it is by far the nicest apartment complex I have lived in or visited, and am happy to recommend it to others.

Facade: This apartment complex is a another good example of the lack of service and laziness in the metro Tulsa region when it comes to the bigger picture. If there was such a thing as an organized boycott of a corporation I think this would be a good example of what to organize against. Maybe if the owner or group didn't hide behind a corporate structure and took accountability then they would get it. Preaching community, yada yada yada. It's the same old story - want your dollars, but don't want to give good service. Simply, don't go with 98 apartments - you won't be satisfied. As D. Trump said: "Your Fired!" 98.

The apartments and atmosphere is nice. The only physical issue I have is the poor paint job done inside as there is paint on the counter tops and dark kitchen cabinets. I love the pool, dog park, and everything that this complex has to offer. However, management is extremely childish and treats issues within the apartment like a teenage girl. I am constantly seeing issues on the their tenant website being ignored despite the fact many of us had gone to management to address these issues (such as the trash, gates, parking, etc). When you send them an email regarding an issue they skim over it and give you a response completely unrelated to the original email with somewhat of an attitude. That in itself is unprofessional because you expect someone who is in charge of operations to read each message carefully to resolve the issue to the best of their ability. That is NOT done here. If you are interested in a nice apartment with great amenities then this may be the place for you! On the other hand, if you are seeking excellent communication between a property manager and yourselves as tenants, I would suggest going somewhere else.

From my first visit I was very impressed with the office staff. They greeted me upon arrival and answered all of my questions! Overall a very positive experience. I am so happy that I joined this community. Last but not least- the ammenities are endless & the apartments are in a very central location!

DO NOT MOVE IN HERE! This apartment complex is EXTREMELY unprofessional and bitchy. They have the people upfront saying one thing and then decide it's a bad idea to stand by their word. For example, I was told my friends could bring their dogs to the dog park, then received a phone call that I wasn't allowed to do that because they can't prove for vaccinations. They didn't have much to say when I argued that they can't prove the people that are going to pool as guests aren't cereal killers, molesters or any other kind of monster. They also told me that since I was moving out of the apartment early(1 month and half early and was fully paid in rent until end of contract) that I could shut off my electric early... that was ALSO a lie! I got informed by them saying if i turn it off they will bill me and it is a breach in the contract. I was also told that when I put down a 500.00 pet deposit that there was a possibility that 200 could get refunded and the other 300 would go to damages in the apartment. Well, only 50 of that 300 went to the damages and now they are saying I owe them 280. and that only happened because I called up there arguing the case. Also, the manager is extremely rude her exact words to me were 'we have to clean your carpet from your pet PISSING on it' Note: My dog is more than potty trained and never once had an accident in the apartment. If you decide to live here, think twice if you still make the horrible decision please, record every call and conversation that takes place because they do not honor anything they say. They are very unprofessional. REFUSED to give me corporate information so I can voice my opinion to them. They are rude and they apartments may have granite counter tops but they are put together extremely cheap, my nails in the carpet were already poking out 2 weeks after moving in, my patio door never shut all the way, my front door was beat to death upon moving in (1st people to live there) The sink and countertops didn't connect so washing dishes also meant mopping my floor because all the water would splash out from the gap. The breaker box never shut, the ceiling had random black marks from day 1, they send you an eviction notice when your rent is already paid before it is even late. (it's late on the 5th I paid it online in their system the 3rd and got a letter on my door) had to argue with them about that. The 20.00 a month trash service you HAVE to pay for each month will not happen sun-thurs as guarr, they tend to miss a lot of door AND if it is over 10 lbs you can kiss that goodbye, they wont touch it. The other people in the complex will put trash in your trashcan and then the complex will send you a nasty picture and letter in regards to it. No one there picks up after their dogs, stepping in poop at least once is pretty much a guarantee. The walls are paper thin, you wanna know what your neighbors are having for dinner? Just ask through the wall if you haven't heard them talking about it already. Also, be sure there isn't a baby in the next door apartment, unless you are into crying children. Before you decide to move into this ridiculous excuse for a 'luxury apartment' know the looks may be decent but the structure and ladies in the office will ruin everything and make it a living hell. I was a good tenant, my rent was always paid most of the time in advance, I was quite and never got complaints and followed the 'rules' and still had a horrible experience.
