I've lived here since 2012. My son has been going to the after school program for the last 2 years. He likes it and our apartment is nice and has a lot of space. We love living so close to Down Town and being able to call the ladies in the office for recommendations on places to go or for any issues that we have maintenance wise. We have recommended this place to family and friends.
they are tax credit apartments so some rates are lower than others. I went and looked a town home that wasn't the model and it is decent. Some ceiling fans don't have lights so I would have to get lamps but the apartment is huge. application fee is cheap and deposit is only 250.00 they didn't have anything available for me until August :-(
Staff at these apartments are crooks. First off my apt I rented looked nothing like the model unit. I was not able to view my apt. I was told i couldn't get the key unless I signed over lease. So I signed. And when i arrived at my apt it was a complete nightmare. Carpet upstairs had stains eveywhere. Bathroom minolium had nail polish stains which were permanently on. Window screens missing,oven burners missing, no microwave and roaches eveywhere. I had called to make repairs but the maintenance never showed up unless it was life threatening. They would update repairs but never show up. I worked at home. I lived here for two years and never had a carpet clean or replaced i requested. I paid rent every month however when i moved out i was charged 957 minus my deposit of 150. I was charged for carpet stains that were there before i moved in and half of my rent which i PAID. The apts have the repairs as completed however maintenance NEVER showed up. I called Diamond Hill and spoke with Brandy and she said with her own words "the units are AS IS" and then hung up in my face. Do not live here if you want to get screwed at the end. I WILL dispute this on all 3 credit bureaus. And i will have this non sense removed. So prospect tenants beware. The units are as is and you get what you get
This has to be one of the worst complex's in Texas. I have lived here for 18 months now and can't wait until my lease is up the manger of this property is rude and bold , she doesn't have the skills or manners to be a manager , but I guess after 4 different ones in under two years this was the best they could do. The trash is always on the ground because they only have one trash area for the entire complex. The maintence staff needs to be trained more on fixing problems in the homes instead of patch up work. When you fill out your contract it is not told to you that cable at 47 .00 a month is only for one Tv and if you get more boxes from the cable company you will have to pay for the boxes and a new service plus still pay the 47.00 dollars as part of your rent , the sewage bill is ll ways higher than the water the entire bill ranges from 70-100 bucks a month. the after school program for the kids is up to the manager if your child can go or not my wife and I work everyday and we have a 9 yr old girl and Brandy to the lady that runs the after school program my daugther that she couldn't attend because of a dis agreement with my wife who doe's this and if she can't go there and something happens to her then what will she tell me then she is very unprofessional. If you pay market rent then this is not for you or your family ,consider moving somewhere else.
This place is running a SCAM. It is the worst experience. I just moved to Texas starting a new job and at the same time looking for a place to rent. I applied on the first week of May 2015. After several days, I called them almost everyday to follow up on the status. Each time I made a call, Sonia did put me on hold for at least 30 minutes, and could have been longer if I did not drop the call. She did it again and again, putting me on hold with no plan of picking the phone again. Or asked for my phone number with no plan to call me back. This happened within the 20 days of calling them. My instinct is telling me that something was not right. But since the place SEEMS like an okay place from the outside, I waited patiently. Oh, I have complete documentation of my phone logs to prove it. Sonia, the property manager (don't know the right spelling - haven't met her) may sound nice but one of the most unprofessional and unethical person I have met. Last week of May, my family was set and packed all our stuff ready to move and join with me. Paid truck rental and everything. I called them and she said I got denied (after 30minutes of waiting on the phone) and will get a letter for an explanation why within 15 days. For the record, never got the letter. I expected my refund to be returned immediately. I have been calling them and they did the same thing. Put me on hold with plan of picking it up. Or asked for my phone number with no plan to call me back. It is now September 2015 and didn't get my refund. I called today, 9/3/15, intentionally acting nasty to the lady because being nice to them gets you nowhere. The lady reviewed my files and after putting me on hold every few minutes or so and said that looking at my file, I could not get my refund because I got approved and I cancelled my application. Did I hear it right? Yes, I sure did. What I said is just a summary of the worst nightmare one can have. For EVERYONE'S info, most of their properties are income restricted housing. It means they maybe sucking some taxpayers' money. Since most of their properties are under some federal housing guidelines, I am planning to take action to a higher level so this won't happen to another people. The deposit may not be much but the damages they have caused on me and for sure to some people are priceless. I will try if I can get the attention of the local news. Stay away as far as you can.
