High prices, for average quality. Floors are wood (and old), so you can easily hear neighbors walking/stomping upstairs. Poor quality appliances and fixtures. Small parking spots. Management is poor; one is perpetually angry, the rest are just apathetic. The kicker for me is that my first lease renewal offer came in today after being here for 9 months. They are asking for a greater than 22% increase in the rent!!! The renewal "offer" is much higher than the going prices for this unit on their website. WTF?? Apparently, gouging with a straight face is the way this place works. If you are considering this place, know that they are only after profits and definitely not your respect. Update - As expected, these crooks charged me $200 in cleaning fees after leaving my apartment professionally cleaned. I'm fed up with them, but at this point, I'm just happy to be away from that hell-hole. The website gives bogus reviews of the complex. I never got a chance to provide them a review. They are liars and cheats. If you rent here, you are a fool.
I have lived here for about 1 year now. The management has been friendly and the staff has been quick to respond to service requests. The neighbors are fairly quiet and the proximity to BART/Central Fremont has been nice. I don't like the trees that sap heavily and get all over the cars, they should have selected different trees when building this place. Although, I have never rented an apartment in this price range with decent appliances. I will renew my lease.
Unreliable management and security is terrible. Cars get things stolen off of them and the gate is always broken. Don't bother asking for them to fix things because they say they're not in charge of security and will do nothing about it. Terrible experience and just want their money every month. If you love people steal things off of your car this is your place to live!
This is my 3rd apartment complex that i've stayed in. Alborada is a pretty nice place, and I find it to be one of the better apartment complexes in Fremont. It's right across the street from the school for the deaf & blind, and on the other sides it is surrounded by another apartment complex and two condo complexes. It is about a 20-25 minute walk to the BART station, which i've walked to numerous times. It is also close to Lake Elizabeth/Central Park, which is excellent. The complex itself is very quiet, which was great for me because I have an odd work schedule. Only on occasion did I hear kids/babies screaming or dogs barking. Sometimes, though, people allow their doors to slam shut which reverberates throughout the whole building. I didn't have any problems with maintenance - the only thing that broke was the refrigerator/freezer which wasn't working properly. The maintenance team shortly thereafter brought me a different refrigerator which has been working great since. I lived on the 3rd floor in a unit that faces the hills - although my view wasn't great, it was at least a view unlike other units in the complex which directly face another building. Helmi, the property manager, is pretty nice but straightforward. The reason why I am leaving is because they are raising my rent in my 1 bedroom apartment from $1690/month + $25 for reserved parking spot to $1810 + $35 for parking. Recently, rents and real estate prices in Fremont have gotten out of control, so I was forced to look elsewhere. I decided to move to Dublin, where rents seem to be a bit cheaper for a similar product. Dublin also seems to be a nicer town than Fremont with more young people. I don't really have anything bad to say about Fremont, except that it's pretty boring. There are lots of restaurants to choose from, but good luck getting there as traffic (especially during rush hour) can get really bad. Many stop lights are not timed properly. Be careful with the drivers in Fremont - there are many people that are not from the United States that drive here - so they are either new drivers, or are not used to driving in California. Overall, Alborada Apartments is a nice place that I would recommend, just try to get a unit that is in a good location, but don't be surprised if they raise your rent at the end of your lease.
