I started living here back in Jan 2015. At the time, this was Landmark at Medical Center. It wasn't the best apartment but was good. Old but nice. Priced very well. Lovely staff and management. Sometime in the late spring/early summer, it changed owners. That's when it became The Branch at Medical Center. That's also when things started going downhill. Their first act was to install solar panels on the roof. As I live on the third/top floor, this was a rough time. Constant hammering and drilling. To top it off, I don't even benefit from the solar. It's for the outside lights and elevator. I appreciate that the management want to “go green,” but some effort should be put into making the actual apartments, not the common area outside, more energy efficient. We have single pane windows and a skylight that has been painted over. Replacing those would help immensely. Also, with the recent renovation going on, someone should look at the insulation currently installed because it’s not doing the job. Finally, some new AC/Heating units would help. In August, I submitted a maintenance request. Our ceiling fan/light was loose and looked like it might fall. As I write this, it is 25 Nov 2015. This is still not fixed. But when the apartment below us experienced a leak in the ceiling, they sent maintenance up to our apartment. They asked if we had a leak. We didn't and told them as much. Next day, they come back and insist on entering to look for a leak. After 3 hours of wasting our time, they find no leak. They do ask that we not use our water though but provide no estimate as to when we might be able to use our water. Fast forward a week. My girlfriend and I leave for a weekend trip to Houston. We get a call on Saturday from the apartment office. They entered our apartment without the 24 hour notice mandated in our lease. In doing so, they set our alarm system off (we have ADT). They also didn't ensure our pets were secure while this was going on. They claim they left a note on our door and that they didn't know we had pets. Monday, we confront them. We tell them to open our file, because we filled out all the paperwork for our pets and alarm system. First two pages are, in order, the alarm paperwork with their code and our pet agreement. Tuesday, we get a call from the manager insisting that it was an emergency entry, which is allowed in our lease. This is completely the opposite of what they claimed Saturday. I wasn't mad they entered to check for a leak. I wasn't mad they set the alarm off. I was mad they endangered my pets when I was 3.5 hours away. Read the file for potential issues like this before you send maintenance folks up to someone’s apartment, especially if the residents have had no notification that someone will be coming inside. To top it all off, they are renovating empty apartments. I pay $850 a month. With new paint and appliances, they will charge around $1200 for the exact same place. It's still poorly maintained and insulated, so expect to pay $300+ a month in electric. The surrounding area isn't great. They leave dead animals in the parking lot for weeks. I could go on but the bottom line is this. DO NOT LEASE HERE. It is terrible. They have a lot of work to do before I’d ever consider recommending it to anyone, much less lease here myself.
This is the absolute worst place you could ever live. DO NOT MOVE HERE! WORST CUSTOMER SERVICE, WON'T EVEN RESPOND MAINTENANCE, HORRIBLE COMMUNICATION, BAD MANAGEMENT! The Branch At Medical center formally The Landmark at Medical Center has the most unprofessional management company ever Presidium Group sucks! Besides living next to drug dealers and in a high crime community (Check police calls for service yourself there here all the time). Nothing is never consistent, pools never clean, submit a work order forget about it they will never respond, all improvements is at the benefit of the owners do not be fooled. Everyone who works here is rude and unprofessional. You will never be more frustrated in your life! Do you and your family a favor and do not even visit this horrid place. STAY FAR FAR AWAY!
The management has changed 3 times in 2 years. There is no communication between management and many things get neglected including: 1. maintenance requests 2. things claimed to be noted ie. change in pet residence but continue to charge. 3. basically, things that will cost YOU money The worst part of living here is dealing with the horrendous attitudes of the office workers. They are a nightmare to deal with and become progressively worse the longer you live here. I would have recommended this complex when Venterra was here and it was still called the Landmark, but I don't feel comfortable calling this place my home. I roll with the punches in every aspect of life, but this place makes me feel like I need to throw some back. They do not care about the residents nor treat us like this is our home. They let contractors make a mess of our living quarters and then refuse to clean it, even though THEY hired the contractors. They've left broken glass (I'm talking 4 ft diameter glass shatter) all over the middle of the lot but never cleaned it bc the entance THEY go through was unaffected by it. They don't work with you, they treat you like a burdensome customer.. which you end up becoming because of their piss poor attitudes and lack of work ethic. And since they've started making changes to the buildings, air conditioning bills in a 1 bedroom apartment have mysteriously risen to about 180 dollars per month to keep the air at.....80 degrees... c'mon people.. you could cool a small house for that. Don't be fooled, it's not worth your money.
Don't not move here this is the ghetto. Also check out how they try to fake there reviews. Yes calling you out Reginald Rolla he gives them 5 stars. Then he writes fake reviews on the competition near by and gives them 1 stars.
Lived here for a year and definitely not renewing my lease. When it used to be The Landmark at Medical it was a good apartment complex. Staff was respectful and great always respond to your needs right away, also was family oriented but with new management it went down hill. I don't hear from the office unless I contact them. They talk about being Eco friendly but their way of communication with residents is leaving paper form/notices on doors. Half the time I find them thrown on the floor. The old management was really good with emailing me and calling me with any concerns or questions. I don't recommend these to any body especially with children. The apartments have fly and maggot infestation and all they do is tell you sorry that's everywhere. And leaks on the ceilings, overall this place is a shitty complex.
