PLEASE READ THIS WHOLE AD BEFORE RESPONDING

I posted this studio a few weeks ago but unfortunately the person that wanted it didn't pass the application process (Up to the leasing office, not me). I am reposting this amazing downtown studio in hopes someone will take it by June 1st. However, I am flexible for the move in date.

For the location and size, this is a great price. 14 ft high ceilings, 12ft wide window, room for a king bed, dining room table, desk and maybe a couch depending on how you lay it all out. Full kitchen (bigger than most in full- sized apartments), dish washer, garbage disposal, large bathroom, and 2 ceiling fans. This place is handicapped accessible. I'm very sad to be moving, but I am going back to school and have to cut my hours working, and cannot afford it anymore.

Basically, you would be taking over my lease. The lease goes until December 31st. You would fill out an application and pay a $30 application fee to the office. You must make twice the amount of rent (so minimum $1700 per month). Some of this can be declared as a gift but needs to be verified by fax. They will also fax verification to your employer so make sure you know you work's fax number. You must have good-standing credit. I don't know what the minimum score is, but you can't have any collection agencies after you. You also must pass a background check--they look for drug and assault related felonies (and prostitution). No dogs allowed.

I will be setting up viewings for Friday night from 7pm to 10pm and this Saturday from 10am to 3pm. If you are interested in this place, please respond with:

BEFORE YOU COME:

Please download and fill out an application at www.900fstreet.com. There is a $30 application fee (Check made out to 900 F St Apts.). The security deposit is $300 (check made out to me, Geneva Porter). If you think you might take the place, please have these checks ready.

WHEN YOU COME:

First come first served. You can turn in the application and fee to the office on Saturday, but if you want me to hold the apartment, I will need the security deposit. I will not cash this until you have passed the application process and have confirmed you will be moving in. You can put a hold on the check at your bank if this makes you uncomfortable (so that I will not be able to cash it until you verify with your bank).
