We lived here for two years. The neighborhood is nice and safe. The floor plans are spacious. They recently added a small dog park for residents and have dog waste stations scattered about all community spaces for dog walking convenience. There is a lot of wildlife to see when walking the grounds (cranes, Hawks, rabbits, toads, the occasional small alligator in the lake and day racer snakes) which could be a plus or minus depending on your enjoyment of nature. Maintainence and pest control always responded in a timely manner to any requests. The cabinets, counters, floors, paint and appliances in the upgraded units are very nice and worth the slight rent increase in my opinion. Our only notable issues while living as residents were the constantly broken front gate and the lack of closets/storage in the apartment. There is a walk-in closet in the bedroom, a linen closet and outdoor storage but nowhere to store a vacuum or hang a visitors coat. At least in the one bedroom floorplan. There was an earlier issue with Maintainence showing up unannounced due to repeated confusion between building numbers but it appears to have been addressed and has not reoccurred in the last 6 months or so.
Been living here for almost 2 years. It's okay. The floor plans are huge, and it's an attractive community, but I've got a couple issues with it. The gate (which according to the management, isn't actually for security purposes) never works. Whether it's the scanner that's broken, a mechanical issue, or the gate itself, it's always out of order. Currently, the gate is damaged and bent (most likely from a car), and the management doesn't have an estimation of when it will be fixed. I get it, it takes time...but when I called to find out more, management didn't apologize at all...the woman just told me that 1) it's not for security purposes, 2) there's another gate that works, and 3) any crime that's happened in the neighborhood (most recently, a murder) wasn't from an outside intruder, but rather a resident. So, that's nice. This isn't all - the pool is frequently out of order as well; it was last broken during the labor day weekend. Other things to consider - they have valet trash, which is a blessing and a curse. It's nice having someone take my trash out for me, but the downside is that often times your neighbors will leave their trash out on days that it's not collected. This results in your breezeway smelling like hot trash for a couple days, and I've also seen a couple rats scurrying around. It is relatively expensive living here, and my rent did increase the second year. It was annoying too, because I originally negotiated a lower rate with the manager...but when I renewed my rent, they didn't honor the rate the manager had promised me. It was only about $10, but it was the principal that bothered me. If you have AT&T, you won't have any signal in your apartment. Not sure about other carriers, but you'll often see your AT&T neighbors sitting on their porch to get service. The location is nice - it's a short drive to Sanibel, and to the beaches. It does take longer to drive to other popular locations in Fort Myers, but I honestly prefer being on the outskirts of town. It's a good apartment, and I'm generally happy here, but, like most apartments, be prepared to deal with some maintenance issues.
The grounds and the buildings look nice, but it's over priced and the and the infrastructure is old and not insulated well so you can hear the neighbors doing EVERYTHING 24 hours a day. The front doors are not aligned properly so you have to slam the doors to close them so all you hear is slamming doors 24/7. The main pool and club house are nice and the location is the best feature but you pay for it.
overpriced, and not very friendly office staff made everything a hassle.
We also have major issues with our neighbor smoking downstairs. We can't leave the windows open because its so gross. Everything else is good, but it is pretty overpriced.
