I have rented many apartments throughout my career all over the United States. I have never had a more strange and unpleasant experience than the lemon I rented at Zona Rio. I'll start with the POSITIVES: when the sun is up (and only then) the location is convenient with a bike path, grocery and even a few restaurants in walking distance; groundskeeper is down to earth and does his job well in my experience and communication with him. THE NEGATIVES: The most depressing part of my 6 month sentence here was the condition of the apartment upon move in and several examples of false advertising I experienced not to mention the neighborhood takes a turn when the sun goes down; My line of work forces me to lease before arrival so I can get right to work after a move, I communicated with the leasing office to send photos of the apartment before hand. As expected, the photos revealed a lower quality of the domicile than what they show in website pictures & videos but still acceptable for the temporary accommodations I needed. It was in the 36 hours after move in that It sank in that I had just rented a Lemon. The paint is cheap and its is evident that a layer is added hastily before every new tenant (porch door was painted closed, walls are soft to the touch, wooden folding shades have been painted so many times they physically cannot close completely). COOKING RANGE/STOVE was so corroded that it was impossible to use as it would flood the apartment with smoke and fumes even at the lowest settings(replaced in relatively timely manner after multiple complaints). The finish on the CABINETS was so worn and degraded that it stains your hands with a yellowy powder upon any contact (which I assume I have also been breathing the past six months). DISHWASHER drain wasn't working great, turned out to be full of broken glass. Icing on the cake was the discovery of a PRE-EXISTING ANT INFESTATION the second day under and actually inside of the bathroom sink. They offered to coat the floor boards with pesticide as a solution but with the non-existent ventilation in the units, I wasn't feeling partial to inhaling bug poison every day to add injury to insult. So I took it upon myself to lock all food in air tight containers keep nothing on the floor and mop everyday while spending my own money on counter-measures. If you're wondering why after all these discoveries I didn't just up and leave, it's their $2000+ 2 months worth of rent charge to cancel a lease after it's signed. I was almost willing to pay it but decided to man up and sleep in the bed I made so I could still pay for my upcoming wedding. Management was willing to negotiate due to the comically poor state of the apartment down to only a $2000 penalty to move after only 2 days as a resident. I couldn't stomach such a waste of money, though in hind sight life I truly wish I had. I went on to have my prized 500 lb workout tire STOLEN from outside my bedroom window while inside using the bathroom. CAR ALARMS are going off almost constantly. Some residents who are repeat offenders have never faced consequences (lease threatens termination for theft and vandalism). I've even had an ARMED STRANGER knock on my door and attempt to enter my home in the middle of the night which was another case that required me to involve the police. LAUNDRY ROOM experienced severe water damage a few months ago, hasn't been cleaned or repaired so it smells like a mildew coated sock and floor is visibly soggy. SECURITY is a joke, both gates are regularly broken & left open and the code has never been changed. The CROSSFIT GYM they boast of is in a padlocked shed, is not actually owned by the complex and only accessible during classes, which I have never even seen take place. When I though my suffering was nearly over I discovered that my many conversations and emails explicitly stating my intent to vacate when the lease expired do not qualify as "notice" and I have an obligation to pay another 2 months of rent for an empty apartment which they will most certainly still rent for profit anyway during that time.
NOT STUDENT FRIENDLY. The apartment I lived in was nice only because the apartment I moved into was totally redone as the AC unit leaked into the apartment with previous tenants and they had to completely redo it so I was "lucky" in that aspect.However, this apartment complex is not student friendly compared to other apartment complexes. The issues started before I even moved in as I had signed a reservation sheet saying I was going to move into a second floor apartment, but when I arrived with all of my belongings OH, looks like we only have third floor apartments available now and so since my back was against the corner I had to take what they had.They also are willing to make "amendments" to the lease forms ONLY when it is in their benefit. For example, I was trying to get a move out date earlier than anticipated simply because I was offered a job and I had to move out of the city by a certain date. No, they won't change the lease. BUT, when I brought up the issue that they had try to sneak 2 extra weeks of rent into the lease (it said that I had signed a 12 month lease but the dates were 12 months and 2 weeks), they were willing to make an amendment because they had "messed up", yet, when they could have made an amendment to help the students out they didn't (their argument was that they had no legal justification, although I had signed the reservation form 3 weeks in advance so there was legal justification to amend it to the dates I wanted).The neighbors here are great people, very friendly and they will knock on your door when you first move in and ask if you ever want to hang out just let them know. However, if you are a student I would recommend looking elsewhere.
Place is a dump, definitely sketchy for females just FYI don't walk around alone.
HORRIBLE EVICTED MY DAUGHTER AFTER SHE MOVED OUT!!!!!!!! AND SHE PAID HER RENT. VERY UNRESPONSIVE DO NOT RENT HERE OR FROM MEB
Worst apartment experience ever. The upstairs unit leaked sewage through my ceiling and I had stay at a friends house while they fixed it and they refused to even discount my rent or make other arrangements. Ghetto and infested with cockroaches, and to top it off they charged me some $50 fee after I moved out and sent it straight to a collection agency (trashing my credit score), without even sending me a bill or phone call.
