Getting Pre-approved gives you a huge head start and leg up on the competition so you can stay a step a head of them. Once approved (see the requirements below), you can walk into any unit and claim it instantly with a holding fee to lock it down, You Holding Fee is just that, a fee. The Holding fee secures the space. Fees are not returned. Your holding fee turns into your deposit, paid in full, upon lease signing. Holding fees are classically $300 for a small studio, $400 for an apartment, and $600 for a full home.

The ideal candidate(s) will have a minimum credit score of 650, no active collections, no felonies, no violent charges of any kind, zero evictions, and have a (combined) Net or take home (IN YOUR POCKET after taxes) income of 3 (Three) times the posted rent. If you do not qualify traditionally, you may use a well qualified and collectable co-signer or put down 2 months of rent as an additional deposit. 1) Mike is an old house nerd above all things, who believes that an empty unit is better than a bad tenant. We have multiple hundreds of units in West Central and the urban core. If you want to live in West Central and downtown historic spaces, we would love to have you. Mike has lived in West Central for over a quarter of a century. He, with his goofy old man hat, is a fixture of the downtown street scape. Above all things, we need to know that our residents are decent people that respect others and boundaries. We want good neighbors, and the other residents of West Central and downtown certainly deserve that. Mike LOVES great neighbors
2) PLEASE don't apply if you are under a 650 Credit score, have active collections, or have unforgivable criminal charges. You won't be approved. If you are a decent person, but simply have a challenged financial history due to poor choices, or a lower direct income, you can still qualify. (please see #3 below). However, to be as blunt as possible, if you are a financial dumpster fire, with no way to mitigate the risk involved in renting to you, please don't waste your time and money by applying. There are companies that will take you. We will not. We will absolutely leave a space sit for months on end before ever purposely selecting a poor tenant. An empty apartment is ALWAYS better than a bad tenant. If you have a soul, love downtown and historic properties, have taken care of your responsibilities as an adult, then absolutely please do apply. You will find a kindred spirt in us.
3) If you are an overall decent person, but have made poor financial decisions that have created a track record of not honoring your financial requirements, OR you simply don't make enough take home income to qualify, we are still available to you. You will need one of the following to rent from us:
A) a well qualified and collectable co-signer (700 or better FICO score), or
B) two additional months of expenses held in escrow with the deposit. In addition, you will also need to pay your first months rent and expenses to acquire keys. To put that into dollar terms, take the posted rent x3 (move in month plus the two additional for escrow), add the posted deposit, add the water/sewer fee, and any pet fees x3. It will most certainly take over $2K to move into anything larger than a studio or a small one bedroom if you choose this option. Please do the math so you understand the expectation. If you are already financially challenged, the last thing you should do is throw away $25 a head on application fees for something that won't work for you.
3) If you have committed a deal breaker criminal offense, it doesn't matter, we will never approve you. We will NEVER put our current residents and our neighbors at risk because of your past life choices. You already know what we mean by "Deal Breaker", don't try and be cute about it. If you committed or participated in something horrible, don't even ask.
Again, Please, don't apply unless you qualify. Seriously, please don't. You will waste your money and never be approved. West Central and downtown are just not the neighborhood for you at this time. We would love to talk to you in the future.
