I have lived in the Village Lake apartments for about a month. The application process was confusing, I was told I had to pay a $100 hold fee unless I registered online. I registered online, only to find that I had to pay a $45 "processing fee". This was an obvious money grab, and the manager I worked with acknowledged as much. If this wasn't enough of an insult, I still had to pay a $100 dollar upon signing my lease. Additionally, I was not informed that I had the option to pay a deposit as opposed to a surety bond that cost a non-refundable $87.50. Moreover, the manager that I worked with (Latoya Frost) made it seemed like somehow she had done me a favor by holding the apartment without paying the hold fee. When I informed her that the phone agent had told me reserving online was an option, she didn't have much to say. The final inconvenience was being informed that I had to go to the post office to get my own set of keys because they could not find the mail keys to my unit. It took well over a month for me to finally get my keys. It is quite hypocritical for Kettler Management to make prospective residents jump through so many hoops (Utility Set Up, Renters Insurance, Background Checks, etc. are all required prior to lease signing), yet be so unprepared on their end when it is time for the resident to move in. Upon arriving at my apartment, I noticed that the key to the deadbolt lock did not work properly. After finally getting the key to work, I went inside the apartment to find that the kitchen floor had dust and nails all over it. The bathroom floor was warped, a sign of water damage, and the bath tub and bathroom sink were dirty with bits of hair in the drain and the counter top. There were cobwebs on the window. This was all after Latoya Frost assured me that the apartment looked immaculate. One of the outlet mount plates had become unsecured from the wall. When the repairman came to fix it, he told me that it was a frequent occurrence. He suggested a more permanent solution to the management, but the management did not want to spend the money. I reported the issues on my move-in sheet. The leasing agent gave me a call apologizing for the inconvenience. Additionally, they have been willing to work with me on my transportation issues while I am getting my car sold. Unfortunately, the bathroom floor is warped(a safety hazard) and my oven developed a problem (there was an intense burning smell and smoke when it turned on). To their credit, the defects in my apartment have been fixed quickly, except for the bathroom floor. It took weeks to get that fixed. This does not excuse the unprepared state the apartment was in when I first moved in. Yes, parking is "gated", but currently one of the gate arms has been removed. Who knows when it will be replaced? You also have to deal with passive aggressive residents who think they have the right to claim a parking spot, and try to park as close as possible to you just because you parked in their favorite spot. The apartments themselves have a decent amount of space, but were clearly constructed on the cheap with paper-thin walls. The appliances themselves are cheap, antiquated, and unreliable. They reserve the right to take up to 30 days to make repairs, but will mark you as late if you do not pay the rent on the first day of the month (even though you have until the 10th to pay without a late charge). This, to me, is indicative of a profit first, people second mindset. Even though I was assured everything was in working order, it is clear to me that the staff did not take the time to get my apartment ready. It seems like the main concern is filling vacancies as fast as possible, with no regard to habitability and tenant safety. This company clearly does not care about their residents!
I would give this place a NO STARS. But it wasn't available. Since we've been here (July 30) all we've had is a horrible experience. We have a couple that are chain smokers next door. We don't smoke but everything we own reeks of it. The walls were white but they have a tan tint now. This is causing my whole family health problems. I was given air freshener. We've called security at least 6 times on the people above us (3 times in one day)and no has happened. This is the ghetto in my eyes. If anything changes I will write another review...well that's if we don't die first being smoked out and lack of sleep from the noise.
I was at my niece house and the maintenance man came in. He seemed to have a attitude and dido not want to speak. He fixed her problem in the bathroom. But was very uncomfortable to be around. He was not pleasant at all. Even when asking questions him questions he would not respond with a polite voice. That was my second encounter with him. And every time I have seen him he never seems happy to have a job or service the paying residents of the Huntington community. I believe his name is Bryan and I have seen him drive a silver Toyota camery. I ask my niece why didn't she call and report him. She told me that she was scared to report him because she had a upcoming inspection and he would be the one to conduct it and she did not want a bad report to come from him. Other than the maintenance guy everything seems to be ok. They have armed security at the gate and it is controlled access. And the parking spaces have no lines. Overall I believe it is an OK place to live.
TERRIBLE! TERRIBLE! TERRIBLE! Everything was fine after we had signed our year lease. However, within the first two or three months we started having an overwhelming pest problem that never got taken care of. Although it is their property, matienence is permitted to come in and enter your space without notice whether you were home or not and do a halfway job. They come by to "exterminate" numerous of times but never fully seem to fix the issue correctly they first time. They are happy to take your money in the beginning but fail to return calls or follow up on any paperwork or further processing. They constantly send you through loopholes and pass you on to other people to handle your particular concerns about matinence, transferring, inspections, and such. They only state their "policy violations" when a problem arrives. Certain policy rules and regulations are not stated in the lease nor are given to you in a written form for your personal reference. I do not recommend them to anyone.
This is the best apartment that I have lived in. I have absolutely no issues at all.
