RENT COULD BE CHEAPER FROM WHATS EXPECTED OTHER THAN THAT ITS OK. It's not a bad starting apt complex, beside the ac breaker needing to be switched on and on or the toilet needing to be unplugged and the parking can be a bit ridiculous. Ive seen worst, personally i stay inside and rarely go out, so any of the "outside" isnt bothersome. The only thing thats scary is leaving early in the morning and seeing people dig through the trash cans for items, but come on that's to be expected Especially in this area. The rent is cheap, could be cheaper since it's in a rough area. Great place for meth addicts, and also a great place for students to just live and continue their education and save.
Upon moving in I did suffer a bit from "buyer's remorse" as my apartment did not show like the model with upgraded flooring. I have old linoleum with multiple cigarette burns on it and cigarette burns on the side of the bathtub; I can only assume the prior tenant was not equipped or knowledgeable about smokers using ashtrays. There are a number of feral cats around the dumpster's but that's a general problem throughout most of AZ. The homeless a/o indigent do go through the dumpsters at night but they don't pose a threat to me. The complex is well lit and the landscaping is really beautiful. The staff is friendly and receptive, wish I could work here. I love the floor plan and the spacious feeling it has. I'm happy with my little home and hope I will be here for a great length of time if the circumstances remain the same.
2 weeks after moving in we had to pack everything back up so they could spray the apartment for Roaches. They had done an inspection previous to moving in without telling me and the result was to spray. I even asked if my apartment was going to be sprayed before I even submitted an application because the stupid girl in the office had the balls to warn me that all the buildings except the front portion of them have roach problems but assured me the front was fine. About 2-3 month's after moving in my front window was broken into by a crazy old guy that wasn't taking his meds. He broke into 4 apartments, all the management did was follow the guy yelling at him watching him picking up rocks and breaking peoples windows and going inside their homes. I have also been harassed by the security guard for riding my bicycle around the apartment complex. I rode it all day long on and off, I rode past management office 100 times, waved to nearly every maintenance person I rode past. When the sun went down and the security officer Ron came on duty he drove up to me doing about 20 mph and stopped right in front of me. When he got out of his car he pulls out a flashlight and shines it in my face and starts yelling and questioning me for riding my bike on "His property." I told him to back away from me or I was going to knock him out so he did. I started riding off and he got back in his car and followed me for 10 mins riding my bike around the complex. I went outside the complex and he continued to follow me out onto the streets. The police showed up, verified that I lived there and yelled at the security guard for 30-45 mins for calling them when he shouldn't have. They told me the same thing, he shouldn't have been doing his job the way he was doing it. Oh, and if you don't like cat's or are allergic you might want to be weary of the 20+ stray cat's that roam these apartments and balcony's and piss all over them. Would have also been nice if the apartment had been cleaned before I moved in. There was small traces of blood on both bathroom mirrors, every door in the apartment stuck and when I reported it to maintenance they said there was nothing they could do. They also couldn't do anything about the shower door that had a halfway broken handle that should have at the very least been removed but was not and never fixed. They said it would be replaced maybe but it never happened and I was never contacted back. I also had a huge issue with a neighbor not putting their dog's on leashes when they walked them. They would attack any dog they came across and the owner would just yell at them and try to get them back inside her apartment as quick as she could. When I told the office they told me to call the cops next time, when I called the cops they told me the office has to enforce the no leash on the property rule and fine them themselves. Overall this place is a headache. The area is terrible and unsafe. The management company is pretty awful. The back apartments are full of drug addicts and drug dealers, I am constantly watching unfamiliar people walk from the back apartments and stop to shoot up drugs behind the dumpsters before leaving the complex. The only person who is of any help in the office and actually is trying to do their job is Marc.
These aren't the worst apartments but they DO have a cockroach problem and they don't enforce pet bathroom policies very well and there's an overwhelming pet feces smell .They look livable inside and out but with all the people picking through the dumpsters it's a little scary at night and the early mornings. Also (most important) the dryers are always broken and hardly dry clothes. Management has always bin polite to me and maintenance always filled a work order within an appropriate amount of time. Not a bad to start.
I have resided at Ranchwood Apartments for about 5 months now, and not once have I had a bad experience. All of the office staff and maintenance crew have been extremely nice and eager to help if you ever have a question or concern. Any minor issues that may occur regarding maintenance, a work order is entered the same day and completed efficiently and effectively by days end. I plan to continue residing here for many more months (maybe even years) to come. :)
