Hello!

I know the room search is treacherous and difficult, so I'm going to try and be as detailed as possible.

ABOUT ME/WHAT I'M LOOKING FOR:

• I'm a twenty-something entertainment journalist working in Midtown from about 10-6. When I'm home, I'm honestly usually watching TV or cooking. I'll have a friend over for dinner or drinks once in awhile, but I'm pretty low- key. I go to concerts or out with friends on the weekends, but I don't bring the party home. If you have a small dog that is house-trained, let me know, but otherwise, no pets and no smokers, please!

• I am clean and organized, so I'd like to find people that will be courteous and clean up after themselves. We don't need a schedule or anything, but picking up paper towels when we run out, taking out the garbage, sweeping the floors, etc. as needed is important.

• I am looking for two FEMALE roommates, preferably in their 20s or 30s, with full-time jobs that are committed to ONE YEAR (through July 1, 2013).

• I don't mind if you have friends come and stay, but no live-in boyfriends or girlfriends, please! The living space here isn't huge, but I'm looking to buy a futon or a few small pieces to fill it and I'd love to redecorate with someone.

• We don't have to be best friends, but I want to be comfortable at home. Catching up after work or sharing a glass of wine over TV would be great, but isn't necessary. (If you're obsessed with Revenge and Once Upon a Time, even better!)

THE BUILDING:

• Normandie Court is a luxury elevator doorman building located at E 95th and 3rd Ave.

• There is a Chase ATM, pool, and fitness center/club in the building. Gristedes and Rite Aid are literally a two-minute walk.

• A package room and multiple laundry rooms are right downstairs. Laundry and dry cleaning services are also attached to the building.

• This apartment has been passed down from roommate to roommate for about 10 years, so the rent is low for the building! It it is a converted 2BR with 1.5 bathrooms.

• There are hardwood floors throughout the apartment. Appliances were updated just a few years ago -- including a dishwasher!

• Air conditioning and heating are built into each room with individual temperature control.

• The building requires a $50 credit check fee and a $300 application/lease fee, and the security deposit goes directly to them as well.

• Utilities aren't included, but typically run about $85 total for ConEd and cable/internet (including DVR and premium channels).

THE ROOMS:

BEDROOM #1: $1250

• 11x15 with an entire wall of windows and a closet that spans almost the entire length of the room. It is huge!

• There is a ridiculous amount of floor space. You could easily fit a queen- sized bed, couch, dresser, and a small table and still have room!

• Cable and DVR will be included in the room if you'd like! Just bring your own TV, of course.

• This room is completely unfurnished, but the closet does have built-in shelving.

BEDROOM #2: $1165

• 10x11 with an entire wall of windows and its own half bath. (It is not attached, but the bathroom is all yours!)

• Queen-sized bed with pillowtop mattress is included! I also have a wardrobe that you could use if you don't have one already.

• The entire hall closet is yours to use, as the room does not have a closet. The closet is the size of two regular closets though, and also includes built- in shelving up top.

• Again, cable and DVR will be included in the room if you'd like! Just bring your own TV, of course.

• While this room is smaller than the other two in the apartment, it is plenty of space -- especially by NY standards!

Overall, this apartment is great. Although it isn't super modern (it hasn't been renovated like others in the building), the rent is much lower, the doormen are great, and it is very safe. There are great restaurants up and down 2nd and 3rd Ave, and the 96th St. subway is a three-minute walk! I'd like to get everything settled in the next two weeks, as paperwork takes a bit of time to process. Please let me know if you have any questions, and I look forward to meeting you!
