I'm about to move out of the Olivia, so I hope my review is relevant and fair. Overall, the building management has kept the building up to date. They recently renovated the rooftop, gym, lounge and lobby. All common areas are generally something people can be proud of when having guests over. The units themselves are a little more outdated, though I know they've been remodeling some units. The location is both excellent and horrible at the same time. You can get ANYWHERE so easily from here. The ACE is literally at your front door. The 123 is a block away and so are others. Penn Station is across the street. You'd be hard pressed to find another luxury high rise with such great proximity to transportation. Now the horrible... there is no local NY neighborhood feel at all. You walk out the door and are welcomed by the post office, Penn Station. Duane Reade, horrible tourist attraction bars, TGI Fridays, Chipotle, etc. etc. If you want to have any sense of a real neighborhood with cute restaurants and bars, you'll have to walk uptown to Hell's Kitchen in the 40s, or to Chelsea in the lower 20's. Not a huge problem, but you are paying a hefty price to not be in a "real" NY neighborhood. I've heard several less than flattering reviews about management. Maybe they were true before, but for the most part, they've been responsive and fair to work with. Also - this is a NO FEE apartment, so don't have an agent bring you here. In the winter and other times, they may offer an incentive. If you bring an agent, your agent will be rewarded with that incentive.

I lived at The Olivia for 3 years. The doorman and building features (roof deck, gym, workout classes, events) are all great. However, the management absolutely ruined my experience. Upon moving out there was massive water issues in the building. The communication during that time was horrendous. In addition, I was trying to schedule my move out and it took dozens of emails to get a single response. My roommate and I had to email, call, wait outside the office just to try and follow proper move out procedure. We had a going issue with our rent that took 3 months to resolve because we did not a single receive response from anyone. It was beyond disrespectful how we were treated when paying to live in a full amenity building and I would not recommend anyone live here.

I stayed at the Olivia for a 12 month lease. It was a decent apartment- home furnishing, design, and hallways are a little outdated. It very much reminds me of a college dormitory. The lobby and gym were nice, concierge was accommodating, and the rooftop was also a great addition. The rooftop offers nice views of NYC but management is way too strict with the rooftop use. They do not allow residents on the rooftop after 11PM or so and will not allow for the space to be used for any get togethers or small parties. It's ironic because as much as the Olivia feels like a college dorm, the rooftop area is really treated more like a bootcamp. For the money, I think the Olivia was a little too expensive (especially when they do not give their residents the freedom they deserve). On a positive note, the location is very close to most of the subway lines in the city. My problem is with the management at this apartment complex, which is a very important part of a living experience in NYC. They really lack the customer service needed in the type of luxury apartment that the Olivia tries to represent (their slogan reads "Live Above it All" for crying out loud). The building manager is very lousy and hardly responsive. There were numerous times that I tried to reach out to him for problems and it was like he disappeared off the face of this earth. Also, the friend referral program that they offer for $500 should be labeled false advertisement. I referred a friend (towards the end of my lease) who signed a lease and Stonehenge management promised me the reward. Then the management cunningly used their heads by waiting till my lease was over and said that they would not give me the referral reward since I was not a "current resident." Now that is simply bad business. I would not recommend this apartment, there are far better ones in the price range throughout NYC if you search around. Don't settle here.

I have been at the Oliva for over 2 years and it is by far the best building in which I have ever lived (out of 6 in New York alone). They have a very convenient laundromat and dry cleaner directly inside the building and it is never overly busy. The doormen are very friendly and helpful--especially Gus and Sandy, and the lobby even has a pretty waterfall that I can admire every evening when I return home. The building is also equipped for ultra-high speed Internet service from both Time Warner (DOCSIS) and Verizon (FiOS). All the appliances are in good working order and the views are gorgeous. If you are looking for a studio, the D units are a bit more spacious, but the M units have a gorgeous open kitchen that you will otherwise only see in a one bedroom.

I've been living here since 2009, and I don't have anything bad to say about this building. The views are awesome, and the gym on the 36th floor also has great views and isn't too crowded, so if you just need the basics, its perfect. There is also a roof deck on the 36th floor and its great for just hanging out in the summer, or tanning, or entertaining guests. The staff are very friendly, fast to help with any issues, and I really like the web-based maintenance system. I think the only gripe I have is about the rapidly increasing rents, but that may be more a NYC thing.
