There are some definitely ups and downs to living here (as there are anywhere), but there are some that stick out. Especially to someone who didn't grow up in the Overland Park area in the heart of Johnson County. Some people have had issues contacting the office (calling multiple times during business hours and being sent to voice mail) as well as issues with the companies website (one bug led to my husband and I having a late rent payment and being charged a $50 fee). This is also the first apartment I've lived in where you cannot really use the club house space. I lived in several apartments as a child and have memories of my birthday parties out by the pool. This is not a place where such memories could occur unless you're entire family and all of your friends lived in the complex and even then it probably wouldn't fly. The complex is pet friendly and there are ample stations provided (poopy bags included) to pick up after your pets. This however doesn't mean that residents use these and there are often mine fields to be walked through while taking your furry friend to do their business. The company that built the apartments built them fast. The original paint is quite thin and comes off easy. The carpeting is not a high grade and I had to use a hammer to beat down the tack strips in my living room so we wouldn't get poked ever time we walked into the space. The new management seems to be addressing said issues well. We have noticed new carpeting being put into apartments when residents move out and hopefully the paint being used is a high grade. (There are several chips on our walls from the couch and mattress when they were moved into the apartment.) Also, the price of rent in some units is climbing higher for what seems like almost no reason. Our 633 sqft. apartment is not more expensive than some larger than it.
Since I have lived here for a year come November 14th, my experience with this place as been loaded with ups and downs. I've written favorable reviews and then changed them to the worse because of things happening and then they only get better again. Since things in the past don't matter as they've been fixed, here is my final review, as a resident that has lived here for a year, and will continue to live here. The Good: *Luxury finishes and fully loaded kitchen and bathroom. *SO ENERGY EFFICIENT. I live in a 633sqft apartment and the HIGHEST my electric bill has ever been is $72. And I cook daily and also use an electric amp for my guitar. *My neighbors are friendly. *walking trail right off the property that connects to a 26 mile trail in OP *Walking distance to multiple banks, restaurants, grocery stores, coffee houses, other gyms should you want one and short drive to places like CVS and WalMart. I can walk to Vintage Stock in about 15 minutes. *Awesome Flavia coffee machine in clubhouse loaded with all the fixings to make iced coffees, teas, cappuccinos, lattes, hot chocolate and more (I mix it all up, place in fridge, let cool and serve over their ice they keep in the kitchen for the iced coffees). *The clubhouse has always been phenomenal. Billiard tables, shuffleboard, awesome computer/lounge room with modern technology and courtesy printer free of printer charge. Huge flatscreen tv allows me to lounge and watch HGTV and enjoy a cup of coffee in the mornings. *Business center *Well-kept pool. Carwash station that has an air pump and vacuum *Office staff is so attentive now. It's cleaned up its act a lot and everyone is so prompt and friendly. *Prompt repairs. *Putting green *I love the new speed bumps they installed because now I don't have maniac drivers racing down my area trying to act like they're Paul Walker and Vin Diesel. *Staff get ON to people and make them stop being nuisances immediately and their no smoking policy is strict. If you see someone breaking the rule, report them and they're warned immediately and then evicted if they're caught again *New police on site always. Very friendly and I've already seen them arrest someone for being an idiot. *Laundry rooms have storage and renting a washer/dryer is very low and they're energy efficient. Not dated. *Walk in-Closets are awesome. *Bonfire pits outside and resort-like lounging surrounds an enormous flatscreen I've ever seen. They have movie nights out there for kids, they show the games and have cookout parties. *valet trash, enough said. *The staff has never made me feel like a problem although for a while I had to complain about a lot of things *The staff was so kind in working with me on a little bit of a problem I came up with as of recently, and they literally came to the rescue with their kindness and saved me a LOT of stress. *Decent gym filled with all your basic needs including treadmills, ellipticals, free weights, mats and more. *Restroom in clubhouse/gym area The Bad: *The rent IS going up for some of the units and they are starting to get on the pricey side *Some people living near the pond are having issues with little house spiders. But I keep my apartment well dusted and cleaned. *Some people facing Riley street may get whiffs of the smokers that have to stand on the sidewalk off the property to smoke, tenants by pool/carwash may find it noisy. *Not enough natural light. *Sometimes doors slamming is an issue due to a cross breeze in someone's unit *Expect to hear loud radios from cars that sometimes can wake you up. Overall I love this place. It's been a love/hate relationship but after some fixes and the manager cracking down on people, it's official that I love it here. It's calm, roomy, and relaxing. Plus Buffalo Wild Wings is within walking distance so I can watch the UFC fights and not have to drive and I can have a few.
I use to love staying here. But I'm glad to see I'm not alone in the following comments. I don't like the new management and the place is way overpriced for the room size you get. Car wash has been blocked off forever for I have no idea why. People smoke on balconies and tenants blast tvs. Walls are superthin.
Came home tonight to find 2 girls dancing on the top of there car - music blaring - drinking - tried to call security but when you call the main number there is no security - there is a dog in my building that tries to attack my shih tzu at least twice a week and has no business living here -
Overpriced door handles fall off. Liked the old maintenance people. Overall Uncomfortable Atmosphere.
